1. Place the home for sale in the LOCAL MLS with a captivating MLS description
2. Ensure all property information is correct to the best of one’s knowledge
3. Gather and study the HOA documents
4. Hire a professional photographer and videographer at the agent’s expense
5. Strategize with Seller on how the property will be priced and marketed
6. Begin speaking with qualified buyers in the agent’s database who may be a good fit
7. Notify other agents within the agent’s brokerage about the incoming listing
8. Hold open houses, so long as Seller is agreeable to this
9. Place an approved "for sale" sign in the yard
10. Ensure the property is easy for agents to show and access
11. Follow up on showings and provide feedback to Sellers
12. Be available to answer questions, write contracts, and show the property on short notice, especially during nights and weekends
13. Provide MLS details in the home for showings
