    The way the Irvine company laid out Irvine as a planned community keeps values high for existing homeowners, but it makes both road maintenance and housing extremely expensive. At 4,500 people per square mile, it's more dense than most of the Sun Belt, but it's still very low compared to neighborhoods in LA and it's half the density of Tustin, which is just as nice. Irvine is running out of land, so they're going to have to start building up instead of out. Now the good news is that they're doing some infill, adding 4300 rental units to Irvine, mostly in aging or aged out commercial centers. This will add a lot of tax base to help pay for the roads. If you don't want an HOA, you'll want to head to unincorporated North Tustin (but stay out of Rocking Horse Ridge or Tustin Ranch). As for the traffic, it piles up at Irvine exits because most freeway commutes are under 30 minutes. This means that the five lane freeway is constantly letting people off into two lane off ramps. It's just a problem of induced demand. Adding a lane doesn't really solve it, because the off ramps to the places people live and shop at are always going to be bottlenecks. Any additional capacity is immediately eaten up by people who would otherwise take Irvine Blvd or Barranca instead of the 5 because they can't stand freeways, or delay their commute to off peak hours. As Irvine ages, you know the Irvine Company is still going to want to keep building, so they'll start building more high rise residential as the century progresses. And maybe, it'll get just dense enough to make a light rail system plausible. And that would help, as Irvine Station drops people off in the least pedestrian friendly area imaginable. The walk from the station to the Spectrum is terrifyingly dangerous. Almost forgot. There's not much culture here because even the downtown isn't much of a downtown. The only walkable area is the Spectrum, and like you said, you have to drive there. What the city needs is more of that in the form of mixed-use developments (think New York City with businesses at ground level and apartments or condos above). That would absolutely help develop a place in Irvine like Downtown Orange or Old Town Tustin.

    I would add poor construction -- not enough nails, poor materials, and flimsy concrete pads that naturally tilt after time. Houses sitting on top of a dry lake bed that will turn to liquid during the first major earthquake. All of the houses look more or less the same. The streets rarely go in a straight, rational like. And crazy UCI is nextdoor. I could go on.

    @@Irvinecalifornialiving Quality construction was not a priority when Irvine was built. By the way, did you ever figure out why street numbers are so hard to find? And why buildings are hidden behind berms? And why Irvine seems to be inspired by the song "Little Boxes"? 😄

    It honestly sounds like you just can't afford to live in Irvine. This video is idiotic. 1. It's expensive because people want to live here for the fact there are jobs, it's clean, family oriented, amazing schools, etc. 2. Weather? It's fucking southern california. This has nothing to do with Irvine. The entire point is that you don't have shitty weather. 3. Nightlife? It's family oriented. Take a 10 minute drive to Newport/Costa Mesa etc. It's not that hard 4. Earthquakes? It's california. This has nothing to do with Irvine specifically. 5. Need a car? Entirety of SoCal has shitty public transit. Why on Earth did you even move here? How do you not do basic research before moving.

    Hi Austin. I am a former Army officer. There are many military retirees that live in our area. A military pension can definitely support the cost of living here. Not by itself, but as an additional source of income. Are you thinking about moving to the area?

    The average household income for Irvine is $108k, which means about a $3k per month housing budget. Most of the rentals I see in Irvine for 3+ bedroom family homes are $4k or $5k in newer areas. The 1% rule means I would buy those as an investment at $400 to $500k. However, the home prices are 2 to 3 times that. So everything above what the population can support is bubble pricing, in my view.

    Great points. You’ll definitely need a large down payment to keep the monthly payments manageable. Even before the recent appreciation, it was difficult to find a rental under $3k.

    Irvine is a big city. It’s getting almost as big as Anaheim. The city government generally have done good things for citizens, during 2000s. Recently they have been too tunnel visioned on development: the cement factory at north Irvine has been very irresponsible making residents nearby frustrated from pollution; the road is a complete mess getting old with potholes everywhere and pedestrian roads are made with much curves for aesthetics and not functions. The safety the city is known for is because of higher cop patrols frequencies, not because people are nicer. Meaning, there are a lot of petty crimes. I had my bike stolen three times. Nearby cities like Laguna and Tustin is just as good place as Irvine to live with cheaper housing.

    Great points. Irvine is definitely not immune from crime. And you can definitely find lower priced homes in surrounding cities. Have you heard of any plans to improve those roads?

    Chinese banks are running low on money. Depositors are only get 15% of what they want to withdraw. Hmm . How much money laundering from China is being invested in Irvine (and rest of So Cal). Many financial schemes have an Irvine connection. Check Irvine history. Only new money from China can buy these overvalued new homes in Irvine. Many new homes have "wok kitchens" and are "feng shui". Also no number 4 on many streets in Oak creek and Northpark and the Great Park. Wonder why? Who is being catered to? Money launderers? When the money needs to come back (that is when the Chinese government points a gun at your relatives head), you will sell your Irvine home to an American and you won't get what you paid for it. Many angry money launderers in the future. Also read the news about an Irvine family, who nobody checked on, lying dead for 18 months. Even their money launderer neighbors didn't check up on them. Dare take a picture of the money launderers in Irvine. They hide their faces!

    nobody moves to cali for snow... could have left that one off that list LOL! Traffic is all over California, in cali you need a car its not like the midwest or the east coast so you will need a car no matter where you live at in cali. The childcare is the same price as Los Angeles. My cousin pays $1,200 a month in childcare in LA.

I am looking at Irvine Company and see the rates for 2bhk is 3.2k? Are there any other options apart from the Irvine company.

    @@nelsondlima Outside of Irvine Company apartments, the other option is privately owned properties. These properties are very competitive to get and high higher move-in costs.

    This was such an awesome video thank you for this. Any thoughts on some of the apartment / town home communities in Irvine? I see a 3bed in Woodbridge area is about 3.5k a month for a facility with a pool / gym / security etc and about 4.5k for turtle rock.

    In 2022 the amount of owner occupied homes is less than 50 percent. Homes are starting to sit. Agents are playing games with pulling a listing waiting a while and relisting. The prices are too high when compared to high average income for Irvine residents. Looking at census data and home prices in Irvine the housing is severely overpriced. Rates are about to go even higher like to 7 or 8 percent. Does it make financial sense to buy a house from a seller who only had the home for a couple of years and now wants a half a million or more than what they paid in this environment? Incomes don’t support it and if your current mortgage is less than 3 percent why on earth would you give that up to buy a more expensive house at double the interest rate? No way home prices in Irvine can stay at these levels when rates have doubled. History and statistics don’t support that.

    Great points. And it definitely is important for any buyer to make sure it makes financial sense to purchase, regardless of the situation of the seller. Whether the seller is making or losing money on any sale, it needs to make sense for a buyer to buy.
