Hello. When buying an obra nueva I understand I pay VAT and AJD which is a percentage depending on the community I choose. to live in. When closing the transaction with the notary do I have to pay again 10% for the escrituras. Someone told me that. I have no clue. I will appreciate your answer. Thank you so much!!!!

Hi, quick question, does the 3 yr rule apply to "owning the property" or "actually living in the property". e.g. if ir bought a house on january 1st and didnt physically move into it until 1st march because i was renting at the time, what would be the implication , does the clock start from January 1st or march 1st ?. thanks.
