    Please do not remove the gingerbread trim! I have been looking to replace mine that was taken out by a previous owner and it is not an easy task to do and expensive. It gives your home so much charm and once it is painted it will look beautiful.

    I agree, don't touch the gingerbread gable pendant. The newer styles just don't have the same charm as the vintage ones and they are expensive! I have a newer-ish home and I've been trying to make it appear more southern vintage with porch brackets and gable pendants.

    Again, I’m planning to do some research on the history of the home and see if I can find any original photos. I don’t believe the gingerbread look was original to the house even though it’s old. If I thought I was, I would no doubt keep it. However, if it was added at a later date, I think there is some grey area about historical integrity that allows for aesthetics to prevail. But I hear ya! ❤️

    I agree don’t remove the gingerbread. Some HGTV designers remove them and I get kinda pissed. Maybe take away the spindles, I get that. A lot of work and it’s looking great. I love your houseplants. You have lots of interesting pieces too. It’s fun seeing the projects coming together from your thrifting

    DRAWER DIVIDERS! There are bamboo dividers with springs that can fit custom and help separate categories of tools in the kitchen drawers.

    It's so pretty, why would you take out that little gingerbread detail? They don't make homes like this anymore and we need them! As for the shelves above the desk in the studio room, why don't you put something on the backing so when the object sit on the shelves they have a background that is interesting. Like leather on the drawers and leather for the back of the shelves. In your little half bath everything is dark except the bright white sink and I could not see the toilet. But you can buy paint for sinks toilets and tubs it's called Dwil. The kit contains everything a person could need and it does not smell. It's very easy to use if you want to change the color. There's also way to paint things to make them look like wood and that is Retique It. First paint the object with the Retique It Then stain it whatever color you want and it actually looks like wood grain and wood. Miracle stuff. This does smell so either ventilate or wait a few days to a week for the smell to dissipate. It's unbelievable how it looks.

    The house really has transformed a lot over the past year, and I'm really thrilled for you that your plans for which rooms to cover first can be swayed by potential sponsors gifting you some of the things that can make it happen. I think that just goes to show what can happen when you focus on what you love, and what you're good at!

    Drawers: I am sure your talented father can construct a sliding mini-drawer to fit inside a deep drawer - often called a “cutlery drawer.” The side runners allow the top to mover back giving access to the bottom original drawer. I am no carpenter and I made mine. They made utensil organizing so much easier because frequent item on top, and room for less needed on the bottom.

    Thoroughly enjoyed touring your lovely home - thank you. As a fellow aesthete I fully appreciate your attention to detail and the way you use and adapt thrifted items to create a unique living environment. My friends (most of whom move into a space, thrown in their existing furniture, throw up their same old pictures, and live like that for years) while they love my home and my ideas, get frustrated by the way I constantly change things to accommodate new finds and reimagine how I want to live, but I find it so exciting and enjoyable, and it's great to follow someone on a similar journey.     It’s definitely fun to keep making little changes as new finds come to you! I know that even after my house is “done” I’ll continue to rotate smaller pieces and try new things. Can’t stop the creativity!

    Project Hoarders Anonymous needs to be a thing! I would be first in line for a chip -- if I thought I had a problem. And no, you may not peer into my attic. Editing all those possibilities seems like abandoning your fondest dreams, but setting all that potential loose in the wild will spread the seeds of creativity far and wide, so I say well done! I know it's going to be a ton of work, but raising your living room ceiling is the right call, in my opinion. It's sounding like this is going to be an exciting year for your channel and I'm looking forward to every minute of it!

    When we made some updates to our row house a couple of years ago, we had work done in one room at a time & lived in the house while the work was being done. It was painful, but we’re very happy with the results. While you may not be moving as fast as you’d like, you're making great strides. Looking forward to future projects!

    So many great ideas. Every time you show your house I have a new favorite room. As far as the TV and sofa placement you need to consider how often you actually watch the TV and if there will be others with you watching. Perhaps a swivel chair? I did like the sofa in front of the window. Good luck and happy new year!

    For your silverware, try adding box-like structures to the bottom of your upper cabinet. Very handy for putting away knives, forks, spoons and very handy for retrieving them.

    I don’t like the sofa arranged for tv watching because hopefully conversation would be the main focus. I used a wall mount with a swing arm to solve the odd angle issue.

