    Unfortunately, some of your information is incorrect. When pointing to the neutral busbar you said ‘fused neutrals’ were permitted prior to the ‘96 NEC. The term fused neutral is not applicable to what you pointed out. Secondly, multiple grounded conductors (most of those wires are not ‘neutrals’) are not permitted under a single busbar terminal). Although not added to the Code until the 2002 edition, the listing, and the ‘label’ within the panelboard would have indicated if more than ‘one’ grounded conductor was permitted, which it wouldn’t. Also, a ‘green’ insulated wire would not normally be found between the meter socket enclosure and the panelboard. The grounded service conductor would normally be bonded within the meter enclosure, in addition to a bonding bushing and jumper on either end of the nipple connecting the meter enclosure to the panelboard.

    Here's the problem I have with inspections. The buyers are hiring inspectors to tell them of the problems and then the buyer's agent tells the seller and expects the seller to fix them. No, that is not how it should be. It should be - if you buy this house, these are the things that you will need to address or fix. If the buyers want to go to the sellers and negotiate with them, in price or credits or fixing things, that's one thing. But what is happening is that the buyers or buyers' agents think that it is the seller's responsibility to address all on the list. They pay someone $375 to tell them things that are less than $100 to fix. And they pass on the house because of that? That's not smart.

    The sellers are not obligated to fix anything, and home inspectors know this. We inspect in order to educate, that's it. Home inspectors reach an average of 5 million homebuyers every year. Data shows that recent homebuyers spend about $8,000 within the first year on home improvements. That’s $40 billion that home inspectors can influence households into spending on informed home improvement projects to keep our homes safe, functioning, and healthy.

    I’m going to look at what the amperage rate is….and then proceeds to give the panel’s voltage rating. Doing an IR thermometer check without knowing if there’s a load on the breaker, or not. This truly a home inspector’s inspection….and it shows.

    Isn't the goal as a home inspector to inspect homes to help protect the homeowner's investment? When you make finances your goal you are making money your goal. I'm maybe beginning to see that Nick founded InterNACHI more with business and finance in mind and that his goal is indeed wealth unlike what he claims in this clip.

    Obviously not. Today, I was doing a roof inspection. Climbed up, touched the covering, 2 years old, shingles felt great. Can't do that with a drone. But in situations where I can't reach the roof surface with my feet, a drone is really great.

    Inspectors should not comment on anything that can be fixed by a purchase at Home Depot or Lowes or any other Hardware store. That's what those stores are for, to buy things to fix the house.

    Right. But how does the typical homeowner know what to fix? Most homeowners don't know of the problems in their home until they're too big to fix themselves. That's why every home should be inspected by a home inspector. The inspector will find little problems to fix (which may include going to Home Depot or Lowes).

    @@internachi They know what to fix by what is not working the way they want it to. An inspector said that my toilet runs continuously. Sure, when the handle is flipped down you have to flipp it back up to turn it off. On and off just like a sink. Turn it on turn it off. But hardware stores have new parts to make it automatic and they are easy to fix. Do people actually judge whether to buy because of that? My point is that if someone buys a house and it is perfect and there is nothing to fix or change, then is it your house? How have you made it your house, other than getting a deed, unless you put you into it?

    "They know what to fix." Nope. Most people don't know. They don't know until it's not working, leaking, or broken. And then, it's too late to fix it themselves. That's why every home should be inspected. The inspector is like a home consultant and the report is like a home maintenance check list.

    I wonder how often that smoke detector goes off considering the moisture and a steam shower will set it off code requires 3 feet from any bathroom or moving air also 3 feet from the tip of a ceiling fan blade

    Home inspectors are idiots. They don't go through the house with the owners permission (trespassing) and they don't even go through with the owner so they know nothing of the house and it's history. If the owner made any changes or added or removed anything they flag it but they don't know why it was done. Thus, you need to have the owner with you when you inspect.

    Nope. A home inspection conducted during a real estate transaction involves the seller (owner) agreeing in writing to permitting the home inspection of their property to take place. Most homeowners do not know the condition of their own home, and are often surprised to read the inspection report that may have documented evidence of home issues that are not safe, not functioning, or not healthy.

