What does the CDD stand for?
That's going to change !!! With people moving here from California and New York to escape these taxes, it will inevitably change the state's costs,to rise in time .government will become creative in process of taxation ....which means higher and more taxes for You and Me !!!!! So !!

It's not rocket science, folks. Keep your grass cut short, and keep your yard as free as possible of things that snakes can get under. That's about all you can do. Watch where you step and watch where you put your hands.
I can certainly appreciate the ideas behind this video but I think you're seriously downplaying what many buyers would consider poor quality construction methods but worse, outright unethical behavior. It's true we all need to practice patience and gratefulness but that doesn't mean you turn a blind eye to what i believe are willfully deceptive practices on top of poor process oversight

While talking about moccasins, you show a different species. How do you know it actually was a moccasin? On top of this, most dangerous is broad, the most bites come from moccasins, but the deadliest is the eastern diamondback.

Pro tip - if you see a snake and want to move it, a garden hose jet of water is your safest bet to encourage it to move.
There are also copperheads and Pygmy rattlesnakes in SJC. I’ve heard there have also been some diamondbacks

there are no pros to living in a Cul-de-sac. Stop car dependent suburbia and Euclidean zoning and make dense mixed-use areas that are walkable, bike friendly, and livable.

Haha just wait for all the problems to start happening after the warranty period is up: leaks due to faulty HVAC installation and improper house sheathing, mold, cracks, and the list goes on. I wish you the best 🙏

What ate the HOA fees and CDD fees. I know it depends on the lot and the house. Just give me a ball park figure for a single family or even townhouse 2 to 3 bedrooms fees, please

Palencia's a great community! Do you currently live there? Or are you thinking about moving in there? I have some videos on the channel about Palencia--it's a built out community, so the homes are resale. My team has worked with some who are selling their current Palencia homes.

Be prepared to be shocked at prices and remember Hutson company takes a nice big chunk. Build a budget and clearly decide on your must haves vs. nice to haves when you step in. They'll get you all fired up without telling you the price is while you are there so don't be afraid to ask them to price two or three different options for something like countertops

So for the house in that video, what would it cost in 2024 to add that screen system. Not asking exact price, but a ballpark would put it into context. Say, 1, 10, 100, 1,000, 10,000, 100,000 dollars? This s the only fair way that I can compare two houses with pools, one with, and one without.
Great question--I think you're looking in the thousands to ten thousand--will really depend on the company, and specifics of the home. Let me know if you need some recommendations for a quote.

Great video and I enjoy his content. My wife and I did the tour of both developments. We are empty nesters and wanted a decent size house but didn't want to break the bank. We decided on Silverleaf because we'd be getting in during the infancy stage. We did the same thing in North Carolina near the beach and were amazed how much it grew in the last 5 years. Nocatee at one point was where Silverleaf is now. You need to give it time to grow and that's what excites us about it. We didn't need all the amenities since we mostly like to do our own outdoor activities. So we are excited about the future and look forward to the build process.
Thanks for sharing your thought process! Super helpful! You're right, it takes time for the developments to mature, but Silverleaf is already centrally located to a lot of great shopping & dining, so won't take nearly as long as Nocatee did to develop!
Just over 1 year in St John’s having moved from the Philadelphia suburbs. As a motorcyclist, my dislikes are the poker straight roads and little elevation change. Albeit, there are some hills and sort of twisty roads down near the Clermont area. I also dislike the lack of or poorly planned traffic controls. Too many intersections where one may make a left turn across 4 lanes without any traffic controls at all. Too many traffic accidents which contribute to higher than average car insurance rates. While I find the driving skills in Florida to be disproportionately poor, I think traffic planning and engineering is lacking. I’ve never come across so many unmarked left turn only lanes that just pop up from no where. Crazy. And yeah, moving to Florida, be prepared for your car insurance rates to triple. That was a shock to our family. It makes no sense that car insurance in St Johns is 3 times that of Philadelphia. Other than those things, everything about St John’s County is better than the NE. Yes, even the food. This place is beautiful and we could not be more happy about making the move.

As a south Florida resident, the weather anywhere north of me is great including Orlando…😂… Now, my favorite is St Johns county cause of the coziness and many home options 😊… Question: Are there many teacher job opportunities??? Or Duval county is where we should check out? 🤔
