Any flooding issues in that area?
@@hiphopmanuscript19 The streets on very rare occasions. The houses are built on the cliff with minimal flooding issues. Watch out for driveways that slope down into an attached garage because those can sometimes have issues. The highrises by the water dont typically have flooding issues, except again for rare instances like hurricane Sandy or Ida

Grew up there from 53-68. Folks moved to CO in 91 because of astronomic real estate taxes, something you failed to mention.
From 1985 to 2004, Eddie Murphy lived in the East Hill section of Englewood NJ in a house called BUBBLE HILL. That's a much different zip code (07631) than Englewood Cliffs (07632) or Alpine NJ.

Fugly and impossible to keep clean. And it's NJ, not LA.
That town house has cheap vinyl floors, fake wood moldings, mdf cabinets, no back yard, no view... not worth 500k let alone 1 million. Plus there is an HOA, no yard, that house is a ripoff.
since this has no HOA, has white oak 7.5” engineered hardwood floors, has real wood moulding, has a bigger backyard than most others in town, sits on a lot was $800k, and is 10 minutes outside NYC… I don’t know how we could be looking at the same house
Perhaps the home appears available but it's not because the homeowner wants to show off pictures of her newly remodeled home and since zillow recently took away the 'upload images' option from homes that are not listed for sale...
perhaps you could be exactly right about that, although I would not know of this new phenomenon. And would like others to chime in on their experiences with homes that appear available for sale on zillow

@@hailedjupiter3942 haha I went to HS in the city via NJ public transport from Bogota, NJ so I see the value in having an easy commute to the financial capital of the world, but life gets slower and it’s easier to be more present just 45 minutes west of here. Anything to be concerned about regarding crime / safety?
personally would not be concerned about crime in Edgewater. Best advice I can give is lock your car, but you’d likely be fine even if you didn’t. Locals consider Edgewater safe with low violent crime rates and property crime rates below national averages. Hope that helps.

Most Leonia houses are turn-key, move-in ready. No fooling around. I go to the city regularly by car and get there and back in under 25 minutes. I don’t understand your angle is. Carry on if u have more to say
Tenafly’s councilman and his son were caught and accused of pedophile crimes. Seems like Tenafly is decaying.
Tenafly has good insulation. It's hard for things like this to affect its status as a premier town in Bergen County, as they get solved and swept under the rug quickly. Tenafly will stand on its prestige and allure, regardless - as reflected by the increasing home prices.

I’m thinking of moving to Teaneck in this area since I heard it’s nice, but I also heard that the school system isn’t really the best. Do you think it’s good value and I should take the risk or should I look towards other towns?
for your situation set up a conversation in private. You can book time with me for free on my site. Teaneck is nice! I don’t see moving there as a risk. There are renowned Bergen County high schools and private school options if Teaneck public schools aren’t the right fit. Many families save money on the house by buying in Teaneck-which is rather affordable compared to Bergen County at large-and opting for this. If you tell me what you want I’m confident I can match you with compatible towns to explore further

@@bergencountyrealestate No. I actually lived in East Paterson (now Elmwood Park) from 1957 until 1972 so I speak from experience. Best move I ever made. Never looked back.

@@bergencountyrealestate After graduating from EPMHS in 1968 I went to NCE (now NJIT). In 1968 graduates were receiving 4-5 job offers each. By the time 1972 rolled around graduates were receiving 0 job offers. My parents had relocated to Houston, Texas in 1970 and the economy was BOOMING. So I moved to Houston. I have lived in Texas ever since. My infrequent trips back to NJ over the years have only reinforced that my decision to move was a good one.

It’s a cool place to set up shop and have some fun, especially if you’re positioned well financially… and at the end of the day yes, definitely not for everyone
You mentioned Hackensack blowing up in the near future. Do you think this spill over into the surrounding areas i.e. Bogota and Ridgefield Park?
yes to a degree. need “better” schools tho for the big price increases
@bergencountyrealestate so are you saying the Hackensack school system is actually better than RP and Bogota? I've researched both towns and they both have elementary schools that received Blue Ribbons. The highschools also got very good reviews on Niche
@@johnprezioso574 you can do all the research you want, but respectfully you’ll know exactly what you’re dealing with upon visiting in person. All 3 school systems are on the same par. Hackensack price growth will be from more commuting professionals. So I think schools aren’t as important for appreciation in Hackensack compared to its suburban neighbors like RP and Bogota. They need to get education on par with Northern Bergen County towns to attract wealthier buyers who will improve their properties and create a growth trend that both towns need. They are all good, but we all know they have so much more potential