    @@internachi The home owner just really doesn't care about those things that they've put up with for years and never fixed. So what if there's wood rot here and there. IT doesn't matter. LIke on a car, the things that matter are the engine and transmission. Rips in the seats and dents in the body don't matter because that's not why people buy cars. Same with houses. We just need a roof and 4 walls to keep the elements out and electricity and good plumbing and heat. A/C isn't necessary. Home inspections are for during and after construction.

    Nope. Home inspections are for homeowners to understand what is working well, not working at all, and everything in between. Home ownership is a big responsibility, and it takes a lot of work to keep our homes in great shape. All homes should be safe, functioning, and healthy. There's a lot more than just "a roof and 4 walls." There are millions of homes in the U.S. (home with a roof and 4 walls) with major defects that are not safe or healthy. And that's not good.

    How can you do a home inspection without the owner present? You know nothing about the house or about what the owner changed or added or removed. You are making assumptions based on what you know, which is nothing. Thus my opinion is that all home inspectors are cunts.

    @@internachi So there will never be hot water as the hot water heater should be turned off as there is no one there to take showers or wash dishes. And you are left with guesses wondering why things are they way they are and then making reports to the buyer and the buyer may not buy it simply because the inspectors don't ask questions and don't touch anything.

    @@internachi They are going to get it wrong. An inspector commented that my house has partial gutters, front and back but not on the sides. Didn't he think that on the sides there are too many trees so the gutters would be full of leaves, (unless there are gutter guards, which are not good), and I wouldn't want to go up there during a storm and clean the gutters on the sides, I've done it on the front and back. They say they keep the water from the foundation, but on one side the pool filter is there so the backwashing would put water along the foundation. Also the other side of the garage had cement so it wouldn't get to the foundation. So everything was working as designed. A different inspector commented that the metal gutters in front were damaged because they were dented. Dented is not damaged, they still worked as designed. They were dented because I would grab onto them when cleaning them. A different inspector commented that the pneumatic closing arm on the storm door between the house and garage was damaged. No, it was not damaged. I intentionally removed it because I didn't want to open 2 doors to go from the house to the garage. There is no need for a storm door in that location. It was working as designed. They comment on the typical cracks in the driveway or sidewalk. Don't you think that the buyer can see that? They comment on the stairstep pattern in the side cement on the house saying a foundation expert should look at it. Ask me and I would have told him that it's been like that for 20 + years and has not changed, and there is no to fix that as there is nothing wrong with that. The problem is that they are spooking the buyers with their boogey man comments over the most harmless things.

    Sounds like your house has had many inspectors. I would hope that the inspection reports were provided to you upon your request. The inspection reports should clearly indicate what is minor and what is major (important, critical), and that the inspector recommends the important things to be fixed. Minor things are not important, and I do hope every InterNACHI inspector knows that.

    @@internachi Yeah, there have been 3 inspectors coming through and all have different results. And after living there for 20 years I can state that anyone can live there for another 20 years and not find a problem and not change a thing. There is nothing major. Stuff will break. HVAC goes out. Call a company and have it fixed or replaced. It does not cost that much. The issue here is that the buyers get the reports and think that there are problems when there aren't. And the problem is that the inspectors don't work with the sellers to understand the history of the house and why things have been done the way they have been done. It is so disrespectful. They are fomenting the adversarial relationship between the buyer and seller, and that is not necessary. It doesn't help anyone. All I'm saying is that they need to call the seller and talk with them while they go through their inspection, otherwise their info will be wrong and incomplete.

    What do you do on a 2 story or high pitch roof where you don't have a ladder high enough and you are in a restricted FAA fly zone like near an airport?

    I carry a 28-ft Louisville fiberglass ladder and a 40-ft aluminum ladder. I have built homes and barns. I prefer to get up on the roof, nothing beats touching the roof covering. But I have to say, it's really nice to do a visual-only roof inspection without leaving the ground.

