I wish I invested in OSB two months ago ... A bunk was running $8.11 a sheet in June , Now $26.00 a sheet here in SC .. Making it harder to bid a job with prices soaring per week . My biggest problem in building is I go hardcore and my jobs consume more money . Metal connectors everywhere . hold downs , anchors , tube a glue per sheet , over nailed way beyond Code , keyways doors that require explosives to take them off the hinges , collar ties /ceiling joist glued ,bolted and cross braced .. I always tell homeowners .. In case of a tornado or CAT 5 hurricane ..Go to the addition !!! .. I have a niche of customers and prospects that know this and are willing to spend a few dollars more ..

Great video Ken! It’s really nice to see someone doing cost updates so we can see how big of a difference the price increases are making on an overall job. Are you out of Wisconsin by chance or what state are you in? I had a panelized house package framed up by a crew out of Wisconsin in Iowa 20 years ago now and a crew like you guys did it and you and your trailer remind me of the guys that did it back then. Dear Ken, I remember in your video, "Cape style garage with big storage upstair part 2", you mentioned the rim board thickness is 1 1/8". I see the rim board sits on the top plate, so it means 2 3/8" left for the i-joist to sit on the top plate. Is this sturdy enough and commonly done to support a 2nd story structure like an appartment. Always enjoy watching your garage build videos. Thank you for all your effort making and uploading them. We can't get pressure treated lumber here. I drove into Maryland to get a load and the wood was of poor quality. Cancelled anything that requires pressure treated. Dimensional lumber is high also. Built a 16 x 24 shed using lumber from a local saw mill. Rough cut. Harder to work with. Hope 2021 gets better. Maybe they'll get tired of burning the country down, creating the shortages.

Ken, Swiss watch makers would be proud of your accuracy, and simplicity in building the framing. Marvelous work.

Hello Ken, I am happy to see your production of these garages, because as a German who also had to do on construction sites, I am always interested in many things, with my 4 year old training as a heating, ventilation and air conditioning farmer, I am always interested in how and where something is is shown beautifully how to make it. I've already built a house myself, but according to German standards with all the trimmings. Lg from Germany

October 30th. Local 2 X 4 X 8' are now $8.75 each. These are Canadian prices. If we converted to US dollars they would be $ 6.57.
The owner would be about your age now and I know it’s doubtful but you never know unless you ask. Your doing a really great job on the garages Ken, I love watching your videos buddy!! Regards

Have you done a video on your type of hand tools? Specifically interested in the nailers and type of nails you use for the different parts of construction, if any difference that is.

It's more about demand and what people are willing to pay. If I have a truckload or 2X4s and ask $10 each and sell out in a day maybe I should have asked for more.

Just starting to watch. Think I already know: The DAMN PRICE INCREASES. I mean $28.00 for OSB. Are you KIDDING me?!?! And $5 for a damn stud and you have to DIG to get one that's ALMOST straight and not checked n cracked n split.
Interesting Ken, you use a osb plank to tie in the i joists and not a 2x something. Is that code or just the way for i joists
@kenskarpentry

That’s the spec for I joist systems. The rim board is much denser than osb.

New subscriber! Would you have any idea on the cost of a single sloped shed roof vs a regular roof for a 20x70 slab? Is a shed roof more practical for cutting costs? Is it easier for a first time builder? Also, can i-joists be used to span 20ft? Thank you!
