This video is different from the norm, it's a few tasks getting one of my rentals cleaned up between renters. I get a lot of comments about how people are going to tear up a place and so on. This house was rented for over 4 years and required only minor repair and clean up. I replaced the bathroom floor covering, did some touch up painting, some weather stripping, etc. I had someone come in and do some cleaning which included wiping things down, cleaning windows, a serious oven cleaning, vacuuming and shampooing the carpet. This house will be rented for $600 for reference, it has been paid for for years now meaning that outside the bare minimum cost of ownership (Insurance, property tax and income tax) this is a high profit house. With owner financing, my actual cash investment was very low at only a few thousand dollars. Once it was rented, the tenant was paying twice what my monthly payment was. The tenant covered the payment and I still walked away with a profit, making it easier to move forward on other projects.

    I realize it's a small rental, but I would (I know, backseat land-lording!) replace that washer and dryer with a stack-able W/D in the corner next to the back door and move the refrigerator to the space to the left of the counter/sink. This would create a space for a dinette table and chairs. Even people who can't pay a lot of rent still appreciate aesthetics.

    I was thinking maybe build onto that pad behind the house and put a mud room/laundry room into it. Would be kind of expensive when you have to think about tying into the plumbing and the old roof line though. Might be a good idea when the roof needs to be replaced though since you could extend the eaves at the same time.

    The property manager I use suggests not providing washer and dryers because of how many tenants break them from misses, they say it's very common. I provided them because they are already there with the understanding that if they break I don't replace them. Also, sometimes people bring their own so I could end up spending a lot then have to remove them. Also, the washer has to be attached to the plumbing, supply and waste lines. This is a cinderblock house on a slab, so outside of sawing the floor and doing a major plumbing job it's not possible.

    I don't trust tenants enough to buy their own washer/dryer when things break. next thing you know you have them installing some dodgy used washer/dryer bought on craigslist that they install themselves improperly. too much could go wrong especially if we are taking about a gas dryer.

    @@ciaranduignan7472 were in a rental where we had to buy our own stacking washer and dryer. No gas pipe, can only use electric. Sears installed washer when delivering it then I helped my husband lift the dryer onto the top.

    Toilet installation tip: Cut 4" or more off a plastic drinking straw and place over each toilet hold-down bolt, creating an extension of that bolt which allows you to better line up the holes and the bolts without compressing the wax ring prematurely. Also, if needed, wax rings can be doubled up for hard to seal toilets.

    73honda350 Great tip. Warming the ring with a hair dryer or leaving near a heat register also helps especially in cold climates.

    Another tip. Only use solid brass closet bolts and nuts. If the toilet comes with a pair of brass plated steel bolts, throw them away, and go buy brass ones. In 20 years, you'll thank me.

    @@lory6605 It's not that. It's the fact you can line up the closet bolts without risking the wax seal. It's actually brilliant. That never crossed my mind.

    The reason more people get so sick nowadays is because they are so germophobic. They don't allow the body to build up natural immunities. Antibiotics and antibacterials are killing us as well as designer microbes like the current coronavirus that were put together as biological weapons in a laboratory. God help us!

    I like when you explain how you do things. You used to do that in videos previous to the 9k house. I like that a lot because in a small way i'm learning something new. I can have a basic knowledge of all this stuff. So I won't have to rely on other people. I can somewhat know whats going on. I like that.

    Great video! I actually like the rambling on about how you got started and how difficult it was financially. In the bathroom, maybe use a spray can of window frost, although the second shower curtain will help keep water from collecting in the sill; perhaps less mold/mildew buildup that way. Waterproof vinyl plank floor is great for bathrooms, have installed it a few times and it goes in easy and looks great when it's trimmed out nicely (tip: use an angle grinder to make the long cuts, IMO, it's the best I've found so far).

    Going to want a drip tube on the T&P of the water heater. 6" from the ground. If someone was ever messing around in that closet and lifted the handle on that relief valve they would potentially scald their torso/legs. Lowes has pvc ones that have a contractor price of 3 for $12 but you can use copper ones too. Good to have those handy.

    I always spend the extra few $$ to get the wax ring with the funnel attached, seems to help ensure everything makes it in the pipe. Curious to know what a plumber thinks.

