What I like: - Kitchen with lots of sunlight exposure, can be a chatters' place for up to 6 women 😂 - First sign when step in, I won't see kitchen or living room, no unwanted surprise occurs 😂 What I would think twice: - 3 bedrooms share a full bath which is only 1 access door😢. How about installing 1 more lockable door from the wall of other room, I think it's still maintaining the structure designed, but more practical 😊 Overall, I love this 1 level house, it's good for guests gathering but still feel cozy and inviting as a home❤ Thanks to Jasper for sharing your work👍

Nice big living room, good use of pocket doors and I love where the washer and dryer are located. There is enough room in the big closet next to kitchen to put a powder room opening to the hall if you wanted.

I love pocket doors too but they are a miserable repair when rollers and tracks fail. Getting to those parts can mean taking out some Sheetrock.

This is true. I had good luck with them in a house I built in the 90's but one thing I did was get solid wooden doors. Maybe the weight helps?@@teresal5553

Definitely needs at LEAST a powder room but preferably a second bathroom to make an en-suite for the master bedroom.

Great entry vestibule. Spacious living room, and the TV can easily be adjusted to a convenient height. Good counter and cabinet space in kitchen, plus a small pantry closet. Linen closets in bathroom and hallway. Laundry area with convenient exit door. Space to add much-needed half-bath. Some features not shown but presumed.

Sorry, wouldn’t have a 3 BR home with only 1 bath these days. Maybe in the ‘50’s and earlier but not now. An open concept on that living-kitchen area would make the home feel more spacious. Walls reduce interactions. I do like the U shaped kitchen there were lots of doors passed without being looked in to that might be of some interest, too.

I absolutely agree, and there's a big, unassigned space where at least a half-bath could be installed. Two full baths would be expected in most new 3-bedroom homes.

@@jaspertran8016 Look, I know current trends are towards tiny, but bathrooms are non-negotiable now days. Always 2 or 2.5 in a 3 BR home. I also understand not everyone likes open concept but when entertaining, the cook doesn’t want to be isolated from guests. At least give us a bar where the ladies can gather (assuming it’s a woman cook). A 1 or 2 bedroom home has poor resale unless it’s in a gated retirement community, so plan for 3 and 4 bedrooms in the US. Masters bedrooms need more storage and a bathroom. My “office” has most often been in the master or a tiny backup bedroom with a twin bed that’s seldom used. Kids need dresser and hanging spaces just like adults too plus room for a study space and toys/knickknacks. They also need a bed to sleep 2 (shared room and overnight guests). Outdoor storage where there’s no garage is also necessary. My husband wants his tools and I don’t want the dirty stuff inside. How about you give us some 1 or 2 car garages with storage space? Patios are always nice but the majority of people we know (under 2100 sq ft homes) have covered (some screened in) patios in the rear and in some cases a smaller covered porch out front. We also all have privacy fences in the rear to keep pets in a yard. A few have pools. Another thing, as we live in a full 4 season area, we need steeper roofs that can support snow melts without the dripping near an entry. Many of your roofs wont support that unless the snow melts off in between snows, which isn’t ever a guaranteed reality.

@@Bobrogers99 (and @jastertran8016) isn't this "big, unassigned space" the stairway down to a possibly unfinished basement?

I would get rid of the eat in counter so there is more room for a bigger dining table. But I love how the bedroom hall connects to the laundry area, which also connects to the kitchen, which connects to the main entry which also connects to the bedroom hall. Better access all around. I'm not bothered by the one bathroom. I have lived in both and it isn't that big of a deal. I see there is access for a basement, you could add a half bath down there and maybe a game/playroom. The only thing is I would prefer the traditional looking windows in the back too. Lovely home!

👍👍👏✅💯 Master bedroom needs a bathroom. My house just about same size 3 bedrooms with 1 bath. Master has entryway in to bath. With 5 people wasn't easy especially with 2 teenage girls...good thing the mirror was oversized. Though my son always had to take a back sit with his sisters. Otherwise great job 🎉

Well, Jasper, the consensus is the house is beautiful and the kitchen is dreamy (I think the living room is too), but that the primary bedroom needs its own bathroom. Here is how it can be done while keeping the footprint and most of the plan the same as it is now: Erase the current bathroom. Erase the current closets for the primary bedroom and middle bedroom. The little bedroom on the left and its closet remains the same. Move the middle bedroom to the left, and it give it a new closet, which is located where the erased bathtub used to be. (Its door should move left too, since now the headboard will go on the opposite wall.) Now, you have a good sized space between the primary bedroom and the middle bedroom. Split it in half and make two bedrooms, one opening onto the primary bedroom and one opening onto the hall. You will need to sacrifice some space in the primary bedroom to put in a closet - probably on the wall that adjoins the living room, but worth it!

So, Jasper, I really like the direction of design here. I appreciate the front foyer with that organized drop zone area. That being said, this home truly needs another full bathroom and a tad more closet space in the bedrooms. And I'm a bit perplexed. What is that little tiled area between the kitchen and stackable unit laundry space? And what is that large rectangular space and the two smaller doored spaces adjacent to it between the kitchen/dining and hallway? I know the coat closet faces into the living room. But the spaces directly behind it aren't well specified in the virtual tour or the 3D floorplan. Also, I think this home could be well-served by a nice, large, covered front porch and larger still, patio behind and accessible from the kitchen. You do have some lovely home plans and well-appointed interiors. This falls into that category, along with the suggested additions I mentioned. By the way, I do love the design features and layout of the one bathroom here. Keep going with your lovely designs!

Interesting update on a single-family detached residence plan which has been very popular here in North America for well over half a century. I assume the area behind the kitchen/dining area is a stairway down to the basement? Often left unfinished here, for the owner to finish however they wished.

I like the house but owner suite needs a bathroom suite with just a nice size walk in shower 🚿. I would want if I had this house. The other bathroom would be guest bathroom.

The tile is way too strong for the kitchen and entry way. It tends to dominate the color scheme not enhance. Also, 3 bedrooms should have at least a full-bath and a half-bath. But overall, the house is stunning.