    I think you can see flashing above the ledger underneath the deck. Never mind the lower"ledger" below the joists, something that wouldn't fly in my area, and the one by the house is questionable how it's supported. Anyway it doesn't matter if the ledger is attached to the house with bolts if the joists are not well attached to the ledger as with a joist hanger. Positive tiebacks to the house floor framing is also code. The second story deck does not look waterproof. Is rain falling into the ceiling area below? I'd be cautious of that rather than just saying you can't see it. Get a micro camera that you can put into crevices.

    Picasso's "art" is trash. Nobody finds it good. People THINK it's good because the price of his art was artificially inflated by elites. In reality nobody would look at his drawings and with their own senses determine that it is "good". His drawings are degenerative and on the level of what a standard 5 year old child is capable of producing.

    @@internachi I didn't miss the point. I just made my own. Pretending that a Picasso doodle is worth 10k is not realistic and needs to be challenged. In no world does a Picasso doodle on a napkin have any real value. It has perceived value only, unlike a home inspection which has very meaningful value. The home inspector is magnitudes more worthwhile and useful than some hack artist who makes ugly doodles which were artificially inflated in price.

    It's amazing how cavalier the inspector is to being exposed to energized live parts. Good example of what not to encourage the public to do. Novalox is not a nec requirement since 1987 when the aluminum alloy was corrected.

    Outside - Splash blocks reversed. Is grounding clamp tight on ground rod? Does AC maximum breaker size per data plate match actual breaker? never looked at clamping of AC power cable. Or disconnect box. Where is AC secondary drain? Where are water heater pan and TPR drains? Hose bibs no backflow preventer. Irrigation backflow loop not insulated. Safer to place ladder next to high point. Shingle granules in gutter, as typical of hail damage? Is not, more typical of shingles aging, hail damage shows up as little white dots. Never checked grading and drainage to see if rain flows to the street. Inside - Never checked for double-keyed deadbolt at front door. Didn't check GFCI in powder room. Didn't turn on dishwasher at start of inspection to let it run through cycles, didn't close detergent door, didn't check for solid attachment of DW to cabinetry. Never checked oven temp on bake setting, 350 +/- 25 or it's a food safety issue. Didn't check that fridge power is not part of GFCI receptacles. No dirt trap on furnace gas supply. Didn't measure inlet and outlet temps of AC registers to verify efficiency. (Should be 15-20 degrees of drop in temp.)Didn't check bathroom GFCIs to find where they reset. Didn't check exhaust fans in bathrooms for operation. Is manual garage door lock removed or disabled? Does disconnect opener pull rope work? Half-assed inspection. Triumph of style over substance

    @@internachi I am. have been one for twenty years. This guy was more about looking professional and impressing people than doing a good inspection. Some of it is simple things. I always say which direction the front door faces. two reasons. First, some people need to face east five times a day. Second, I can locate things by saying "gutter downspout on southwest corner missing splash block."

    I've always been taught that 120 - 125°F is the ideal temperature to set a water heater thermostat, as this temperature range high enough to reduce or eliminate the growth of harmful bacteria that can cause Legionnaires disease, but still low enough so as not to cause immediate scalding although burns can still occur, particularly in children and elderly persons. Higher temperatures also increase energy consumption and reduce the life of the unit. All that being said, households with children, disabled or elderly persons may want to consider a lower temperature setting, in the 110-120 range. If a dishwasher recommends hotter water in the 140°F range for instance, tempering valves should be installed at individual faucets, particularly important for the bathtub/shower, to reduce the maximum temperature delivered. Note that most modern dishwashers are equipped with an internal heater to boost the water temperature as needed, so water heater settings exceeding 125°F are rarely necessary for residential use. On the flipside, some commercial water heaters have thermostats with a maximum setting of 180°F, and a minimum of 120°F.

    There should be a giant disclaimer on your website that the website IWB builds you will forever be stuck on the crummy wix platform. There is no way to export the site to transfer to another host.

    The IWB website and contracts clearly explain over and over that the websites are hosted in Wix. The word Wix is all over the website. But that's a good thing. Building on Wix is fantastic. Never hire a designer to build your website and host it on some server that you have no control over. Don't ever build a website on "Bob's server" using WordPress. Terrible idea. There are numerous benefits of using Wix, and they're all listed at www.wix.com/blog/benefits-of-a-website
