I think you should come visit. I walk Spot everyday and have for the last 2 years and we are just fine. I do believe that you have alligators in Florida. My rule of thumb is that if you leave them alone they will leave you alone, so far that has been true for us.

Of course. I have unfurnished rentals, as you know the next one is available starting August 1st in Phase 7. The other 2, I will need to look at the leases, also unfurnished with a start date of around September 1st, but that is a guess.

Thank you for asking, and I meant to address that question in my video. The cottage next to me is ahead of me. They have power and lights, which we should have next week. All the units around me, villas, cottages, single family homes are all in substantially the same condition and will close in a similar time frame.

Or the buyer can just go to the listing agent to purchase the home and not have a buyers agent. Duel agent , compensation could be negotiated in this situation. Also they can hire a lawyer to handle the contract. These are 2 other options buyers have.

No not yet, our builder will not commit to anything. But I did reiterate that I could not close until August. Even then, I am throwing up! It is getting closer and closer and more and more real!

Absolutely NOT a good idea to use drywall (greenboard) behind tile in a shower or tub enclosure. Guaranteed failure awaits the homeowner in years to come! I am a recently retired General Contractor with 44 years in the building business... I've been around the block.
Thank you for watching my videos and taking the time to comment. According to the builder, they use DenShield , which is a water proof drywall in the wet bath areas. This product is used to protect the walls behind the tile from moisture. This is directly from the material that the builder gives to the home owner during the Pre-Drywall walk through or the How we build portion.

Hope they can make the moves for you. We had a couple of requests that were not "in spec" and they did not want to make any changes as the build plan is what was submitted to Hardeeville and Jasper County. One was just for a simple high low for the TV wiring, luckily, I was able to find the page in the build sheet and they made the update otherwise they were not going to add it.
Editorial comment, the meeting is called How We Build, NOT Meet the Builder, we have already done that in January after the slab was poured.

Hi Penny. What is the advantage of having a realtor such as yourself representing a new buyer in Latitudes? It seems that everything is so well organized and laid out. Is there a time when Minto gets a little flakey? I'm planning a new build in Section #8
Thank you for reaching out and ask the question. Here is my opinion, as a realtor, the sales agent at the Minto Sales office works for Minto. As an agent, if you hire me, I work for you. and Minto pays me to represent you. There is no financial benefit to you if you do not use me, the purchase price is the same. When an agent represents both sides, it is called dual agency and the lines can become blurred as to who they represent. As a Realtor, and your representative, I will take pictures of your home as it is built, answer your questions that are not answered on facebook (that was a joke since most people go on Facebook to ask the questions) and I will be a resource both before, during and after the sale. Helping you with trades, handymen or retail establishments for needs like blinds or epoxy flooring vendors or screen porch trades. I am not paid on the upgrades that you buy, so I am forth right on what you may want to pay for during the build vs things that you can do after closing. And as a resident, I will give you an honest representation of what it is like to live in this community. Oh, and I can take you to other communities if this one is not the ONE. At the end of the day, why won't you want someone to only represent your interests? Whew, I think I have had too much caffeine today! Hope this helps.

What are differences between elevations, is it just esthetic?
If you are building a cottage, your choices are a hip, a gable or a shed for the roof line. You can see the differences on the elevations on the website AND it depends on what your roof-mate has chosen, same with the color. For the Villas, the elevation is determined by the "larger" side of the villa. And for single family homes, I do not believe that there are restrictions. Yes, it is really just esthetic. Jim and I wrestled over what we wanted the elevation to be, at the end of the day there is really no big difference. So check out the floor plans and look at the elevations, they do not impact the interior at all. Thanks for the question.

May I ask, in your home in this video, is that the Admiral blue cabinets with Marina quartz countertop? We want that for our home and to see it in yours really helped. 30 days is a short term/vacation rental for many over 55 or 60
Thank you for your comment, however, the definition of a short-term rental, (or a vacation rental), is the leasing out of a furnished property on a short-term basis. Depending on the owner, rental location and many other factors, these properties are rented by the week or by the night. By this definition, Margaritaville does not allow homeowners to have short term rentals. And 30 days is the least amount of time that a home can be rented, and you can only rent 3 times per calendar year. So, why would you want to rent for 30 days?

The renters are not vacationers, those people use the Stay and Play. The people we rent to are building in another phase. They are usually renting for 6 months. These are not STVR, but will be your neighbors - just in another phase.

Specifically for the Villas, it is my understanding that if it is inground, it needs to be done during construction by Minto. If it is a jacuzzi, and sits on the concrete, that is allowed after closing. Make sure you add the right voltage!: @@SerendiPatti

On average, How long does it take from being on the interested list to receive a call with a lot assigned? (For the Hammock Bay model).
Thanks for reaching out. There are a lot of variables in answering that question. The next phase, Phase 8, has not started selling yet. Minto will most likely start selling lots in November, they are still pushing around dirt and putting in the underground. How soon did you want to move here. If you are ready, willing and able to say yes to a lot that is available your time is shorter than if you have a specific lot in mind (like we did) Then the build time is about 18 months or so. There are a few Hammock Bays in the neighborhood that are resales. Would you consider a resale? Much quicker turn around. :)
Are they doing Trinidad Bay on Hilton Head?

According to the sales office, they will NOT be building the Island Collection, which are the homes with the 3 car garages, including the Trinidad Bay in the next phase, which is phase 8. However, I am told that they will build a few in the next phase after that. But no timeline on when the phase will be released.
What's your opinion of purchasing a baseline villa(no upgrades)vs a cottage with upgrades. We really like the Antigua villa
My opinion is to have a budget so that you know what you want to afford. And to buy the floorplan that works for your lifestyle. Not sure upgrades you are specifically referring to, some you can do after you close-plantation shutters, lights, ceiling fans etc. Others are harder to put in- whole house laminiate, quartz countertops. If you like the Antigua villa, there are a few resales that are available that might fit your budget and your vision of Margarittaville. Please feel free to call and we can discuss.
The 1031X only applies to investment property, as a way to defer capital gains taxes. The rules are very specific on how it works when selling an investment property and purchasing a like kind. Thanks for your question!

Are you under contract? Have you already chosen your A's and are looking to make your B selection? Reach out to the design center and they can give you accurate information as to the colors available as included and upgrades. As far as a design book, I do not think that there really is one, since some of the items change over time-either by being discontinued or out of stock. Best advice, reach out to your designer and she can help (or he)
