But maybe the generations who played hunger games, get quick rich schemes, and other frauds with all their wealth, leaving a very few rich winners of various ponzi schemes like sub-prime mortgages, and left a lot of broke boomers... and also failed future generations? Left their kids to clean up their disaster? Who voted to give all their money to a few oligarchs? The marks who made oral to the hook the rich baited? Who ended up in the ice chest? Maybe they deserve it. Just saying.

Southeast Texas closer to Houston you won't be in the tornado zone.

I almost moved to Huntsville 2yrs ago. At that time there were a fair amount of 1bedroom rentals in the $800's. However, upon drilling down to the specific neighborhoods, many of the cheaper rents were in the less nice neighborhoods. Not all - but🤷‍♂! I Found this to be true of most Cities/Towns I looked at; the lowest rents are rarely in the better neighborhoods - pretty obvious in hindsight🤦‍♂!

Nice, but I’m still probably retiring expat. $475-$600 a month for a one bedroom bungalow on the beach in Thailand or Vietnam. Good national health systems that foreign nationals can join for $45-$80 a month. I’m relaxed enough to not worry to much about not speaking the local language, and English is very common in south east Asia. And, I’m retiring, I’m playing on house money, if 💩goes sideways I already lived a great life.

My son went to Vietnam for 3 weeks with an ex-wife who is Vietnamese. He got sick, lost 15 lbs, and had to go to a hospital. He did say the healthcare was very good, but he'd never go back. 😅

I've lived in Kalamazoo and Lynchburg and loved them both. Nice to see them on the list.

Kalamazoo also has a really good air museum, the Air Zoo. The only remaining XP-55 is there. The time we stopped there, we found it had everything laid out such that it was really easy to get good pictures. Very-well-thought-out.

There's a theme to your video in that practically all of the places listed are college towns. A good strategy for me was to move back to the place I went to school for a Bachelor's, eons ago, and rent an apartment intended for students. It costs about half of the prices listed on this video in the various towns. Also, generally speaking, best-place-to-live videos really hawk places in Texas. This prods tons of people into picking up stakes and moving there who then become horrified by the realities of living in the state; unrelenting heat for the majority of the year, cowboy southern provincial attitudes, infrastructure problems (much of the state crippled by an ice storm Feb '21), and over-reliance on car culture. If you have to lived on an income south of $1,800, you have to drastically reduce transportation expenses, possibly even to the point of becoming car-less, something unfortunately unthinkable in this country.

Texas is unbearably hot. I'm moving next year after 2 yrs... and I handled the Florida heat + humidity just fine for 15 yrs. It's not worth it, IMHO.

Michigan is a beautiful place to live. We have many nice towns with a few big city hubs. If you enjoy the outdoors and don’t mind a little snow. Michigan is the place.

[Rout] Isn't always pronounced like "rowt". My daughter's boyfriend is Routledge. The [Rout] is pronounce "rut". So, "root" is just as valid.

This mentioned the health care facilities in Temple, Texas. I can't speak for anything else, but the state veterans home there is outstanding, consistently gets five star ratings. My uncle spent his last years there, and the family was very impressed with it.

Temple is the definition of a place. That’s all it is. Nothing more, nothing less. It’s a veeeerrrry poor town due to almost 0 industry economic drivers… My sister lives there and works for the sole architectural firm. She likes it, doesn’t love it. It’s in great proximity to some amazing Texas towns.

​Temple has improved with a lot of development in west Temple and some downtown, but east Temple is still rough. The area is missing the tech employers, but a big plant like Samsung in Taylor would drive real estate even higher. Have a cabin on Stillhouse Hollow Lake on the edge of the hill country and could easily retire at it.

@@asmith8603 Interesting that you think you know about health care in Springfield, MO. Do you live around that area or is it something you once heard? There are two large hospitals in the area and one of those is Cox which is quite good.

