Mosquito County is an apt descriptor of this part of FL
Is this a trick question? There are no pros. It's a hick town infested with low IQ christian fundamentalist bigots, mosquitos, and the worst food within 50 miles of Orlando. You can't throw a stone without hitting someone who considers the Twilight series epic literature. And FFS, the smell. The locals use their showers to store a bunkers supply of Cheez-Its and pop tarts. Probably why they have no teeth. I lived there for a decade. I've never been happier after leaving.

I grew up in St.Cloud ever since I was born
Grew up in St Cloud in the 70s and 80s and then moved to Austin, TX. Good to hear it’s doing well. My memories of St Cloud: lakes and pools, sports year around, and proximity to Disney, Orlando, and Melbourne Beach. Also, the Catfish Place is a great restaurant.
Love that! It’s a great place to live. And catfish place is still going strong.
I will wait for the housing market to crash this year so i can get this house for about $225k

Houses in East Boca Raton sell within a day, does not make any sense. I told one person I was thinking of selling, two days later, random ppl asking me to sell.

I grew up in St. Cloud. I have lived here since fall 2003. However, I was too young to understand that Central Florida only recently became a major urban area. The traffic problem that I wish I did not have to grow up with is that there was no full interchange connecting Florida's Turnpike and SR 417 until May 2021. Now I finally have a direct route to Tampa/St. Petersburg from St. Cloud. Unless I move somewhere else, I would rather use the future full diamond interchange at US 192 near St. Cloud Commons to access the turnpike than the Nolte Road interchange.

My son and family live there and it's beautiful! The children have so many friends in the HOA and the amenities are amazing. The schools are incredible! I really enjoyed vacationing there. The grandkids belong to a giant bike group that rides thru the development. It's humorous and reminds me of the movie ET! Lol! The only drawback is the lack of stores and restaurants close. It is a lovely community and one of the hottest places to be in right now!

Home should not be more than $350k. Can you handle a $3000 per month mortgage? Does not include your insurance or taxes.

@@chadavaughan I understand that. You see a lot of this advertisement for homes on the net. Most can not afford the home being sold. I live in central Texas and the real estate market here is not good. New home sales down 39% since 2022.

What they don't tell you is that they won't pass inspections or that in a lot of places they aren't allowed to be legally built in backyards in existing home lots.
Yes each buyer should definitely and always do their own due diligence on where/if they can build and other ramifications

In the aftermath of Hurricane Katrina, FEMA provided small prebuilt cottages to qualified people. For quite a while afterward you could buy them. They were small, but some were multiple bedrooms. I knew people who bought them for MIL cottages.

Indeed. To be fair, this is only one metric when it comes to housing and frankly one of the most unreliably used ones. But can’t deny the math.
Yeah, as elevated as prices are, we can still get a house that's larger and complete for this same price.

It's weird I hear about them deeming studd nuisance all the time but as a kid we had 3 ponds in our gated neighborhood 1 haad a 12ft male one had a 7ft female and the rd had all their babies sea world came out and looked at taking the bigg one but it wasn't aggressive so it was allowed to stay

Favorite part about St. Cloud is being away from most of the tourists. Any tourists that come through here are usually commuting to Melbourne or Cocoa beach, but it’s nowhere close to Old Town/Celebration traffic. Looking forward to the NeoCity video and other videos about the growth in this county !!
Absolutely - I love having access to all of the “touristy” stuff but being able to get out of that hustle and bustle when we’re done.
There is a linx bus service that runs through there.
Absolutely! I wouldn’t talk the public transportation here robust, but certainly can meet some needs
Chad, I appreciate your video's fairness. Having lived here almost 20 years, I think you've presented the facts on the ground in Harmony honestly. FYI, we were also told in 2004 that Publix would "soon" be building a store in Harmony. Although there is a Publix 7.5 miles down the road, driving 10 minutes for a loaf of bread or a gallon of milk or fresh veggies is indeed a hassle. Please reply with a link to whatever your source is on the latest impending Publix move to Harmony. Thanks!

I know that a Publix has been a long-time rumor/goal, but this does appear to be a real and actual step in the right direction.
