How are you sealing sill plate or bottom of zip system?

Love your work. Why do you use a steel building skeleton and then fill in with wood? Just for the high ceilings? I understand all the engineering is done etc, but I have looked into building a Bardo for my family and it comes out quite a bit more expensive than stick frame. With your hybrid method, you are still stick framing a majority of the home anyway sans the roof. I am in Oregon so we also use crawl space as primary foundation, not slab on grade. Thx

Would you recommend zip sheathing up North? If so, closed or open cell spray foam. We get the four seasons in Nebraska with temps anywhere from 100 to below zero & high humidity.

Do you use the zip on the roof in the home also? What foam do you use on the roof, open or closed cell?
Are you just placing the zip sheathing on top of the metal girts? I saw in another video it looked like you were doing a rather custom metal building where there were no metal girts but instead the wood framing.... hope my question makes sense.
How do you attach the zip to the metal beams?
Do you buy bardominuim package from a distributor? I'm in nj I have 11lots I'd like to build a barndominum home

What is your purpose for a BARNDOMINIUM? I think it is the best solution for long term sealing and flashing techniques

@@TexasBestBarndominium your absolutely right! But with steel building construction you reap the benefits of non load bearing walls and traditional sheathing since the panels are rigid. Closed cell foam would negate the need for air sealing and vapor sealing. I understand you get more quality out of a fully sheathed wall. But barndominium are deemed a low cost alternative to housing needs and adding sheathing adds to the cost, zip sheathing substantially. I guess what i mean by “defeats the purpose” is your sacrificing price for a better quality home. But like i said could also be achieved with closed cell foam. And not as expensive.

@@frankly2677 thanks. unfortunately I know of too many circumstances to where assuming closed cell foam was the answer for sealing a wall as a thermal break has not panned out well at all. Also for the many people who have had terrible experiences with that type of wall system who may have enjoyed the sweet cheaper price initially. I can promise you they would gladly make a better choice the next time. We more feel like building a quality product will allow you to save in the end with better energy efficiency as well as longevity for the build.

@@TexasBestBarndominium yes steel and non load bearing, thats the benefits of steel buildings. As far as closed cell foam failure…im in the camp of do your best seal the rest. Your steel sheathing should be flashed well enough to keep water out, if that for some reason fails due to improperly flashed J trim or penetrations your house wrap should wick moisture away and the spray foam would certainly be a last line of defense. But I understand contractors dont always flash properly and things can quickly go awry. I can definitely understand your point of view and definitely a robust system. I’ve recently been to a barndominium in North Austin where the contractors terminated a j trim in the middle of a rib. the flashing was horrible all over the house i felt so bad for the guy, he didnt know any better. Water would be funneled into the house. No house wrap, just spray foam to the metal sheathing. Unfortunately he will most definitely have problems down the road. building is a science and as long as your doing it right albeit a bit pricey, your customers will definitely be satisfied none the less.

I believe your talking about the wood studs… it’s not a problem to use steel but it is likely to cost more money and the skilled labor options are a little more competitive for that type of construction. So keeping the wood framing for the interior has proven to be a solution for us.
If you use the zip system, do you need the spray foam insulation anymore?

Yes we do.. we still use spray foam but use an open cell foam instead of closed to fill the space in our 2x6 stud walls.

How is the cell phone reception in these metal buildings?

In areas where you already have bad reception it makes it worse. In some houses I don’t notice any problems because it’s good reception. You can add mobile boosters inside to help with this or switch to Wi-Fi.