    Oh also, there's heaps of videos about making your own drawer dividers to organise your utensils. There are also expandable ones you can buy to fit any drawers but I'm guessing the diy route might be more your thing.

    It's interesting how the ceiling in the livingroom still looks tall in video, but it probably feels "short" when moving between the studio and kitchen... and of course I'm stoked for the finished studio mantle. 🤩

    Don't take out that detailing. That detailing is gold. If you feel you must do this, please do store it for the next buyer. I personally would try to restore all the gingerbread detailing. That would be a fun series of videos. And it's not hard for someone with your skill sets.

    Yeah I’ve definitely thought about doing some additional gingerbread detailing down the line. However, I have reason to believe that the gingerbread details were not original to my house…. So I’m planning to do some research on the history of the property and go from there.

    I know you are very excited about your home, (and first time homeowners usually end up doing a lot more than they need to because of it), but PLEASE be very careful with all of the changes that you are making to a house that is 90+ yrs old. The Atrium, as you call it, can be the death of you, if you MESS with the original structure of the house. Older homes are not meant to be MANIPULATED WITH TOO MUCH, they are alot like an OLD HUMAN BODY, live and let live. They are settled in their ways. Overall, to me, it looks fine.

    Hi Andrew, am also excited for 2024! 'Container Store' {that's it's real name} has kitchen stackable {for deep drawers} and expandable drawer inserts, some are wood. If those don't fit I have no doubt that you and Dad could customize those to make them fit into your drawers. Even better yet I bet you and your Dad could easily DIY some from scratch with scrap wood and they'd probably be even better than the store bought ones!! Thank you for the dose of little 🖤Queenie 🖤

    I doubt you will see this comment so long after the video going to air, but just in case….. Regarding the drawer organisers and in particular you mentioned double layer organisers, there is a KZread channel called DIY Danie (whom I am afraid I haven’t watched in a long while) she made a dual layer sliding drawer organiser for a drawer in a nook in her room that she used as a make up station. At least from memory that’s where she made the drawer organiser. It might be worth your while checking her channel out?

    i would add the ginger bread back to the porch rather than removing it from the gable. i'm all about respecting the original architecture.

    I agree 💯 about respecting the original architecture. But based on how the porch is constructed (we saw the bare bones when it was reconstructed) we have reason to believe that the porch was not original to the house at all. Meaning that all the gingerbread details (likely including the one in the gable) were added at a later date. They are still old… but I want to do a bit of research on the history of the home before I hold onto those details based on their historical value.

    Paint the cabinet doors in the guest room to match the walls. It will make them practically disappear and you'll still have the storage. You can always remove them at a later date.

    You mentioned the trim is not as geographic and more Victorian but after watching the tour, I saw some Victorian style pieces and late 1800s/early 1900s vibe in your home (which is so lovely! 😍). I feel the trim really completes it and adds a nice touch! It’s almost like the whimsical side of you coming together with the geometric and makes something so beautiful & unique. It’s such an amazing balance. The history it holds and years of stories offers a lot. Loved this video so much and enjoying all your content.     Thanks for the tour. Not exactly sure what you have regarding the “tone on tone” concept of the contrasting paint. Here’s my experience: I had two colors of paint that were to be identical but were not (backstory unimportant) and neither alone could do the job. “Well,” sez I, “three walls will be from one can, and the last wall from the other. When all done, it will look unified and the slight difference will be noticed because of the corners..” (….you can tell what happened, can’t you?). No matter how hard I tried to ignore the difference, something always looked off. Moral of the story to me was: make any contrasts purposeful so it doesn’t end up looking like a mistake.

    Consider beadboard paneling for the living room ceiling. It's available in modern products as well as wood -- and at 12' no one will be tapping it to determine its material.

    That geometric lamp with yellow velvet shade is so so stunning, a little more Hollywood glam than your style, but I love it so much. For your kitchen organization, have you tried the drawer dividers? there's also stacking drawers that you see a lot of makeup ppl use but they can be for anything.

    Noted! I was working with my new camera on this and had issues with moving footage as reading super shaky… which made it hard to move from one room to the next. I’ll figure something out next time!