    Hope to God the floor is perfectly level. Usually what happens after a while is that the funnel will slip out of the flange from use and cause a leak out of the front. Easy repair and not that damaging usually, just awful to be a victim of.

    Forget wax rings...go to home depot and buy Sani Seal Toilet gasket more expensive but I have had toilets that I have replaced the wax rings on multiple times and could not get them to stop leaking. I have now used the Sani Seal several times and they never leak.

    Such a cute house! If I was the renter I'd make little curtains and use a tension rod to enclose that bathroom vanity and base cabinet in the kitchen. I'd also use removable vinyl wallpaper for the back of the wall cabinets in the kitchen for the ones with the dishes and make curtains for the ones with the food. Lots of potential.☺️

    We used elastic and made stretchy skirts for undersink gaps when I was a kid. Tension rods are a lot easier in an actual gap.😊

    Could you please explain the construction of the wall in the bathroom. Why are there what looks like battens on the wall opposite the toilet? And the vinyl is kind of cute, but you are right that vinyl plank flooring would be nicer and would still be waterproof. Edited to add: I see now that it is like wainscoting. I should have watched to the end. I also saw a tip on reseating toilets by yourself. Place tape perpendicularly from the flange blots, past where the toilet would sit, and draw a midline so that you can see the line on either side while you seat the toilet. Also, you must have a lot of iron in your water. No anemia for you guys :)

    I would probably spend the $200 - $250 on a new toilet from Home Depot rather than messing with the old toilet. I guess the old toilets have more water to flush.

    You can get a toilet for half that price at Home Depot. But my Dad was a plumber and said exactly what this guy says. They use more water....which means they don't clog. What they flush they FLUSH.

    @@jaymeharl3270 When my wife and I moved into the house we still live in, they had just come out with the federal mandate limiting each flush to something like 1.5 gallons, and the toilet makers had not yet come up with reasonably dependable flushes. I finally got fed up with having to flush multiple times, or worse, use the plunger to unclog it. So I bought a rebuild kit for an older toilet, and it allowed me to raise the height of the tube in the tank to hold an additional 1/2 - 3/4 gallons (the filler tube from the manufacturer was cut off several inches below the hole for the flush handle, and I essentially extended the tube to be just barely below that.) Both toilets worked reliably from then on, with only a VERY rare multi-flush and virtually no clogs. A few years ago, I accidentally broke one of the toilets when I removed it to install travertine in the master bathroom. I have not had to re-engineer this one, even though it has less water in the tank. Apparently, manufacturers (American Standard, in this case) solved the reliable flushing with less water over those first generation nightmares.

    That looked to be a toilet that wasn't the standard inches from the wall. My home has the drain 8.5 inches instead of 10 and this means new toilets are special order and very expensive.

    I've never known a landlord that made me replace appliances whenever they broke;especially if they were already old and crusty. Then you said a bachelor lived there and I went, "ohhhhhhhhhhh"! Is this the rule for all of your rentals or just the ones you know will only attract certain types?

    Bri - It’s what I do. I supply appliances but tell tenants they aren’t guaranteed and they’ll have to replace them if they break. Even though I WILL replace or repair them if they break, I find that if the tenants believe I won’t, they take much better care of them.

    Normally I would not provide them, just hook ups. They happen to already be there so I leave them. It's nice when people don't have their own, basically I'm providing them washer dryer..if they have their own I'll remove mine. I see it as a plus, not problem.

    Not all of it has to be glued. My parents had it installed without glue in their house. The installer glued the seams together... and when air blew underneath it from the floor vents they just glued around those. So far it's been in there for about 14 years and still looks great.

    The "no wax" ring you had laying on the floor worked well for me. Cleaner install. I had to trim some of the rubber "bell" of the bottom so it would fit.

    I didn't have any luck with my rubber ring...tried and tried....leaked. Switched back to wax...no problem. Maybe works better on certain toilets.

    Olde toilet tank: Add a gallon+/- of vinegar to water, let sit in tank, then look at how rust stains are dissolved. Result: No longer gross looking? How about that? ♥️ the bathroom reno. Kitchen bottom cabinet hole: Add a vertical partition close to stove to slide in cookie sheets, two shelves on left to hold ceramic baking pans, etc. Suspend the microwave to give counter space for bread, pastry making prep, etc. Gross bedroom tri-light.
