  Cap rates are not a return metric. Cap rates are used to value NOI.

  Correct. There are several other factors that take effect for a true Cap Rate. Ideally, cash on cash investment.

  Fewer buyers, yes, but it seems similar to there being few snow skiing shops in Miami. Unless I'm a CASH buyer, with interest rates having doubled, vacancies up, and property incomes down, wouldn't properties qualify for much less of a loan now than a few years ago? Would that translate to much lower prices? And have we hit bottom yet?

  Happy to have this discussion on a zoom or phone call. You are correct. No one has a magic ball but given Fed. Powell's latest comments, I believe interest rates have spiked and 2024 to be a robust year. Depending on location and regions will dictate prices. Here in NC, I see residential and commercial real estate continue to escalate upwards. This is based on several micro-economic factors.
