I have an update on my renovation of an old house in Italy regarding the progress and the building planning permission that I have been waiting for regarding the design to extend my main house and renovate the two barns and outbuilding of the farmhouse. The news is not what I expected.
How to buy a house in Italy and actually buying a house in Italy is the easy part. The hard part is the renovating, restoring, rebulding and extending of an Italian house. Maybe this is what some people see as the big challenge and what makes buying and renovating a house in Italy sometimes more difficult than it could be. Is the the Italian way and the Italian lifestyle - maybe. I can accept that.
Maybe these delays and setbacks are there to help see that a grand redesign and big extension may not be what my family needs. We like the outdoors - do we really need a big house. While there is positive in here, it feels quite upsetting to be at this point after having so many meetings and discussions over the past 6 months.
The lifestyle of owning a home and farmhouse in the countryside of Le Marche is one of the best decisions I have ever made.
Having taken advice on what the building rules and regulations are in Italy - especially in the region of Le Marche which has its own layer of seismic acivity regulations - and listened to what the authorities usually accept when it comes to planning permission, I have now been through some major changes and redesigns to get to this point. Having this plan rejected was a curve ball and was not what my Giometra and I were expecting.
In this video I show you around the top of the land and field so that you can see the views from ground level. The drone shots are amazing over Le Marche but those long afternoons relaxing in the Italian sunshine need a lovely outside space on the ground so I show you the view.I also show the permitter and how my land is marked and separated from the neighbouring farmland - there are not many fences in rural Italy - and show you what the farmer has helped me with regarding the upkeep of the field and what crops and plants will be grown on there this year.
There is an update to show you the fixing of the drainage and how the commune local to me in Corinaldo helped with French drains and water run offs. The person who was coming to clear the barns had to cancel so I figured the only way forward is to do the clearing up myself. DIY.
This gave me a good opportunity to see what I could do with these barns in the future and how I could renovate them so that they become functioning barns agains and not just an are with a collapsed roof and a few tree growing through the building.
Finally, as I explain the new of the change of plans for the redesign of the house, I venture down to the beautiful town of Sirolo in Le Marche region and take a walk along the beach to think through what plans come next for my little dream home in Italy.

Welcome to my channel which is all about my grand design and plans to renovate and restore an old disused rustic farmhouse that I purchased in rural Italy. I will cover how to and why I chose to buy a house in Italy and why I chose to live in Le Marche region over places such as Tuscany, Umbria, Abruzzo and Puglia.
I plan to show you the house search process, viewing Italian houses with agents, and how I found the house that I bought in Italy. Important aspects of what was involved to buy the property and show the challenging task of renovating and building in a rural location.
This rural farmhouse renovation will take me some time and I plan to enjoy all that Italy has to offer along the way. The farmhouse renovation is a priority but so was moving to Italy for the sweet life!
If you wonder what the life and lifestyle is like when moving to Italy or if you are planning to move to Italy then I hope to cover that off also.

    Hi Richard, Great Videos and the land starts to look really great ! As a Belgian owning property in Italy I would say don’t worry too much ! Things will work out in the end. If you want to speed things up I would advise you to make friends with the locals, whatever your Italian proficiency level is. Sooner or later you will meet someone who knows someone who can help you/ advise you. Don’t hesitate to doll out some little presents (for me as a Belgian it was obviously chocolates & specialty beers). What we need to understand is that we’re in a position of weakness not being aware of « the Italian way », that we are at the mercy of someone wanting to abuse the little power he has or think he has… On the other side, the most admirable thing I discovered in Italy is how far people will go to help you if for whatever reason they feel they have a connection with you ! Create that feeling in them is the endeavour to write on your to do list… the rest will then flow naturally. At least this has been my experience in Abruzzo, not very far away from where you are. In the meantime enjoy the landscape, the food, the sunshine and the historical architectural beauty this land offers you. Notice also the nice job on the street…see it as an indication that they don’t want to lose you !

    Thank you @pierrearthur5428 - this has made me smile. Thank you. It is a great place with great people - I don't mind the process as such but the fees to get nothing, or very little, in return. That is what furstrated me and upset me when I made this video as that was the part that did not make sense to me. The neighbours have been great and helpful. My geometra has done all he can - even he struggled with all of this. I hope to meet many more locals as I get further into this adventure. This slight setback lead me to plan 6 which is really positive and feels like the best option anyway. Maybe I got a little too wrapped up in the grand design! Thanks again for taking the time to write.

