    The statement about basements is only true for older her homes with no daylight basement. My basement is always dry…. Built it over 20 years ago with zero issues and there is a stream outback, never has come close to flooding. If your lot was graded properly, and your foundation laid correctly, you will have no issues.

    I live in Marietta. Very sugar-coated review. OP picks the two nicest areas in the county to live. Unless you have 1.2 million to spend on a home you don't want to live in Marietta. OP lives in East Cobb, The joke about East Cobb is that people who live there are snobs. East cobb snobs is what we call them. Everyone else is called least Cobb. Throw the property taxes are low comparatively to the Northeast. They keep raising them every year significantly. You get to pay for the new brave stadium and deal with all the traffic and shenanigans it brings. If you're not in the Marietta City or East Cobb The schools are garbage. Kennesaw mountain is really just a big hill. The battlefield Park is nice for a quick history lesson or a nice walk around. Same with the Chattahoochee River. However, the river is fairly polluted, sometimes it is closed. I agree with her analysis on Marietta square. It's a nice little area. Little Park, a few shops, a restaurant, and a theater. Parking can be a challenge. Realistic commute into Atlanta. Could be 30 minutes. Could be an hour and 30 minutes. Crime is out of control. Homeless has tripled in the last 9 months. Comparing city of Atlanta crime to Marietta crime is pretty disingenuous. It's like saying we have really bad crime but it's not quite as bad as the people down the street, we still have really bad crime. Basically, if you're rich and can afford to live in East Cobb, you'll probably be fine. Otherwise, Marietta is not for you. Every one of those houses she showed in the video or at least 800,000 to 900,000 houses probably over a million. None of the house is shown in this video were 600k houses. My understanding is op is a real estate agent. They want to sell you a house and get their commission. They'd like to sugarcoat the negatives. It's very important to keep things real and to be honest about what people could be getting themselves into. Overall, if you can afford to live in a nice area, it's probably just fine. But then again, if you can afford to live in a nice area anywhere, why would you pick Marietta. There's plenty of options out there. Make sure this is the right one for you.

    The median sells price for Marietta is less than $500,000. There are plenty of areas where you can spend 500,000-$600k and get into a great school district. So I disagree with your comment that unless you have $1.2 million to spend on a home that you don’t want to live in Marietta. I also never heard of the Chattahoochee River being shut down. Anyone can go on their website and read the different bacteria and fecal counts in it but I’ve only known one time before Covid. That was so bad that they recommended people not get in it. I’ve never seen it shut down. And some of the houses in this video are in the 600,000s. I appreciate your comment

    Yep, bought a bad flip on our first home in Marietta 25 years ago. We were first time homebuyers and had no idea. Paid a hefty price for it as it was a complete money pit for us for the next 20 years until we sold it to an investor.

    Another issue with steep driveways is the wear on the transmissions and brakes of your vehicles. Learned that the hard way. Not even a year in, I started getting that heavy clunking noise putting my car in gear and I also eventually wore the parking brake out. Luckily that was a lease and I left after 2 years, but I had to get rid of my car, that driveway tore my trans up.

    Don't buy a home at the entrance of a subdivision, or at a busy stop sign intersection of the subdivision. The lights in your windows at night and the noise of cars speeding off. Not good.

    Don’t move here unless you have to. I’ve been here for almost 40 years. Atlanta used to be a great place to live, but has become a hostile environment for many due to the traffic, crime, expensive rents (due to the awful property management corporate investors buying up most of the single family residential housing and increasing rent exponentially), humid heat, and cultural division. GA does NOT have top notch schools - that comment is a joke. Look up the statistics about how Georgia compares with the rest of the country. If you need any financial resources, go somewhere else more liberal, because our State governor and the majority of legislators do not have interest in providing much needed mental health and financial resources.

    Of course nobody from the county even comes out to inspect a roofing job in GA. It’s a total joke when it comes to roofing. In Florida they have to open a permit and an inspector comes to make sure the work is being done correctly and to make sure workers have workman’s comp and then to final inspection to close the permit.

    A crawlspace is better and more sturdy than a slab foundation. They are typically found in older/mid-century homes and more structurally sound compared to some of the sketchy builders supplying new builds. The rodents might be the only real draw back IMO. A moisture barrier can mitigate the water/moisture issues.

    Used to live in Atlanta. Post tension slabs here in the west coast are very sturdy and durable. Georgia has lax building codes for single family homes. We have strict codes here.

    East Cobb resident since June 1971 (except for a few years away) We lived in the 98th home built in Indian Hills and I was in the first graduating class from Walton H.S. back in 1977. Back then there were box turtles in the woods by the hundreds as well as pileated woodpeckers, skunks, armadillos, and deer seen all the time. Many changes looking back. Still a great place to live! At age 62 your property tax decreases significantly because the school tax assessment is no longer paid. My property tax bill went form $2800/year to $452/year. It's a great place to retire as well! The best kept secret is the fairly new Mabry Park. Well, the cat is out of the bag now so enjoy it!

    Don’t buy a house on a big lot that slopes dramatically, unless you don’t care about spending time in the backyard. You won’t be able to practically use a good portion of your yard.

    Hi there and it depends. If the home that you want falls within the range that you can be approved for based on your monthly income, then yes, you can do it!

    Pretty much on target. Commute: True; do plenty of research. Consider renting first if you're unsure. Transit: True. It's good to note that Gwinnett and Cobb counties do have express bus routes into the city and connect with MARTA rail. Public schools: Gwinnett County is generally tops but still do you research. Lots of private school options. Winter: mild in general. Atl has a big, newsworthy snowstorm about once a decade. Apparently we're due for one. Spring: allergy central. Lots of pollen of many kinds. Summer: Hot & very humid "Palmetto bugs": I just call them roaches, but yes, we have them. Fall: Feels great partly because summer is so hot.

    Funny you mentioned kids and driveways. I was showing client a really nice home and they loved it until their 9 yr old son ran full speed down the steep driveway into the cul-de-sac. 😂😂😂

    Back in the day, when I purchased my first home to live-in; that was Atlanta in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

    If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

    Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

    There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with Annette Marie Holt for about five years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.
