    You are a bit off on your numbers. Isaac did not "make" 7M. He sold it for 7M-big difference. He had a loan against the property of $2.4M. A Broker commission of $550k and $100k of extra closing cost. That comes to $3.05M in selling/closing costs or $3.95M after expenses. He only owned 55% of the project, leaving him $2.172M before taxes. If you say he took $1M of depreciation in the first year and normal depreciation in the second year, he would need to recapture that depreciation upon the sale and pay taxes on any gain. I figure Isaac made about $1.2-1.5M on this project.

    Great video but FYI all photographer are trained and re-touching and editing. You do absolutely not need to hire a separate editor to edit the photos. Real estate photographer and Airbnb photographer shoot HDR. This means they shoot 3 to 5 frames and those frames are combined to one frame for shot light room or adobe camera raw or photomatix or some other software. Professional like myself also adjust the images and brighten them and the colors and also paint in the area of the windows, etc. it is not necessary to hire an editor. In fact those editors are also photographers! They also use lens to straighten vertical lines in the shots and the tripod, so yes, please hi photographer the images look so much better that way and they make a place look magical! Step photographer to shoot twilight images they can insert a sunset and show your backyard string lights, etc. it can really look amazing to have some nice shots!

    Yeah for sure, most photographers can do editing, although I always like to hire a separate editor for 2 reasons: 1) Photographers aren't always good at photoshopping things like the removal of an object that shouldn't have been in the frame, adding fire to a fire pit, adding Netflix to the TV screen, etc. For basic color correction, they're great, but for other stuff often not so great. 2) Editors on Fiverr are waaayyy cheaper than most photographers for editing work. It's an easy way to save a few hundred dollars so that I have more budget for extra photos, etc.

    I'm an airbnb host with property in Jamaica. Hurricane Beryl left massive property damage to the yard. Our area is still without electricity and water. Our guests are asking for a refund. Are we covered, what should we do?

    Have you been to Columbus? It has a small vibrant downtown, a huge university with avid alumni, a variety of conventions, a well known art center and several professional teams. Dont judge smaller Midwest cities. They sometimes attract big spending visitors

    Great info! I have worked with Host clients who purchase these larger properties and also rent out individual rooms in slow season or mid week. This requires more work of course and someone available to lock off unused bedrooms and bathrooms. That said, cleaning costs may still be a bit high, as the kitchen will still need to be cleaned after every guest and they tend to be large kitchens. Most block the individual room calendars during peak travel season and on weekends, only making the whole house available.

    Thanks for the info James. Going to implement these strategies right away. Question. Are PriceLabs price updates considered "updating listing"? Meaning when PriceLabs syncs new pricing daily, would that look, to Airbnb, like my properties were updated?

    This video doesn’t explain a lot of hidden savings that the dad is able to provide to his son. So kinda misleading. Owning a general contractor company is lucrative that I can promise you the son clearly took advantage. It’s not a one person project, it’s a family project. Not hating, just seeing it from a different perspective.

    Yeah they saved about 30% on construction costs because obviously they weren’t paying a general contractor (because his Dad took on that role). So that definitely saved them a few hundred thousand (that his Dad ultimately earned back from his equity share in the end).

    Finding a business partner who has access to credit is pretty doable tbh. His dad didn’t loan him half a mil, he took equity in the deal and provided access to a line of credit

    Well he paid $0 tax on the $500,000 in income. He did end up paying tax upon the sale of the property. And if you watch the video, he used a tax DEFERRAL strategy, so he'll need to pay the tax later, just not now. Nothing dishonourable in my book about paying less taxes legally! Also, do you think that paying taxes is the only way to contribute to society?

    @@james.svetec One has to question their moral compass when paying $0 in tax after turning $50k into $7m as per your title. The majority of the global working population contributes to society via an adopted agency. Not perfect but it is what we have. Some of the most wealthy in society seek to practice legal tax reduction. Fine. But what kind of person are you? Taylor Swift benefits from a 50% average reduction in property taxes through a scheme you approve while the majority of Americans are choking on increased rates of property tax. And she has the vitriol to sing about hardship. There's no measuring stick long enough to gauge that hypocrisy. By all means reduce your tax legally, but a multimillionaire is still going to be a multimillionaire after 50%.

    That's a fair enough point of view (though not necessarily one that I agree with). I'd argue that *most* of those who make significant income actually do so by contributing more value to society. The government also doesn't have a reputation of spending taxpayer money wisely, so legally giving less money to them (using schemes that THEY created) I think is prudent. I'd much rather see someone like Taylor Swift deploy that money to sources other than the government, where it'll make a greater positive impact on society. I also don't think that being successful in life precludes someone from being able to experience or express negative emotions. We're all just human after all :)

    ​@@james.svetec I hear that one a lot, the wealthy do more for society. I would love to believe that. It seems to me they have convinced their flock well as inequality now reaches obscene levels. Did you know in America alone 1% of households held 32.3% of the country's wealth, while the bottom 50% held 2.6%. How did we get here? Tax avoidance is a key contributor to this statistic. And now, somehow, people defend the ultra rich over government who ultimately provide security, food, energy and infrastructure as the rich build rockets for jollies to low earth orbit. Incidentally, Taylor Swift has taken 160 private jet flights over the past 12 months . Not once for business purposes, just personal use. Fine. But are we fine with an individual who has annual carbon footprint equivalent to 1,800 times the average joe? How does that benefit the greater society as the climate visibly deteriorates around us. I'm not trying to be facetious, more just a despair at the way things are and the unwillingness of individuals to recognise it. Even resist it.

    I don’t know that they’d be wealthy if they didn’t provide more value.. the reality is that they gain money by individuals parting with their dollars, which they only do if they view the product or service being provided as being equal or greater value. Income inequality is a whole other topic, and again in an ideal world I agree that there’d be no corruption, but alas, as you said the system we have is the best that we’ve got. I also think the reason many people tend to side with the wealthy over the government is because the exchange of value is generally more fair. I pay a few hundred dollars to Taylor Swift and I get a fun concert. I pay tens of thousands to the government and watch them waste it all away on inefficiency, bureaucracy, and the corruption you’ve pointed out.

    Airbnb doesn't allow guests to search with keywords. However to check how your property ranks in search, just open an incognito window (using a VPN can also help) and search for your listing on Airbnb!
