To your point at 4:30; early on in the process, we provide prospective clients with an 8-page design questionnaire that covers most everything in a contemporary home. Not only does it develop a project scope, but it also forces homeowners to think about the spaces that they may not even have thought about.
One thing we've been doing is paying for cost-to-build quotes; by zip code where we bought land, so we aren't surprised by a cost we weren't expecting. (It happened on several cost-to-builds) It hasn't been the cheapest but definitely a wise investment in my opinion.
Thanks for the insight! We're just starting the process of builder research for a 2026 build. Sadly, most builders have terrible reputations and don't seem to be interersted in fixing that 😞

Sub contracting is the way to go if your state allows u to build without a builders license...
Just curious (as I'm a newby)... Do properties in Colorado Springs require a land survey be done before the plot can go on the market?
Don’t you need to get pre-qualified for a construction loan before you know what the budget will be?
Is it possible to take a large floor plan and to shrink it down to fit a certain budget?

Find a smaller floor plan and expand it to your budget.
Do you think most times when people give a square foot price it is based on heated square feet? I meAn the it’s hard to gauge the build cost for a certain size plans so you know where you even need to look based on your budget. I know some builders don’t like using a square foot price but buyers need a rough estimate to not waste their and the banks time.

I hear builders quote per foot as 'total sqft', 'finished sqft', 'heated sqft' and even 'covered sqft'. The big thing is just make sure it's as apples to apples as possible.
great vid! was told by a builder that banks dont do construction loans for 1 or 2 bedroom ,1-1/2 bath houseplans.TRUE??

I would say thats very bank dependent. Many times, smaller credit unions that are a bit more flexible will loan on smaller homes
And take that budget to a builder who will certainly take care of your money as if it was their own. How about this: take your builder a plan and get a quote....
80% of builders build garbage.... after your 1 yr. Warranty is out ... good luck$$$$....😂
