Kit homes, which includes modular and prefab homes, have evolved from "low quality" to some of the highest standards of construction. Other than the added benefit of being built in a controlled environment and drastically reducing onsite construction time, kit homes have also become extremely customizable with very attractive designs.
Kit homes now can be a better bang-for-the-buck when compared to a traditional stick-built home. These are my top 5 favorites that I'm personally looking at using in my next project.

    DUDE!!! I have lived in multiple rural areas and these kit homes are a scam. Me and my kids could build that $140k house for about 40k. The more rural you get the more we know how to do our own work or we know a few alcoholics and meth heads that will do it for cheap.

    Do you like small town houses? We are selling ours in eastern Oregon 4bedroom 2bathroom 1,300 plus square feet and built on shed. We are asking $315k. Oh and rent over here in our town for a house our size would be $900 per month.

    so instead of buy a kit home take $500,000 and burn half of it. Then go get a contractor and build you a better home and you will have a better house.

    600 bucks a square ft building cost is not a cheap option. It might be faster but where I live in NY one could stick build a palace for half that cost easily. Your cash on cash calculation needs to include RE taxes.

    I’m about to buy property. Several acres. No one in my family has owned property since the 1800’s. I’m 1.5 years shy of 60. Property ownership has been my dream since leaving the projects (a depressing looking place where poor tenants are herded. My brother lives in Vancouver BC, another dream is to one day visit him). I was told by my realtor that I can have chickens, bee hives, and…drum roll…a prefab home. Sadly no yurt permitted. This is all new, it’s like a big reserve or very wooded area. I still need to add a driveway, and a slab for the “house.” I been watching videos for hours and after watching your whole video, I AM HYPED!! I can’t wait to start. I’m taking pictures of everything. I don’t need a big place. I can’t wait now and I’m taking pictures during the whole process. I only wish I could find a place that used recycled materials.

    From what I understood from his other video, on bare land it would take about $100,000 to set things up, permits, hookups, digging, etc, that’s all before you actually put a house on top.

    Good luck with your project! I am just looking into this myself and it looks like you would at least need $300,000 for any sort of a combination. I did see one builder make a container home for under $80,000 but for inexperienced it will be quiet an undertaking. Not sure which way to go myself.

    Love the synopsis, Kai! I’ve seen success with my prefabricated tiny house that sits on a mobile trailer. These things are fairly affordable, quick turnaround and doesn’t require building permits since they aren’t permanently affixed to the land. Considering exploring your options too!

    Thanks for giving us a good list, but for my family's property in a rural area this is not affordable. A cost of $258,000.00 per unit for a tiny home on land we already own🤨

    Great video, Kai. Very informative, well researched and love the aesthetics. I was researching competitors for my business that’s similar to these and loved seeing a few I wasn’t aware of. And for those complaining about the cost, It is expensive but you get what you pay for. These are well designed, high quality builds done at a fraction of the build time. You know how the saying goes, you can have two of the three: price, quality, time. Here you get quality and time.

    Love it!!.. I got the land & a tiny cabin to stay in while I rough -it & work on my dream smaller yet modest home for long-term..one day retire in it & got 10/yrs to do it..(finish it)-&.. so, no problem.. then, take my tiny cabin the Amish built & turn it into a b-&-b.. for folks to visit the forest & enjoy the north woods.. thanks 4 sharing..     Great video. But electrical and plumbing was like 10seconds. Big cost I feel was left out. I know a Septic tank is about ten to twelve thousand dollars per house. Plus Tying into the electrical grid slash internet connection

    None of them this is at best highway robbery and at worst a con in my opinion and if you are really wanting to build you a home please look into a reputable contractor in your area that you want to live. If you don't know of any there are plenty of ways to find them from looking online to visiting your local Home Depot or Lowes or what ever lumber company near you. You could also look up architecture firms online or in your area and you'll get a better service and get a better price and more bang for your buck. typical price per square foot is $125 to $150 per square foot not $600 to a $1000 this guy is trying to sale. my opinion just in case

    Here is a plot of land that could be turned into a guest house business, but there are various options to turn into. But there is a catch, the land is 11 meters wide and 170 meters long and there is only one main road alongside the width of the land (11 meters). Any ideas about how the design would be?

    It would look like a spite home. Set backs could make it unusable completely. Going underground might allow closer buildings. Consider alternative uses like a sculpture park or parking lot. Community garden etc

    Will save new viewers the time. Rich buyers only. NONE of these are cheaper than normal building processes. They all run at a premium. I hate how this stuff has taken over the affordable home movement.

    I wouldn't consider $180k-$300k kit home as for "rich buyers" only. Median home price in the US is $350k right now. If you can find a decent build crew to build a custom home for the same price or less for the same quality as these kit homes you should definitely do it. But I doubt you'll be able to find that, especially in this market.

