10:90 Payment Plan or The Subvention Plan: All you Need to Know

Subvention scheme in real estate is the most popular payment plan for promoting under construction flats. Subvention scheme are basically buy now pay later payment plans in real estate which were created to promote real estate investing and led to growth and subsequent down fall of real estate in India. In 2019, RBI put a ban on subvention scheme in real estate, inspite of this ban developers are still marketing subvention schemes such as 10:90 payment plan, 20:80 payment plan and many more.     Another risk, if interest rate increases, the builder may not re-negotiate the price in case of reimbursement method

    Great info… I wish you have explained everybody that builders subversion is the best way to go about it because in that case the risk is lower and builders, obviously confident because otherwise he will lose money so if that option is offered that means, doesn’t matter if builder has good reputation or not,. I think you knew that and but you didn’t mention it specifically that this is the best method and safe method to go about it so I thought I just put it out, Let me know if you think differently.

    What are your thoughts about SmartWorld from Gurgaon? Would it have any impact of whats going on with M3M case? Also, the 10:90 subvention plan SmartWorld offered is a bank subvention with ICICI, how come after RBI ban ICICI is providing this plan, where the builder is paying the interest to bank in the first payment only?

    Superb explanation!! Is it mandatory to process the loan with the bank with this 10:90 plan. I mean suppose I booked a flat with the developer by paying 10%, the rest need to do bank funding or can pay directly after possession. I need to avoid the bank loan and want to pay during possession

    That's Builder subvention, check this video from 9min...you can do that but very less reputed builders give...it's good to take but usually the price is 10% higher to a normal CPL or bank subvention

    How about developer builder under construction launching time asking for 15%+ registration and stamp duty. And demanding as per level of construction. Its not subvention. Instalment wise and need to pay for 4 years. By reputed builder

    One more thing. Reimbursement Subvention plans are not good for resellers. It is difficult to find a buyer when there is full loan compared to builder subvention

    M3M is launching subvention in the past years. It is fine if the market n company is good but if something falls. Buyer will suffer. After a fixed period liability is on the buyer. No liability on bank or builder.

    Sir mene koi flat liya tha 2019 me liya tha subvention ke under.and pay to me pre emi intrest last 2years.abhi possesion nahi mila he to me ab full emi start karna chahta hu and bank agree for full emi to kya builder muje full emi ya full emi par jo interest lagega wo dega after full emi start.

    It depends on the developers policy. Most developers will have a lock in period till possession or 1 year post possession. If no lock in period then you can sell anytime subject to developers transfer charges.
