    Mortgage rates are currently at an all time high since 2000(23 years) and based on statistics on inflation, we might see that number skyrocket further, a 30-year fixed rate was only 5% this time last year, so do I just keep waiting for a housing crash before buying or redirect my focus to the equity market

    The stock market is no different, to maintain profit you need to have some in-depth knowledge on the market. I mostly just buy and hold stocks, but my portfolio has been mostly in the red for quite a while now. Unfortunately to be able to make good gains, you’ll need to be consistent and restructure your portfolio frequently.

    In my opinion, it was much easier investing back in the 80s but it’s a lot trickier now, those making consistent profit in these times are professionals reason I’ve been using an advisor for the past 5 years to consistently build my portfolio in preparations for retirement.

    Living in Oklahoma here and the housing market here over the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quite mediocre neighborhoods. Then you’ve got Better, average sized homes in nicer neighborhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.

    A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

    Many people lack this kind of information, which is unfortunate. I understand why some people panic. It can be hard without enough information. I have been earning over $51k passively by investing through an advisor, and it doesn’t take much work. The economy’s performance doesn’t matter; good wealth managers always make profits.

    One thing I've learned from urban planners on KZread is that urban areas subsidize suburbs. Suburbs lack density and depend on speculative growth to survive. If growing suburbs stop growing, they have trouble funding maintenance on roads, bridges, and government services. If you're in the suburbs for the longer term, be careful.

    I moved from Maryland to Alabama because they do not tax your pension. Both my wife and I have government pensions. I was also able to take Maryland money and buy rentals in Alabama

    Great information Lady and gentlemen! Thank you I appreciate it. Enjoyed the banter and the information. Let me give credence to Mr. James Dainard analysis. I didn't buy my homes in PHX at the price point that Mr. James Dainard is buying at. But over ten years ago, I purchased four homes in PHX that I still own at a much lower price than Mr. James Dainard purchased his house, but what he is saying is absolutely correct even at a lower price point. There are ~3 summer months were the A/C has to run each year which the utility bill can be offset with a few solar panels. All the best in Scottsdale! Depending on what entertainment you prefer, There's a lot to do in PHX & a lot of events come to phx!

    A lot of people have been burned out, flooded out or have their house blown down. They moved because of climate change, not a fear of climate change. Today's host won't buy in flood zone and that should be a clear indicator on their real perspective on climate change.

    doubt that climate change factors into the thought process of moving. However, political division definitely does. In 2020-2022 we saw leaders harp down on their constituents with demands of do what i say not what i do. If people love their state, they will stay but when the leaders put in yes high costs to feed their government/regulations to feed their government then they will move to a government that is not as offensive. Lack of law and order will cause movement as well, like in the city of st louis, people don't feel safe so not only are residents fleeing but so are the businesses...

    If cash flow goes down then those that purchased rentals too high, will sell. That will bring more inventory to the average home buyers and keep cost down. Unfortunately many new "investors landlords" were sold the coaching and ideas that home values never go down (which is a lie since values go up and down, even on the way up long term). So many newbie investors income to debt ratio is too high and they are pricing themselves out of the market rent. If the government leaves it alone, and doesn't lower interest rates ridiculously low and long, the natural process of supply and demand will correct naturally

    @13:50 the idea that the Fed easing rates will help unemployment isn't correct, but understandable why someone would make that claim. Just because congress gave the Fed a dual mandate doesn't mean that is how the financial system works. If anything, lowering rates might have the opposite effect based off prior rate hike cycles.

    Yea they act like 1 year of wage growth beating inflation makes up for the past few years. Not even close. Average home alone went up over 40% since 2020. That's housing alone, not everyday goods we buy. There's also used cars. They are wayyy more expensive. Rates way up too. Most people's wages have not kept up with that at all

    Investors are part of the problem. You're competing for the houses that first time buyers want, they you do improvements using the lowest quality and push this off as eye candy. Stop doing it. You're hurting the housing market.

    I'm reading these comments I see a few people saying this is a "scam" and "shady". As the speaker said probably more accurate to call it a legal maneuver. Most people go through a title company to do this type of transaction. People who get foreclosed on will have their credit nosedive. I don't think of this as zero-sum. One person needs out, and the other wants in. You give the seller some cash. there's certainly risk, but it could really help people in some situations. ( I've never done one of these transactions just read a lot about it) my only problem with it is not being upfront with the bank. It's like... We didn't tell you cause you never asked...

    I believe that this is political, and they need an escape goat to distract everyday Americans from the terrible effect of inflation, so they make the landlord the big bad bookyman while everything around us is going up including food, energy cost and transportation. I asked everyone to think about it, if your rent goes up 5% or less, does that help you any if everything else like food, transportation and cost of living goes up 20%, does that really help you?

    For California where you have to disclose you are wholesaling and intend to make a profit is that for MLS listed properties also and if you are double closing or using the LLC exit strategy where you assign the beneficial rights to your cash buyer before the closing takes place do you have to disclose all that also if you are not assigning the contract?

    The proposal targets mega-landlords who own like 50 units are more. It doesn't affect mid to smaller landlords.

    I have a solution for this issue. Landlords should make their rent $100,000/month, and give the tenant a courtesy discount to the market rents. That way if Biden tries rent control, you have nearly a century until it might actually affect you.

    I like what I'm hearing. The number of licensed agents is ridiculous. Especially here in Arizona. The testing process is a sh** show! The fact NAR doesn't have a Board that represents the diversity of agents/brokers is old-thinking and 1200 board members is mind blowing. Thanks for providing an alternative option, I'm very interested to learn more.

    Sound like a good idea honestly, it sounds like the only people who would have a problem are landlord who plan on raising rent drastically but if I can TRY to see it from their/landlords POV I can see the arguments for them to do so ONLY in cases where its a multi-unit/condo and you need to to keep up with the mortgage (if you live there as well) or in other cases like the property taxes jumping too quickly which leads me to my next point where if that's the case this should be passed with a fast-follow of a law to prevent the spiking of property taxes as well.

    Just look at where rent control already exists. New York city is the prime example. Landlords do not update their units and in the 1960s and 70s some were burning them down because it was the only way out. More recently look at St. Paul mn. The outside housing investment dollars were turned off immediately along with new construction. The jury is in: market forces brings quality up, prices down, and more inventory. Why do we have to relearn this lesson? Politicians just can’t help themselves.

    I generally hate government regulations but this is kin to identify theft. Very gray area. Take the deed without any credentials on the back of someone else's credit without notifying the bank. Shady practice.

    I was going to pay someone to put up an IKEA kitchen pantry and a small personal closet setup (66in wide, two hanger racks and several shelf and 3 baskets) til I seen the price. Was around $800 so I decided to just do it myself