    I’ve really enjoyed all the renovations so far and looking forward to all the new projects! You are so very talented and imaginative! I totally get why you want to raise the ceiling in the living room in keeping with the style of your home. However, as you have said, that job is going to be a really difficult and protracted project. Would you ever consider just doing another kind of treatment on the existing ceiling or even just drywalling it? It would really keep the intimate, cozy vibe you are going for, while saving you time, money and aggravation. although, I love the effect you have achieved in the kitchen and your studio with the raised ceilings, I do think a lower ceiling, in another room to give it more of a den-like feel might be welcome change, but then again, I am a person who really needs at least one place in the house to serve as my cozy sanctuary. If you opted not to raise the ceiling at this point, and just proceeded with the renovation of the rest of the room, you would obviously reserve the possibility of doing it in the future. Just my thoughts for what they’re worth.

    Definitely giving this some thought! I had definitely thought about keeping the lower ceiling for many months of planning. And I agree that might give a cozier feel to the room and save some of the hassle of the taller ceiling. Thinking on it…

    That’s the plan! My bf is very handy with wiring and such and loves to DIY light fixtures. So we’ll probably make something together at some point 🙌🏻

    Our TV is perpendicular to our couch, but it's on an arm so we call pull it out and swing it more towards the couch when in use. It's never parallel to the couch, though, and that's still fine.

    A lot accomplished and it's coming together beautifully. Eager to see continued transformations no matter how big or small. Our sofa is perpendicular to the TV and very awkward for viewing, but we sit in comfy chairs that face the TV straight on. Whatever you decide on with the sofa, you can always try it out and change it up later.

    I'm not a fan of pocket doors for bathrooms they don't really isolate any sounds (or odor and moisture) I would think about just switching the hinges so the door opens the other way but I understand wanting more storage and the space efficiency of a pocket door

    Noted! I would 💯 agree for the other bathrooms, but since this one is exclusive to the primary bedroom, I feel like I can just close that door for privacy, or use a different bathroom if necessary

Function always comes first, you just gotta figure out how to make that pretty. 😅 I'm moving house today into my own place (which is a total construction site - don't even have a kitchen).     i personally use a projector and keep the tv in another room and only bring it out on a cart i thrifted for when people come over. it keeps the room feeling vintage and form forward but also is super functional for game nights hanging out talking etc. i think tvs are monstrosities we need still bc newer tech is so expensive

    @user-nlvmruu yeah no tv is ideal. I haven't seen what the latest projectors are like but I remember the old ones not having the best picture quality. I think when my TV dies I'll aim to get a Samsung frame TV- the frames are customisable and you can upload your own art to display on them.

    I think we’re on the same page Gabby. I just can’t picture watching tv with my family or my bf in the current setup… and if it’s not comfortable, why have a tv at all?! And yeah I’m saving up for the Frame TV too! Congratulations on your move! I know how overwhelming it can be to live in a construction site… I recommend trying to make one space comfortable and aesthetic (even if only temporarily) so that you have one calm space that doesn’t feel chaotic. You got this!

    @REISSUED yeah thanks. We must be on the same page because making 1 nice space is exactly what I've done. I was finishing the painting of our bedroom on the 2nd last day of the move and that space is now fresh and comfortable 😌 👌

    The closet restore I have is an hour away & they are priced like a retail store. I’ve never found anything . I could literally go to Lowe’s or Home Depot and get a better price. I have priced tile at both places and Home Depot was less.

    Great video Andrew, my couch is square to my TV, but the worlds most comfy chair is at a right angle and that is where I usually sit when I watch tv. The couch at a right angle works great if you are one of those who likes to lie on the couch to watch tv.

    Yep! My couch is positioned at a right angle to the tv, cuz I lie down when watching. My husband’s favorite easy chair faces the television. The arrangement works out best for both of us.

    Given the color of the t-shirt you are wearing, you are clearly drawn to mustard yellow and brown. You might want to consider looking at your wardrobe to reinforce your view of what colors you like to have surrounding you.

    You could paint the wall behind the shelf so that it gives a bit of layering and depth? Or, you could paint the door frame? Do you have a gallery wall?

    Leave the gingerbread work it's art your an artist , you can't see that! Why buy an old house and start ripping it's heart out!!! You need something new with no character they build them in a week .

    Andrew’s house so far from having no character there is no unit of measurement that could state how far removed it is!! Do you like every single piece of art ever produced or would you say that you prefer some styles over others? If the gingerbread style is not authentic to the house (which he has stated he will look into) and therefore not heritage listed why should he keep something in/on his house that is not to his taste?
