We owned 2 homes in Naples, Florida 1990/2014. First was Confo in Villages of Emerald Bay and second for 11 years in Sterling Oaks just south of Bonita Beach Rd. We left in 2014 for Western North Carolina. We had a great run in Naples and made a bunch of $$$$ working and in the sale of both properties. Glad we left before the craziness set in. I do miss Doc's Beach House and the nice beach scenery! All this insurance mess, increase in property taxes( we keep tract) and traffic mess makes us glad to be gone. We do return for 1 week each winter and make sure we get to Michelbobs down by the Airport for baby back ribs. Good luck living in that area today!
Glad you had a good run here in Naples and Bonita Springs, @johnharper2016 !! I I love it here in Southwest Florida. After living in Denver for 25 years, the traffic and taxes in general are unbelievably better here. NC is a fun place to visit. We try to get up there for a week or two each summer. It is really lovely. Best of luck to you!!

Home insurance costs?
Hello @eddalal5892, home insurance costs can vary greatly as can flood insurance costs. The best option is to understand if a property is in a flood zone and if yes, do the sellers carry flood insurance. If they do, it can most likely be rewritten at a cost effective rate. Home Insurance costs by it's nature varies greatly based on deductible, location, size of the home, age of home, age of roof, etc. It is always wise to have a wind mitigation report done as well as a 4 point inspection which allows the insurance carrier to see the various ages/condition of items like AC, plumbing, Roof, Electrical and storm protection that the home has. This can significantly decrease the cost of insurance. When buying a condo, keep in mind that the condo master insurance policy will usually carry the flood insurance if needed and the exterior insurance such as walls/roof etc. I hope this helps!!! @TJ-qm7wu while I am extremely grateful for my editor (and I truly mean that as editing is a long way from my strong suit), he occasionally makes some errors as he does not live in Paradise like I do!! @@lovethewayyoulivenaples Not the biggest deal. I only caught it for I had a place in Hollywood for a couple years, love the Broadwalk but unfortunately it can attract a lot of rift raft. When I first saw it I was like Bonita Springs has a Broadwalk and was a little excited but realized very quickly it was the Hollywood FL Broadwalk.

Melbourne Florida. Rent, no problem, zero dollars. Live in the forest, in a tent. Food, zero dollars, free food kitchens around the city. Entertainment? Holding your sign in traffic, begging for dollars. We did push out a homeless encampment, removed about 50 tons of trash. So, the encampment is ready for new free lodgers.
@arrowrod I feel your pain!! I lived in Denver for many years and it has been taken over by homeless encampments. It is no longer safe to walk around the city. So sad...
Florida home prices will start flying off a cliff...My recommendation is wait, obviously not the message any realestate agent would tell a client.

Thought about it, forgot about it! Instead, I bought a beachfront home in Costa Rica, for a 1/4 of the cost of a similar home in Naples. Also, I have a lower cost of live, and no hurricanes.

What the USA needs is a reset in Home prices and its corrupt communist economy that leaves everyone homeless jobless and with corona virus and a CBDC that kills the US economy
I've heard 1 out of every 1.5 homes are invested with cockroaches.
You could say that about anywhere but, that is not the case. Almost all homes do however keep a pest control plan for regular spraying outside and occasionally inside.

Bottom line: you need a net worth of several million dollars to retire in Naples. It may be a very nice place, but for this kind of moeny, I'd much prefer retiring to southern CA because the climate is so much better than in FL. (I lived in both places so I know) and there are mountains, whereas FL is a pancake. The only thing that makes me thing twice about retiring to CA is the far left politics with all its terrible consequences on the quality of life. Hopefully FL will not turn woke/communist any time soon, but even that is not guaranteed IMHO.

Naples is definitely not inexpensive to live. The beach however is much much friendlier than CA beaches. And our taxes are considerably lower overall than CA with no state income tax etc. But SOCAL is lovely as well!!

Try using a microphone so we could actually hear you. It sounds like you're in the back of a room somewhere. PS. The national association of Realtors has been wrong on every prediction they've made in the last 3 years. So I wouldn't take them as a credible source of information.