    Hi from Netherlands, Thanks a lot for the videos. We've bought a house in Italy on auction a year ago, and haven't even seen it yet. So many complications and bureaucracy brought me step by step from excitement to fear))) Probably we should make a video about the whole process to enlighten people who are dreaming to get an Italian house cheap.     Hi @VitaSchagen Sorry to hear that. There is a couple that I have spoken to that bought in the North of Italy through auction. While it has taken some time, they are nearly there and have access now, or any day now. It seems that their solicitor has been a big help explaining the process. It seems long but one that gets there in the end. As for a video about the process - yes - I think people would watch that. Good luck with it all and keep us posted on your progress.🙌

    @@threeacresofmarche I would watch it...I've been visiting Italy for a few years now, and falling in love more and more. I've done with the concrete jungle we all live in and genuinely thinking about leaving my home country and moving to somewhere else. I would be interested in finding out what budget would an individual need to relocate to Italy and purchase a similar estate? What auctions sites/services are people using?

    The bureaucracy in Italy affects everybody, not just ex-pats. It never used to be so slow with constantly changing rules, but I've listened to ppl discussing why Town Halls will not employ more ppl to streamline their service. It seems it is basically a protectionist racket of the employees who have been running things for the last 40-50 years.They don't want any up-starts moving in on their jobs. That's a pretty typical mentality. I was watching an Italian woman complaining the other day about the fact that she put in her plans to develop her bare land in Liguria into a camping ground. She's been waiting for 23 years and still has not been approved. Hopefully you won't have to wait so long.

    Hi @yvanapantino273 - I hear similar stories about the job roles from Italians that I have met. I think I have hit the part where people I am not meeting or able to meet are the ones saying no. Every person whats a slice of the pie also - that has made one plan discussion be dismissed simply on the grounds of the cost for 'paperwork'.😂

    There is a U-Tube guy in Northern Italy that is renovating a mountain side stone house. He was told by the local authorities that the roof was the only thing he could repair without a lot of red tape.

    An option for a portable shower is a mimi hot water instant heater for horses. It hangs on a fence rail,hooks up to garden hose and plugs into a house electrical plug. Wala! Hot shower upon request. Maybe be help in cooler temperatures.

    Love your editing! You have a wonderful voice that is pleasing to listen to! Yes, Italy is very very slow when it comes to homestead property. But, be patient. It will work out. In the mean time, draw up 30-40 different plans and run them by us. You wonder if Italy wants to see simple plans that doesn't' take up excess land. But do start including plans to enlarge using up some of the percentage. But keep it simple and the building structure to enhance Italy's style. See you next week!

    Thank you @sherry9088 . I am really struggling with the sound levels but am learning as fas as I can. I think I need some new camera equipment! My current plan (plan 6) is so simple that it has no barrier or silly tax costs associated. I think I will play with my 'allocation' another day when I know more people and maybe have a better road into the town hall. 👍 Now that the big plan is off, I am in no mad rush. The family are happy to 'glamping' for the next few holidays.😂

    Hi @trevorsmith8603 , some of the rules are very fair and I fully agree with. There was one issue over the position of a building that came down to 50cm that got silly. I will put that in the video I make on the stages of the plans that I went through and what I have learnt after it all. I will find a way through without braking the bank!🤞😄

    My family is all in the Marche, with the exception of my mother and dad who left there in the 1950's. I love it there and I hope, eventually, you will feel like you're part of the community. Italian bureaucracy is pretty notorious, but I've heard much the same about Portuguese and German bureaucracy. Patience is a virtue at times like these. In the meantime, get it as cleaned up as you can. I'll be visiting in September for a wedding.

    they can't take the view away due to all the regulations they have. Ironic for this video when seeing the issues rebuilding/extending for house owners but an irony that is good as you're attracted for the views. I do know that Marche is a favourite place for Italians to holiday ( try going there in august) just because it is very unspoilt and unspoilt due to building regulations that are there to keep it unspoilt as far as possible to preserve what it is.

