    I am not an Abnb host and never plan to be one. I am currently settled into a long-term apartment as a digital nomad. Along my way to finding which country I wanted to settle in, I stayed in about 15 different Abnbs. I got super lucky on my first one in England. I was just blowing through on my way to Portugal, but I got along so well with my host that I extended my stay 2 weeks with him and then rerouted to Spain, where I met up with him and his friends a couple weeks later for about 10 days of fun in the sun. Awesome luck as I had no idea what I was doing on my first booking. Long story short: I had 3 stinkers, 5 spectacular, and 7 mediocre (not awesome but no major problems) but really nice hosts. I have not been in Abnb for a little over a year, but I do like reading host advice forums and watching host advice videos. It is making me a much more savvy guest and showing me how to spot really good Abnbs if I need one in the future. I like your videos!

    I figure that if I ever get banned again or somehow Airbnb goes under or is banned by my city, that I will just rent out our guest houses as long term rentals.

    Dont change the model change the time frame. I put a property on 30 day minimum stay as i was not available to host, blow me backwards i picked up 2 long term stays, 1 for 3 months and another for 6 months, these are not Short Term Stays ! ! ! Problem solved.

I use wheelhouse since you mentioned it a few months ago(maybe a year) and it's definitely a game changer. 2023 had 97% booking, I'm based in Puerto Rico on a super saturated market and it gave me an advantage on the competition.

    Thanks for what you do. I am a new host. Started in March of 2023. I am in Panama City Beach Fl. In a really nice area called Labuan beach. I am currently a super host and one of the properties is listed as guest favorite. So I have a house and a guest house. I would like to know how I can let my guests know that they can combine both homes for larger groups. The guest house sleeps 4. House sleeps 6. I love what I do and love to make my guests happy while on vacation. My biggest issue this winter, since we are relatively new is that the home was booked in September and for new years. I need help with attracting snow birds. Thanks again

    We had guests smoke in unit, same day turn. I called airbnb and they basically said they'd cancel next reservation, but when I asked about getting it paid, they acted like I was crazy. Do i need to do that through reservation center from prior reservation?

    We did go through the steps on the video to see IF we had outstanding payments, kit being paid. The steps did not work out, as in, we couldn't find any outstanding payouts

    Great info! Thank you!!! I am thinking about to start one, but really concern if I'll be able to. 1) If I have a full time job currently, do you think it's realistic to start Airbnb business (only one for now obviously)? 2) What are the main questions should I ask myself to be sure if it's really for me? 3) If you can share, can you please be honest and tell me if the Annual Income from the Airbnb business (when it's only ONE house) is More than the Annual Expenses OR it's actually Less? Thank you very much in advance!

    Every Airbnb that is set up properly is profitable. I would recommend doing larger houses if you don’t have time to manage a lot of properties.. running 10 or 15 apartments has a lot of daytime workload compared to running one house. as an artist, you probably have an advantage and you have a good community to tap into Creating a stellar Airbnb a lot like set design, you probably went to school with people like that

    Airbnb is no longer showing the thumbnail picture you choose during your set up. They are selecting the thumbnail your potential guests get to see when searching for your property. I have a beautiful sunrise picture that I choose for my thumbnail. Airbnb is using a picture of my couch for my thumbnail picture.

    With all do respect… arbitration cost a lot more then 200$ and guarantee nothing. I actually looked into it when I had an issue with Airbnb. That’s not the way to go. Starting a war with Airbnb is definitely not going to get your account back.