I’m originally from Kalamazoo, MI. It has a great art, music scene and it’s a fun college town but I’m still happy to move away 👍 absolutely stay away from Benton Harbor too, that’s a bad city

Hey take a look at Abilene Texas! It’s a great place, 3 universities, nice health care and affordable! Friendliest people in Texas❤

One of our neighbors in Los Alamos, back in the 1960s, was from Wichita Falls. Given that Los Alamos is possibly the most expensive of places to live in New Mexico these days, I would wonder if they moved back to Texas after they retired.

In Kentucky we say "route' like the South Africans I guess pronounced "rout" not "root". Great video! I'm a big fan of the channel🎉❤

Not only the Smokey Mountains but also the Blue Ridge Route and Skyline Drive. All three are great driving -- just slow it down and take in the views, towns and people.

Or the barren landscape. I cry every time I have to drive through there...which fortunately is very rarely (being right on I-40 it's hard to avoid sometimes). The people can be nice, but the landscape is unbelievably depressing. Palo Duro Canyon is kind of pretty, but probably expensive. And once you leave the canyon...there's that endless nothing until the horizon all over again. Also yeah...the weather sucks. Once when I was 17 and my parents decided to retire there from the SF Bay Area (I got out a couple years later and never looked back) I had the driver's side of my car crushed when a snowstorm forced a car coming in the opposite direction to slide into my lane. Rattlesnakes, tarantulas, scorpions and extreme heat defined the summers. But it's your hometown, so you're bound to love it anyway. I just got dragged there against my will far too often.

Kalamazoo is my next research. Lived in a few places you mentioned or close by. From Texas, but I don't feel good about the state. Also, lived in Mississippi years ago and a couple of the smaller towns were great. Hattiesburg would be good for Veterans. One of the top VA hospitals is in Biloxi. Great work!

Many years ago, I lived in both East & West Texas. Bottom line, I didn't get treated very well there! Back in 2021, I was living in Florida, but had to bail due to exorbitant housing rental costs. Randomly moved to Oxford, Mississippi. It's a great college town, but expensive by Mississippi standards. Hattiesburg has some crime, but a it's a pretty good place in the pine belt. (Best of all, it's not Jackson!)

Knoxvillian here. Knoxville is in the midst of a housing crisis. Even in the suburbs, you'll be lucky to find any apartment without a waiting list, and apartments at those prices will only be in the sketchier areas. If you want to buy, hope you have all cash, and can pay above the asking price.

This is so weird to me. I lived in Knoxville in 2006 and remember renting a 2 br, 1.5 bath for $565/month. I left TN in 2013 but I still can’t imagine that place commands such a high rent. I still keep in touch with my Knox peeps and they are hurting.

I went to Western Michigan University in Kalamazoo before transferring to MSU. Great school. Kalamazoo College is also there--excellent private school with a very good dentist program.

I love going to Amarillo for work. Pretty chill and no traffic..

I live just outside Lynchburg and work in Lynchburg. The mountains are beautiful and its only about 4 hrs to the beach. I was surprised to see it on the list.

Hattiesburg is a nice town. Not all things in Mississippi are bad.

Love your channel but you said towns. These are small cities. Even if they're more affordable than major metro areas if you want affordability look for towns that are big enough to have a Wal-Mart but aren't tourist draws or have thriving industry. There are some diamonds in the rough out there. I'd rather just have a Wal-Mart and a decent choice of fast food and then drive 50 miles to a larger place once in awhile. Of course I'm talking about retirees as opposed to young people needing work and activities.

Kalamazoo, Michigan! What? With all that blasted snow fall each year, no way!! Hattiesburg Mississippi is more like it. Mississippi has much better weather! Huntsville, Alabama is also better in terms of weather than Michigan.

I was thrilled to see my hometown of Lynchburg as number one.

Looks like “artsy” became a popular word in the 1980s. I guess it’s a good word or bad depending how you use it, just like the phrase “bless your heart.”

