The role playing friend can’t even make sense from his questions and just wants to be paid. Just another scummy wholesaler trying to make money from other peoples assets if he can get lucky and the market keeps going up faster than his hard money lenders can suck out all his rental income

It would have to be for your own residence. If the current owner can’t get Airbnb then you probably can’t either. And many cities here in DFW are cracking down on Airbnb’s requiring permits and restrictions that can make it difficult to make money.

Those gurus like Tom Cruz and section 8 Kareem advertise how they lock up deals similar to that, and they come out of pocket like 10k-ish and cashflow $500 plus per month. Are those examples that they give exaggerated or are they actually real? I’ve heard mixed responses from people about this.
I feel this. I don’t have it in me to outsource projects bc an editor (although may be super talented) will just never see the same vision or final product as me. The attention to detail to specific story telling is critical imo and consumes time like no other.
Shorts are low effort spam vids that nobody takes seriously and doesnt even get u a good paycheck
