Different vibe. I love this neighborhood as it’s in/near a marina. What are you looking for in a lifestyle?
Personally have never lived in a marina before, nor into boating or water activities, although there’s a first for everything I suppose. Looking for a second home (that may become my primary residence eventually) that can function as sort of a secluded retreat but still near reasonable amenities and things to do. Don’t care much about schools or family friendly amenities in particular. Looked at Parrish previously which was very nice but felt a bit too rural/underdeveloped for my own personal taste.
the Parrish and North Palmetto (Moccasin Wallow and Buckeye) areas are exploding and will continue to develop so could be good from a value standpoint.

Community Development Districts, or CDDs, are common in Florida, where many new developments are created in areas where no infrastructure existed before. CDD fees cover the costs of various community amenities like clubhouses, tennis and basketball courts, playgrounds and pools. I can’t believe they still put tubs in that need a shower curtain. That’s so old. For the price, I would want a glass enclosure.

Of course there’s some without a HOA. Just most communities here have them.
At that price, I would expect a separate laundry room, and a pool covering. The fence is a mess and the shower floor is filthy.
Yea....most of Clearwater and Pinellas County is older and expensive. This one ended up selling for $617,000.
If a house there seems too good to be true, it's because the real estate taxes and insurance are sky high. If you can find a home insurer. Many companies are no longer insuring homes in Florida due to the hurricane risk.
My clients haven't had any issue getting insurance.

Why do all you realtors use the ridiculous and deceptive distorting lenses making the rooms look bigger? Seems dishonest or like you should disclose it. Been shopping for the first time in 17 years and just leaves a bad taste in my mouth seeing you all do this. I can't be the only one who feels this way.
I’ve had people praise the use of the 0.5x camera setting on my iPhone and some that have complained. Using the 0.5x vs the 1x allows more of the home to be in the frame. I learned long time ago that you can’t please everyone so I do it the way that I want. Thanks for watching and commenting. If I can ever help, let me know.
Who approved all that black trim??? They should be FIRED… All the Black is over Kill… it’s got to go…. The light fixtures are gross too… There’s no cage or screening around the pool or lanai… The carpeted bedrooms… WHAT???? The lighting fixtures remind me of a China Buffet…. The second house and the lights remind me of a night club from the 80’s…

Very beautiful pool in the backyard.
Between both houses #1....but no front view both houses to small for the amount of money. Don't get me wrong, I understand they have access to water canal and nice features inside.
Lvp flooring in a 3/4 + million dollar house, no overhead fixtures....no way.

@joshbryanrealtor I've been in new home construction over 25 years. That's just cheap. You can get a builders grade ceiling fan for less than 100$. The LVP flooring is just flat out cheap and unacceptable in a home at this price point. I do like your videos though. Great job !
that’s the way it is for the most part. I recently had a client build from scratch and went with lvp in their $850kish home. Like it or not, people want lvp. The only build that I know that usually puts ceiling fans in is Lennar and that’s a much lower price point. Most people in this price point would rip out any builder grade fan and install their own.

Tampa Bay is still very affordable regardless if rates are 7% - very few places in the country can you buy a brand new home for $385,000. Great videos!
Adding up property tax, HOA & CDD, or some other extra costs,,,,,, Manatee county is the more affordable one among the Bay
@@bamh1re318 and compare that with anything up north or out west, and we beat them hands down. 11,000 boomers a day are turning 65 in America between now and 2027 - DAILY . So huge migration will continue
I just saw an article that Sun City Center is one of the top retirement spots now surpassing the Villages.

There’s a Publix and a few other things right across the street and that entire area is being developed. 52 all the way down to the Suncoast is being developed. That’s the next “big” thing.

@@jazzyflorida3757more builders in Parrish, unless you are only talking about the lagoon community being built in Parrish, and I’d argue Parrish is a better location, but that is subjective and depends on what you want in a lifestyle.

Plus just closer to everything plus all the stuff coming to Parrish, thanks for the great videos! We love watching but are sitting on a 2.49 sweet mortgage rate and tons of equity. So hard to give that up! But love watching the new homes and communities

The values are all skewed. Look where you’re getting your information from! Florida Realtors Association! We are in a crashing market. I’m watching the SW Florida market and it’s so obvious. Zillow, trulia, they’re all lying about the data. Major price cuts are already happening and average days on market is 3-6 months here. We’re only 1 hour south of Tampa. It’s coming folks! Don’t believe the hype.
It's MLS data lol. Tampa is still a seller's market while Sarasota/Lakewood Ranch are on the cusp of seller/balanced and Venice is balanced leaning buyer while North Port is firmly in a buyer’s market and further South it changes more. It also depends on the type of property within each market. Condos are different from single family. Gulf access is different from dry and pool homes are different from non pool homes. I'm not here to convince anyone of anything. This is purely MLS data so do what you will with it.