    @@KaiAndrew Average home cost including land is less than that in 35 states. Average home cost per square foot is around $150 per square foot. These are closer to $500-600 per square foot. By virtually any metric you look at this these are luxury homes & are priced for upper end markets. Rural homes are significantly less money to buy & build than in the city. Less workers? Yeah sure, but also a MASSIVELY less competitive market for the workers that do exist. 9 times out of 10 it will be cheaper to build rural than urban. Honestly don't know where you're getting that info. Fyi Prefab homes in the 300-1000 square foot range will often be between $40k-$100k range. My parents bought their 2000 square foot, custom built home in a nice neighborhood in Houston TX for close to what you're saying the prefab alone will cost. On some of these. That includes the land.

    First, you shouldn’t use averages. Median is better. Secondly, these are income kit homes/properties. What you’re talking about won’t make money. We are looking at it from different perspectives.

    I love these… modern, cool designs! I watch videos on modular home options often, and this one was very well researched. As per the “affordable” conversation… I think when people go down that road what they really mean is “cheap”. There is a massive housing shortage in the US which has driven housing prices through the roof. Many communities have the option of an over priced apartment or a home starting at $750,000. When you stop to consider the reality of the housing market… All of these options truly ARE affordable!

    Sure there are overpriced apartments out there, but those are typically in areas you couldn't put these anyway. The reality of the housing market is that the on-site construction these would replace is 1/2 - 1/3rd the cost they want for these.

    That is totally crazy. I bought my house with 7.5 acres for 220k, use the additional 38k for remodeling, and you have a complete home with land for the same price.

    Just so you know, we typically recommend a liquid budget of at least 40k from our new members, as we have found that to be a good starting point to get involved in land hacking, depending on the area, whether or not you already own land, & whether you plan to do a lot of the work yourself or hire it out. Our top priority is to ensure the success of our students in their land hacking ventures & we believe that starts with a sufficient budget.

    So, the biggest argument against these and a traditional structure is the appreciation of the underlying asset (the building). I could also argue that in a high interest rate market, if you could get into something like this now, create cash flow and not pay interest to a lender then it may be the right move. What do you think about this conundrum?

    You should NOT be thinking of asset appreciation. THAT is asset inflation! That prices houses out of the reach of people. A house should be a domicile, not an asset or an investment. With appreciation, you can get the house taxed right out from under you in a local boom. BAD economic model.

    @@Outofboundsretreats I don't watch this channel. It happened to come up in the YT feed, and I thought to comment to correct a horrible misperception about what housing IS supposed to be. I didn't get into it much, but I did make a point of what happens to poor people when land valuations are affected like this. Taxes go up, and you have to fight the county in the aftermath of a bust to reduce the tax to reflect post-boom valuations. Capitalism is an unsustainable model of civilization/economics, the other one being communism. In fact, they are white supremacist models of economics/polity because of the people who benefits from it.

    Go ask any builder price per sq ft for the first 800 sq ft of ANY home. It won’t seem as insane.

    This Audio clarity for your narration is straight fire. I checked your parts list, but only found the zoom. Not sure if Ayush checks comments, if you do: was this done in post? did you you do a filter pass? I'm guessing it's an off-camera boom mic? Either way, great video.

    Lol. Glad you noticed that. I actually messed up in this video and didn't record through the boom mic which is a Sennheiser MKE600, which sounds WAY better. This video was record straight through my ZOOM sitting on my desk. I just have a good audio editor that helped me fix it. But yes, both the Zoom and MKE600 are solid for audio.

    Kai, if one passes through any town/city that has standard houses one sees a whole lot of older homes that were built when families were much larger. Now the houses that were built for 8 - 12 people only house 1 - 3 people total!! That is a total waste of space and finances in trying to keep up with heating/cooling/maintenance costs. One or more builders need to come up with R.E. houses. R means Retractable and E means Expandable. So that as a family grows or shrinks the house can be changed size wise. AI technology could be used to make the size change at the touch of a button. Easy peasy. Somebody run with this idea. I'm on my last legs, having just had my 2nd stroke on 7/5. You're welcome!!

    It's just because it's a smaller footprint and high quality materials. If you were to expand or build onto the space the price per sq.ft. would drop dramatically.

    I can have a weather tight 1000 sq ft shell on a block foundation for $60k. I guarantee it won't cost $140k+ to finish the inside.

    Who is paying that much per sq ft for a house? I just closed on one at 109$ a sq ft. Even the high-end real estate in ga is only like 280 a sq ft in prime locations. The alchemy house was cool, but they'll have to cut that cost in half to even be a feasible option.

    I don't understand why these homes are so expensive...you have to *REALLY* want one of this vs a regular site build. The time savings isn't that much of a justification.

    This isn't a new concept. Home kits were sold in the Sears catalogues for much of the twentieth century. One got the building materials, instructions, blueprints. Much less expensive for home owners, even if a crew put them together for the owner.
