    You ended with a comment about the leasing outlook. Given the current stories about tenants who "know their rights" and the massive and growing backlog of cases before the Landlord and Tenant board, I'd like to see you do a piece specifically on leasing and what you can do to protect owners from abusive tenants.

    I know how to fix bad tenants. Stop renting to them. I have amazing tenants now but I’m no longer going to be renting - same with my colleagues - housing is about to get worse!!! These tenants know what they are doing. Good luck!!

    Hold on a second, what recovery are you talking about? Recovery from what? The home inflated prices has to go back to affordable range than the rates may start going down. The rate probably will go to double digits before anything.

    Your numbers were pretty accurate regarding the price of detached homes in 905 area I dont know much about condo market or 416 area i always bought detached houses in peel region, lets hope they lower the interest rates so people can afford their homes and real estate market recovers from the hit it got for almost 2 years now

    Why would boc lower the interest rates? So people can afford to buy homes? How long have you lived in canada? Lowering the interest rates will make the home prices go higher in about few years the cheapest home price will be 3 million. Even with a 0% a house hold income will still not be able to afford the 3 million home. There is a reason boc have increased the rates and that's to correct the overdue sky rocketed home prices. Nothing had been corrected yet. The average home price will drop down by at least 50% so people can start affording them again.

    My prediction: Rates will not be cut for a whole year. The central bank bailed out major banks with 10 billion dollars for a liquidity problems due to unpaid mortgages. The politicians want us to loose houses to bring real estate prices down. They rather keep banks afloat with taxpayers money than help ordinary people pay their mortgages. Prices will go down significantly but still will be out of reach for majority of people. But major investment funds will be buying the vacant properties for cheap to control the rental market.

    The government cannot allow people to lose their homes. Imagine what would happen to the banks? Let’s be realistic please

    @@Lifeisapartydresslikeit That’s exactly what the government wants . This is a power grab , they want to buy bankrupt people out through their Reits , corporate investors etc . There will be no ending to this until independent people go bankrupt. With Covid they targeted small businesses, Now their targeting all the so called entrepreneurs like realtors, Flippers , small landlords etc . Your so naïve to think that the government cares about their citizens.

    This guy has no clue, mortgage renewal in 2024 is peanut compared to 2025 and 2026. Collapse just about to start. 2025 and 2026 is the supernova mortgage renewal at a much higher mortgage cost. The worst is yet to coming yet he keeps on talking about recovering. He keeping on saying about 1 bed condo (buy,buy like no tomorrow); one bed condo is a toy for single guy not for family. The pain is long way from over, proceed cautiously if you take his advise.

    I know this guy’s track record. During four years I’ve been listening to him, his forecasts, good or bad, have been quite accurate. What’s your track record in forecasting TO RE market? Can you share what you have been saying, if anything at all, about real estate during the same four years and how accurate your past predictions were? Once you have disclosed your forecasts and their accuracy, then you can feel free to criticize the guy.
