  Hm... interesting. In Germany, (private) rental contracts are usually unlimited in time. Meaning you sign and then you're in until you either want to leave or your landlord kicks you out. The latter can only happen for very specific reasons though: You not paying your rent or repeatedly not sticking to the rules they set in place (stuff like quiet hours), or the landlord wants to use the property himself. That means no further renting out, he or his family need to move in themselves after you leave or they can't kick you out. Same goes for new owners in case of sale... only when they wanna use it themselves. Getting kicked out of a rental apartment is very rare here once you're in, at least that's what I have been observing. My landlady for one really doesn't want me to leave anyways. She's 70+ years old, she really doesn't wanna go through the hassle of having to find a new tenant that actually fits the community (it's something that is very important to her).

  For those wondering, in some countries like the uk/ireland/australia 12 months is both the maximum and most common lease length you will be offered. Multiple year leases are few and far between, to the extent that they don't exist for the average renter.