Hint for Knoxville, my home town. Never drive near UT on football home game days. Makes LA look good. And in the spring the pine and cedar pollen colors everything yellow. Other than that it is the place to be in Tennessee.

Knoxville from my experience, is not nice. They charge tourist tax on a pet at a hotel. Plus, housing is hard to find and they have betting wars on homes within 25 miles of Knoxville. Go ahead and try it.

So many places in tornado alley. I'll just stay where I am thank you.

Springfield, MO is like any other place it's all about location location location. Seems like most towns/cities have places you might want give lots of thought to before you live in that part. To be fair Springfield has three large universities and several colleges which add to the crime levels.

I live in Toledo, Ohio, it's pretty cheap to live here, less than all those other places they mentioned.

In Texas you have to factor in your electric bill for the summer months when it's regularly in the triple digits. A/C isn't a luxury, it's a necessity.

Great Smoky Mountains "not real?" I've been there and seen them. Tennessee is not flat. It's got a whole bunch of mountains and hills all over the place. Believe me. I learned to drive a manual transmission there. It was like frickin San Francisco.

@@louis20122 Then Thailand is a good fit for you. The cost of living is less but you need to have your health coverage for safety protection since Medicare will not cover outside the US only a $50,000 medical emergency to bring you back to the US if needed.

@@653j521 my biggest complaint is when we go to watch the artistry such as a concert the musicians show the wares for sometimes little compensation... i have met a few of them, many love it when you can talk or demonstrate understanding of the hours of work.

I lived in a few places in Texas, right now near Dallas. I wouldn't live in Amarillo, Wichita Falls, Harlingen. Pitch a tent in the highway median instead. Temple is eh, but it's by far best place on the list for Tx. You do need a car in TX.

love these list, i live and nyc and have wanted to move someplace affordable that has things to do. fresh start for a single person. i know it sounds crazy because most want to live here, im not looking complete subburbs but not a carbon copy of here. a affordable place that is safe calm affordable but access at least to a realy city with city shopping and activities, resterants and sure some outdoor activities and more then 2 seasons that isnt infested with homless crime and lack of jobs..i know real specfic witch it y im still here (yes i wrote that happy holiday) suggestions on places? ive lived in VA, RI, FL and it was hit and miss

So, how do you live in these places on $1800 per month when the rents start around $800-$900 and the average house payment (with interest rates as they are now) would be maybe 2/3 of that $1800?

60/40 rule. Also note that $1800 is net not gross. The average rents he lists tend to be the standard apartments, once you start looking at less standard arrangements as well as splitting a 2BR unit with someone else you can always find lower prices. Just go out into the country a bit and you can find single wides and tiny home developments. Especially if you have a tiny home builder in the area you can get pretty cheap. (well under 100K)

You keep listing TX in your video for lower cost of living or houses etc, however the entire state has some of the most expensive properties tax. Houses are cheaper there because for a 330,000 place your looking at 6,000 to 8,000 for property tax. This sadly throws Texas out of the running for most people.

The places on the list are slightly better, but still not easy to retire in. Just the median home in Austin is almost $10,000 for property tax versus $5,000-$6,000 in Temple. Have to pay for the giant high school football stadiums and every other bond people vote for and then complain about property taxes.

What do you call that thing your wi-fi comes out of? A Rooter? Most people say router with "rou" rhyming with "wow". BTW you can get a really nice house in Springfield, MO for 240K. I lived there for a year going to college in the 80s and even then there were areas to stay away from. Most of it is very safe, and like you said, it's family-oriented.

Still way too expensive. Average rent should be $1,000/month. And thats pushing it. This is based on historical inflation. Market circumstances are the reason why its so high now. None of it is actually worth that much.

Lincoln Nebraska is amazing.

I live in Springfield MO. The crime is pretty bad but only in certain parts of town.

Favorite option: Knoxville Love the Nature, proximity, lack of income tax, and University. Least Favorite: Amarillo Amarillo is too far away from other notable places worth visiting.