    Good point @bjornssecrets9299 . It does get very busy over holiday season along the coast and agree with you re the unspoilt parts. I loved the place because it is unspoilt. My plans were in keeping....they just got out of control on the minute details and paperwork costs. I will show what happened in a video soon. All in all, I will keep it simple and in keeping regardless.👍

    Don’t give up ❤ I bought a house 3 years ago with some “peculiarities”, and joined the renovation fight club …. I wanted to give up 4 times but I should say I’m lucky that we don’t have bureaucracy with private houses building in the place where I live 3 years of nonstop work and I still have something to be renovated I can imagine what you’re facing - I worked 15 years for one of the greatest Italian companies …. Love it no matter what … i even started loving game changing 😂😂😂😂 this is a typical cure for boredom

    You are right @kevinharker1840 - I don't think the process is the problem - it is the amount of peopel in the process and them all wanting some money for no or little value is the real problem. Time will tell but I am sure it will all work out.

    I spent 4 years (while in the military) in Northern Italy. I returned for a vacation visit last year (some 37 years after the last time I was in Italy). Needless to say, much had changed. I now live in California. There many Italians from the Lucca area that live here. They all seem to hate Italy and will only go back to visit relatives. I was married to an Italian lady while I was in the service, so I have a quite different perspective. During this vacation time I traveled to the Lucca area and I saw a big difference from the Italy I know (Trentino-Alto Adige area). Tuscany appears to be a lot more "slow moving" culture than the north. More antiquated mentality and their ways of doing things. Not to say that the north is more advanced, but there appears to be a culture that is more interested in progress. All-in-all, being that you are basically living there, I would say that you might want to "adapt" or think more like they do. I found that you can't really use the ways you were use to, and the old saying is applicable here, "when in Rome, do as the Romans do".

    Very true, lived in the Veneto for 25 years.... and found them very polite and efficient, the more south you go the harder it gets, sadly there it's all about who you know. A real pain for the migrants of course. 🫤

    Thank you @2quintly - I agree 100%. My disapointment was to go around the houses many, many times with 'experts' advising on what would pass and what would not to get to a point with a massive bill for 'paperwork' and a plan that I would have not entertained from the very start had the experts have known what was coming. The rest - the Italian way - I actually like it. As I say at the end - it can be quite funny and fun sometimes. 😊 I think that once I am away from the permission part and free to get on with things that it will all be a nice, steady, path to a beautiful home. (I am only there part time BTW - 90 day rule for me as a Brit).

    Best thing for ivy pour ordinary salt water it in then replace if you cut trees down hammer copper nails to kill roots been there done it all

    The 'still' of you standing on the deck , at sunset, is a classic. At some point would love to get your take on Marche region and house prices compared to other regions. Anyway, deep breathing, wine and good food as you say, all help with the 'grrrrr' moments.

    Great to see you also take the time to enjoy your new project and the weather - night and day compared to typical British weather... 👍👍 And you NEED the right tools - a digger to pull up roots and level it all - you need to do any job proper and only once - with roots in the ground you`ll get new growth - bite the bullet - rent a digger - rent a cultivator get it done in one go....👀👀

    You're right @thomasbee5218 . There was going to be somebody to come and clear. I do have hire options but waited. The terraine around these awkward corners would be difficult for me (with no experience) to navigate. Lots of landscaping to do - that permission is coming and I will get the machinery in. I am considering buying one....but cannot really afford a massive outlay atm.👍

    I think in a lot of rural places, it's more about your face and them knowing you than hard and fast rules. I think once you become settled they will become more relaxed with you and your future plans will grow. You're doing an incredible job against all odds.

    I'm sure you will stay positive. As you know, life has a slower pace in Italy. Its part of the appeal, but it can frustrate occasionally. Keep the commune informed and they will come around. I did smile when you were talking about Tony turning up in a jacket. You do become acclimatised. I remember at the end of 2017, it had been 39-40℃ for a great part of that summer, with an awesome olive harvest. One evening in November, I was feeling a bit cold and I went in and grabbed a sweatshirt. I then checked the temp, it was 24℃ ! LOL I'm trying to figure out where this video is ie month/year. I'll be heading back down late March and driving down the Adriatic. Maybe I could look in if you are about?

I found that after spending around a month there in one go I started to feel like I may need a layer when going out in the evenings!😂😎 I have started to note the time of year on screen as many ask.     Thank you @KlausKastrup I will try take a look. The new rules for my region are justifued - there was a terrible storm two years or so ago that caused devastation and a few lives were lost. The protection against landslides is fair - I will have to follow the local rules on this, which I have no issue with.👍

    I just watched a video on another channel about how thousands are leaving Italy bc of the bureaucracy. Such a shame since it is so beautiful. It sounds like the only way to avoid the government headache is to buy property that is finished to your liking. Not economical but there is so way I'd have the patience to deal with the unknown. Great job on your videos - thx for sharing.

