पिछले तीन साल से सुन रहा हूँ कि बस रेट नीचे आने वाले ही हैं?? कम होने कि बजाय और बढ़ गए हर महीने , यही सब फालतू बातें सोच कर मेरे जैसे कितने लोग ग्रेटर नॉएडा में प्लाट लेने से रह गए, जिन्होंने ले लिया वो मजे में है अब लोग घर बनवा भी रहे है अब । ग्रेटर नॉएडा के किसी भी सेक्टर में कोई भी 120 मीटर का प्लाट आज 1.75 से कम नहीं , लोग अब प्लाट बेच ही नहीं रहे, अब इन्वेस्टर्स निकल चुके ह और ज्यादातर end users ही बचे हैं .

Metro distance and price
The nearest metro station from here is the GNIDA Office Metro Station which is 2.6kms or a maximum of 10 mins away by car. Its one of the best sectors to live in Greater Noida.

Metro 3 km but Omicron 3 is far better then Sector 37 but ofcourse little bit more expensive. Everywhere price for 120 Sq Mtr plot is not less then 1.8 Cr. You can go to alpha 1 market and meet any property dealer, there are many offices.
@@kuldeeps90 You clearly don't have a fair idea of the Gr. Noida realty market. Sector 37 is a far much better option in every aspect than Omicron 3 and that is also reflected in the difference in the pricing of these two sectors with 37 being clearly more expensive of the lot (you can check any local dealer or even websites like magicbricks or 99acres to confirm). Sec-37 has the lowest proposed density of population per acre with the highest area under greens among all the sector in Gr. Noida. It's located on the correct side of the 130 mtr road, has a well reputed fully functional Sr. Secondary school (Samsara) already, a huge fully functional zonal sports complex, a huge central park, the plot layout is the best among all the sectors with well spaced out roads intersecting at a perfect 90 degrees, and one of the biggest 50 acre space in all of Gr. Noida earmarked specifically for proposed shopping and commercial centre(s) which would push its prices further through the roof in coming times. I have personally invested in Sector Chi-3 and ETA-1 in large sized plots and am actively looking for a 200 sq.mtr. corner joda in 37 but not getting any due to non availability. Omicron 3 is also pretty well laid out but has a higher density and is located on the wrong side of 130 mtr road which is its biggest flaw. It can be a suitable option for someone with a slightly less budget. But for someone looking for a 120-300 sq.mtr. plot and not having any such constraints, Sec-37 and Swarn Nagri are the sectors to invest in.
