  If you are stable enough and can afford to buy a home, yes you should buy a home, if you can afford to buy but you're not stable enough to stay in it, you should buy and lease out. Real property is called real for a reason, it's the only asset with as much safety and growth out there. If you can't buy at this time, your goal should be to get your finances in order 1st then learn more about house hacking and other ways where you can be able yo afford property. This advice is not for everyone. Some people are happy paying rent.

  Thus why i said the aim should be better money management so you can afford to buy. Also there are many programs that help new home buyers and people with low income. It doesn't cost anything to ask questions and get more education on better financial plans and habits.

  Don't buy a house. Scope out spme acreage save and Buy the land and a small cheap cash RV. Pay off the land and rv first. Design your home with an architect. Get estimates on how much everything labor and material will cost. Have a plan to save that amount 5-10 years and pay for it cash. If you have the will do that, you will save $200k-$300k in interest.

  Good question. And the answer is simple. Not everyone should buy real estate. The proper advice is, if you can buy without getting underwater, then it's the smart decision. If you can't, like your debt is too high or you don't have cash for down-payment, can't afford the mortgage, etc. Then you shouldn't buy. Rent does the job. However, rent is 100% money lost. So the goal is to bring yourself to financial stability 1st where you CAN afford the house. Otherwise the problem is not buying the house, it's the bad finances. Hope this makes sense

  To make it clear. No advice is one size fits all. Most of these "statements" are for people who are 1- financially stable 2- have the ability to buy 3- are wanting to buy or invest. If you're none of these. Then this advice is not for you. The advice for you would be, cut your debt, increase your income, become financially stable, wait till settling down in one place for 3-5 years make sense and then we can talk.

  That's true, you always have do the math and see what works for you. This advice makes sense though because you need to look at the bigger numbers and time line. If you pay $1000 for refinance fee to save on $35,000 of interest per year for example, don't you think that it would be worth it?