    The deck alone makes it all worthwhile :) The drone footage really does showcase the magical views of the entire area as well. Pretty cool! ( i'm going to try to figure out how to use a drone shortly myself.. fingers crossed it's as easy as it looks? lol ) Hopefully Italy rolls out their digital nomad visa soon and lessens the red tape re building and construction. Surely they can quicken the process while still maintaining integrity of the buildings and area. 🙏

    Hi @angeltravelstheworld - I am keeping everything crosssed for a nice digial nomad process....but worry the tax may make it not that appealing. It takes a while to get good with a drone. My top tip is slow drone movements look better on camera that fast flying around.🙌

    @@threeacresofmarche yep definitely. You have wonderful thing on your hands. See if you can maybe just get permission for a pool and leave it at that. Because you could put patio around the building and develop garden and pool. Develop harvesting your trees etc. Prep and paint your building and do windows etc if they need doing. Gut the house and get some nice flooring in it etc. Must be some lovely reclaimed marble etc you could grab. Terrazzo floors are super cool and cheap in Italy and very in fashion.

    It´s true, in 2024 is not possible anymore to expand the house. The actual government changed a few things lately, I´m affected by it as well for the first house tax benefits for example. Italian bureucracy is frustrating and dumb. Anyway I wouldn´t throw or burn anything from the pruning waste and use it for organic mulch. Hope to come visit somewhen! Cheers!

    Thanks @owenp65 . It has given me the benefit to take stock and look at it all differently. Plan 6 feels like the best plan so in an odd way, those earlier plans failing have done me a favour....apart from the admin fees wasted!😂

    Hi @maxe.8336 - don't be put off. Plan 6 is solid and I will show how I get there. I think it is important to show that it is not just a walk in the park and there are a few hurdles along the way but hope that some looking to do the same can take some tips from my mistakes.     With a view like this, which does not need any approvals to be enjoyable, you're already all set. However, I do get how these ups and downs can be unsettling. I'm still learning the piano piano, enjoying it mostly and then being surprised all over again by it some other times. In the end, you'll come up with the perfect plan! I'm looking forward to the next videos!

    Thank you! I’m going through similar stop and go situations. Sometimes it moves along and sometimes there’s a lull during which I have to come back to that same realization that I was sold with mostly the view. But overall let’s say it’s going well. Thank you for asking 😊

    I know you will find this comment a bit strange, but... your trials, tribulations and set backs with your calm and patient demeanor make for a great adventure. It is heartening to see someone that takes these issues and the local process and is able to come out on the other side with his goal still in sight, even if it may be a different path to take. Just a couple of questions about your local, how far is the town from you? How large is it, and how have the locals treated you? And once again, thank you for these brief moments in your adventure and I and my brothers (this has got us three thinking) wish you well.

    Hi @davidlanders2853 - thank you for your comments. It is hard to get things over in a 20 minute video. In reality, while some things seem difficult, and I don't want to get into having a channel full of drama, in the grand scale of things it is all quite straight forward. *caveat that - parking....I don't think I will ever understand the parking signs! 😂 Corinaldo is the town - it is walking distance or 5 minutes in a car. The area has every facility you could need so while it looks isolated, it is not really. The locals have been great. As I spend more time there some are realising that I am not just on holiday and are very friendly. Things like banking and sorting of utilities is easy. 👍

    We have a small house in Mexico. Doing things officially is exhausting. We discovered we have a totally different experience if we take a neighbour / citizen with us we get more efficient service. Also there are fixers available for hire. They know the beurocracy well, have direct phone numbers for the right people. We got legal things done promptly and without waffling .

    Hi @joyceprocure1644 Your project sounds great! I am sure it will get there. I think my advice on what would pass was where the main mistake was made. Most things here work extremely well. Utility bills - and they fixed the road for me no problem - all good in many, many areas. Best wishes to you. 👍

    It seems counter intuitive to have so many obstacles when half of the buildings are falling apart. Everything seems to be kicking and screaming into the 21st came centurie. I love Italy, have visited twice as my father's family comes from there, but I found a lot of very run down places, maybe this is why. Great progress though, love your content.👍

    Your right, plot but of a tip where flood road repairs and old derelict bairns but hey beautiful spot,just make house comfy as you like,clear rubbish away,plant some flowering bushes,fruit trees and put your feet up😅
