Wow, amazing to see others trading mrs Ann fiocca, I am currently on my 5th trade with her and my portfolio has grown tremendously.
l also invest" with mrs ANn Fiocca", she charges a 20% commission on the profit made after each trading session, which is fair compared to the effort she put in to make huge profits.

It is not just that. Hospitality jobs dried up so the EU citizens left, and many others since they can work from home. You might not be in that kind of community so you do not see it. But I am a Hungarian immigrant and literally 70% of the people I knew left. It is crazy.
But do hospitality workers occupy central locations generally or do they usually travel in? Young professionals haven't left which tend to occupy central locations predominantly.

It takes a long time to extend a lease, especially at the moment.
Hi Danny Thanks for your comment, technically it can take up to 2 years to renew a lease but Paul has already had the property valued by the freeholder's appointed surveyor and the lease should be renewed within 2-3 months.
Don't you think £15000 for full renovation is slightly low , considering it requires 2 new kitchens as well ????
I think he must be doing some of the work himself.

@@rdg1hbk that's my point...for 2 flats, about 8-9K for kitchen, then cost for other fixtures and fittings, decorating, labour, unexpected expenses etc.. Anyway that was just my initial observation. All the best to everyone...
Hi Ahsan Thanks for your comment, the works are 95% complete and the total cost for both is circa £25k plus another £10-15k to renew the lease on one of them. Paul didn't do any of the works himself and in fact, has been in Australia the whole time while works have been done. He simply spoke with the contractors on a daily basis. Not a bad outcome as the properties are likely valued at circa £200k now that they're renovated so circa £80-90k profit in 3 months.
@@NovaFinancial thanks for the reply. It aligns with my expectations now. By the way, how did he manage contractor remotely. How did he ensure all tasks were done as per expectations? Was anyone reviewing work locally on his behalf ?
Well firstly, maybe the advisor should listen. They said they hope to SAVE £6-7K per year...
Question for Tony, all the people who have incorporated portfolios (at some expense) due to S24, their personal income tax moved from 40/45% to LTD 19% - are HMRC going to take these billions saved on the chin, or do you think they will change the tax rate for residential property (unearned income) in the LTD structure.

Hi AO The Guardian newspaper and other sensationalist media outlets might be saying this but anyone who knows property and how best to invest in it would say this is absolutely not true. The fact that you can achieve 5-10% net yields on funds invested with a 75% mortgage and 20%+ growth on the funds invested in the same way, so total returns of 25-30% simply by tracking average property returns, fairly easily, certainly says that BTL is alive and well.
