    Why not walk outaide and show it. Your not a very good realtor in my opinion. No detail in your videos you go way too fast. Shows your arrogance and laziness. You only show what you want too. I am looking for a new home but would never deal with you!!!

    Builder prices are constantly changing and the price can vary greatly depending on the upgrades that people select as well as the lot premium.

    @michellemilleraz Typical resonse from a shady realtor. This model is 100% complete. There is absolutely no reason you can't post a price. Your the reason people in your industry have a bad name.

    Poor flow. Two dining rooms? Far too much dead space that will never be used. The laundry room was way too large. Should have combined that useless second dining room with half of the laundry room and walla, theatre! $2.5 million? Grey grey grey. It lacks pazaz, a wow factor, a jaw dropper. No views. I don't see $2.5 but good luck!

    Sorry for the delay, they start around $1.7-1.8m if I'm remember correctly then you need to add on lot premium and upgrades. If you like that area you might want to see my video of a listing very close 5506 E. Dew Drop Trail, Cave Creek listed at $2.250m The place is gorgeous and no waiting for construction.

    Michelle. There is basically a single block of "55 Plus." The rest of this specific Trilogy is considered any age. I know several owners that are under 55 years old. Yes, Vistancia Trilogy and nearly all others are ALL 55+. FYI. I live here and I bought under 55 years old. In fact, there are about 5 homes where 30-something-year-olds live (3 owners of which a parent bought their kids a home when they come to visit. ) To the viewers: realize this is an older active adult community. Meaning, the average age is around 60 years old. But several hundred owners are in their early to mid 50's. :)

    “The one con” …😂… I’m not in the market, but I saw one of your other videos on Shea homes in Storyrock. I had some free time after an appointment at Mayo Clinic (Phoenix Campus), so I decided to drive up to Storyrock. My map said 30 min drive. I think I turned back about half way up Happy Valley because it seemed like I had been driving more than one hour. There was also road construction 🚧 so that didn’t help. How far it seems to get to Troon and other areas up there would be my only con. However, I routinely drive 45 min to one hour to events using the highway and it doesn’t bother me at all.

    I have lived in the Phoenix area since 1971 and it is hot in tge summer but the rest of the year its fantastic. You have to remember Phoenix is in the Sonoran Desert.

    There’s no perfect place to live. Arizona is hot for 4 months but incredible weather the other 8. At least you don’t have to shovel sunshine

    Hi Lolynda, that property has been sold but the HOA wasn’t too bad as they don’t have a community pool or other amenities. I think it was about $1300/qtr. I sold it a couple pf years back - Amazing house. Thanks for your note Are you looking for property in AZ?

    Hi Dede - cute name. We do get cool in the evening Nov-March but it’s a nice break from the warm days and really welcome after getting through summer.     @@michellemilleraz my wife and I are looking at Arizona to build. I was told some of these builders are taking 18-24 months for delivery, is that the case.

    @@alexmaldonado835 HI Alex - despite our sunny weather all year long it seems to take a very long time to build here. It depends on the size of the home and if it's custom or in a big planned community. A custom home can definitely take that long. If you build in one of the master communities a lot of the legal building BS is already done but even at that expect probably 12 months on the build time. If you have a particular builder I could stop in and see what they are currently stating on their timelines. Just note you can use an agent when buying new, and if you don't you are entering into that builder's, contract with no representation. The person that works in the office represents the builder, many people don't realize that fact - you might already know this to be true. If you are remote then having a local agent can also be helpful as I will stop by my clients projects and check progress and point out things/area that I see might be a concern. I've built several homes and have helped others while I had my decorating business. If you need anything else please don't hesitate to reach out. I apologize for the delay I'm just getting my energy back after fighting that fabulous (not so fabulous) covid virus.

I will definitely use an agent out there. Do you have a website I can go on to do research. I do know I want to stay near a major city e.g. Phoenix.

    This is absolutely amazing! One question though maybe someone from Arizona can answer. Let's say a lucky individual has the resources to secure a residence like this, then ok lucky them but I notice on all these videos how open these places are, parked smack in the middle of surrounding desert terrain. How on earth would it be ok to let family/kids and friends walk around outside in what is essentially rattlesnake and scorpion paradise? How do these home owners in Arizona in places like Silverleaf, DC Ranch, Fountain Hills, Paradise Valley mitigate what seem like serious and obvious risks?
