I visit from up north every year it’s not good
Worst case is we put your stuff in a storage unit and then you rent an airbnb for a month.
I found this video very reassuring. I'd love to find a roomy suburban area with quick access to those medical assets.
@@barneyfyfe8313 there are multiple areas to choose from, if you would want to schedule a zoom we can discuss and help you find one.
@@livinginknoxville My wife and I are stuck. We don't know how to proceed. Sell first seems the way to go to enable us to pay cash. But then... where would we live? I've seen your videos and others on this but it seems so overwhelming. We haven't moved since the late 80's and never out of state.
You can have 20 "pro" topics, all you'll need in the "con" column is "Putting up with ignorant hillbillies still fighting the Civil War."
Love all of your videos
Thank you!
low pay, no PAID family leave , people there are most likely to be conned , ie trump 😅 etc !!
So where do you currently live?
Thank you so much! This is so good! We recently moved to Sevierville off Boyd’s creek and feel so confused as to where things are! This really helped!
@@robinscirica3871 so glad it is helpful!

Great overview, looking at putting a down payment on house near Bearden in November :)
Thank you! We would love to help if you don’t already have someone you are working with.
Appreciate your on-the-ground reporting of the local market here in East Tennessee!

Are you serious about wanting to be contacted that far out from a move? Most realtors prefer a much closer time frame. Thank you! Love your videos!
Absolutely! Our job is to help you make a decision about Knoxville and be a resource for you throughout the process. We are very different than a normal realtor.

Great video. Will houses ever drop back down to a reasonable price?
Honestly there is no reason that we should ever see much of a price decrease and if we see interest rates drop we are going to see significant increases.
Suppose if prices won’t come down wages must go up to correct itself…
Very informative!
Thank you that is what I am trying to do
Good video with solid points! Selling first also gives you a define handle on you buying budget. My only problem is.... where do I live in the interim? Renting seems like a waste of money.
It's only going to get worse as more people move in and as long as you have about 500 realtors and growing on KZread saying how great of a State TN is, which I agree. Just sayin' No longer a best kept secret. That's life, I guess.
It’s a great place to call home.

10.2 sales tax for me in Louisiana
Yes…and it’s still insane how much houses have risen in just 2 years… Will they ever drop back down to where they were? If they don’t then my wife and I should look for a nice comfy tent to live in when we move to Knoxville 😵💫
Honestly, I do not expect them to return to anything less than what we have today. I wish they would as you do but at the moment the demographics just say everything will continue to go up

What a beautiful community! Is the housing price expensive? Are there any hospitals or shopping malls nearby? Thank you!
Homes are basically from the middle to high 600's and up. It is with 20 minutes of good shopping.
Debating visiting Knoxville,Memphis, chatanoga,or Nashville. Knoxville n Memphis are my top 2 choices
Very very different cities.
Guys like there guns showing its a ego thing 😂

Hey how is apartment living out in Knoxville and job market for car sales. I am a little scared deciding to move originally from Albuquerque New Mexico and than Tucson Arizona. Coming from bigger cities. Also I would like to get back into school I am 31 how would that work?
Hello, Todd. I haven't heard much about the lower part of the Amherst area. Could I ask if those areas are safe and good to live in? (West Forest, Canby Hills, Westavia Woods) Also, is the Amherst area good to live in? Thank you for your time.
The con about the traffic is a HUGE pro for me. I LOVE LOVE LOVE traffic!!!

Chattanooga is best city lass traffic in Knoxville.

How about hail? I saw there were 80 or so hail warnings. Is that true?
I honestly don’t know how many hail warnings we get in Knoxville. We get thunderstorms and occasionally you can get hail with them. I have never had a vehicle damaged by it happens. If we do get a significant amount of hail or something that is bigger it is good for getting a roof replaced. Our weather is honestly very good if you want four mild seasons. Thank you for the question.
Those are the reasons we love Tennessee!
The majority of your residents are renters. The homes are over 300k and up. Inflation doesn't help and many corporations are buying up the land and building cookie cutters throughout Knoxville. It's a win for the Companies and not the homeless.
Too bad TN's dental school is in Memphis. I'm a retired dentist and would love to teach.... but that's a long commute (LOL).
Yes and as far as I am concerned Memphis is on Arkansas
Call me crazy but I wouldn't relocate to any city or town that has a university or any pro sports team ...
U can see more there... Just too far from work in west Knoxville..... Good if u retired and dont like sams and costco
Is the property in Sevierville more expensive than Knoxville
Depends on the area but usually not
I don’t know what these real estate people are thinking. It could be a lack of knowledge or a lack of honesty about the real picture stemming from desperation to sell, but here’s the big picture: inventory is significantly higher in this region right now, up 25% and still climbing. Interest rates are also high, and reports show that people are not buying houses. The main issue is that prices are extremely high! Yes, $150k, $200k, or even $300k might seem low compared to California (which is often highlighted in the news), but that doesn’t mean it’s not expensive here. The combination of high inventory, high prices, and high interest rates is a perfect formula for disaster. Do your research before buying anything this year. Prices are expected to continue rising at least until mid-2025. The reason for this is that the game has changed: they are now approving mortgages for people who cannot afford them, asking for just 1% down. I am sure we will soon see 0.5% or even 0% down. I never thought I would say this, but for Tennessee, especially in small towns where household income is much lower than the national average, we are heading toward a type of crash. Not now, but in 1.5 to 2.5 years. Regions like San Diego, California, will never crash due to constantly growing household incomes, which will lead to a market correction over time. However, in Tennessee, the combination of high prices, high interest rates, high inventory, and low household income creates an unsustainable market. It will fall. Folks, hold your horses and you will buy your dream house in two years. Save money and wait for the opportunity.
Once again you are using percentages like up 25%. The absorption rate in Sweetwater and surrounding small towns are still close to historical lows, demand is still strong and this area of East Tennessee is changing like many other areas across the country that offer a great way of life, safety, good weather and friendly people. Tennessee like many of the states that are growing are not overburdening their residents with over regulation and absurd policies. I am assuming you are in the real estate industry, if so you know that 50% of the people who are moving to East Tennessee as well as many other states that are attractive to live in maintain their current job working remotely and bring their salaries with them. The country is undergoing a demographic shift, before covid and the mass acceptance of remote work people had to live in places like California for their job but that is simply no longer the case. A second area you are not considering in any way is that 50% of the people buying property in our area are cash and are not affected in a negative way by the interest rates. Thank you for your comment and opinion but there are so many assumptions in your comment that are simply will not hold up.
"Nobody goes there anymore. It's too crowded" - Yogi Berra I hope Knoxville doesn't get too crowded.
I'm worrying about safety and diversity😢😢😢😢😢😢😢😢😢😢😢😢
It’s a very safe town and it’s much more diverse that many think. It’s a major college town and that has been bringing diversity to the area for years

Diversity? There's Memphis
There are sites which allow you to research the demographics of any town. That includes ethnicity, religion, politics. You just need to find your niche.
Housing in oak ridge is $100,000 and higher. Rent is $1'000-$2,000 and there seems to be a problem with people getting their homes sold out from under them and left to find housing. Me, my wife, and a roommate had our home sold out from under us last summer and to this day, we're struggling to find a place to live. Last week, via a Facebook group dedicated to oak ridge that someone posted that they're losing their home and has nowhere to go. You touched on crime, there's people that would still someone's shadow if they could. Traffic, you'll have people will get behind the wheel in a vehicle with no concern for those around them. Faith, it's pretty much those "I'm a Christian because I say I am and I'm better than you because of that"
