    Short term rentals have driven up the cost real estate on Maui. Residents are competing against entrepreneurs that that see residential properties as a business proposition.

    I disagree, the lack of good county leadership creating a path to permanent affordable housing supply has caused the problem...we have a supply problem and that is a result of poor government leadership over the past 20 years not planning for this. Paul Brewbaker has been telling the mayors office for 20 years we need more housing but no one listened.

    Mayor Bissen must have strong ties to a group of Thug corruptors, He Failed miserably to Protect the safety and the Lives of all Lahaina Residents on The day of the Fire. Early morning 8/08/23, he failed to call a state of emergency, he failed to call out National Guard troops, he failed to immediately Fully activate the EOC= Emergency operation Center, he failed to call HECO into the EOC, he failed to have HECO clear Power Poles and Lines Off Lahainas main Evacuation Escape route out via HWY 30 South and let eleven hours Lapse, Keeping it closed 5:51 AM to 5pm! Until a lower level Police Officer had to order HECO crews/work trucks OFF Evacuation Lanes and order them to open it up, to stop the Trap! Bissen Failed to order all high level Police and Fire Chiefs into the EOC, Bissen Failed to Sound the sirens The whole 12 Hour time period while Fire raged killing people, he also failed to Be Present in the EOC with Keen pro-active interactions and responses, he remained complacent ignoring All what was going on with the Firestorm. As he was nonchalantly and oddly going to the Doctors during the crisis, 69 people who needed warning and rescue, were burning to death, as he told the state Lahaina did. not need assistance! Do any of you See his complacency and abnormalacy and ignoring of all safety Protocol a problem? Does it dawn on you, he actually intentionally waited and wanted the town unwarned and completely leveled Before he signed the state of Emergency Papers at 8:00 pm. what of his Deadly Memo at 4:56pm Telling people to endanger then lives by sheltering in Place in a Firestorm! Is He a crazy Psychopath?? I believe his actions and abnormal response indicates that he was a part of a Arson Attack on Lahaina, he was a part of a pre-planned gridlock Trapping of the People which resulted in great suffering and death, So, now you all think mayor Bissen is now hot capable af screwing All of you over, too? He's capable! Yes, him and his crony Thug Dogs are not done yet, I guess death and destruction and foreclosures are not enough for them, it is now time for him and his dogs, rip into your Financial holdings and Level you and it, until they get yours, too!     How about speaking out for local residents no one has ever cared until now!! I approached I approached the former mayor at Saint Teresa's in Kihei and complained about and complained about why he hasn't done anything to help the locals with housing or affordable affordable homes or rentals and all he said was well his kids can't afford to live here either!! It's so much BS!! Who is ever telling truth and really has Maui residents best interest rather than the wealthy Realtors and investors... Making profits....same as BlackRock and Vanguard....all about profits not about making a better and affordable community!!

    This is first time I'm speaking out... And I'm all about providing homes for the local residents!!! We came from Virginia where they provided much housing being a "commonwealth state" it's very interesting how everyone is coming out of the woodwork about losing money in their vacation rentals all about prophet but what about the housing that was never available even for us when we first moved here!! We rented from a realtor at at a higher cost than a mortgage would be. I have 3 graduates from Maui high They will never be able to afford a house here... I see all the new developments from the developer town we had to wait... Through five or six lotteries to be chosen to get a house in Wailuku where you have many VIP s like the police Chief from Vegas getting the most expensive home with best view over 1.4 million!! Maui real estate and development is absolutely so unfair and it's corrupt!!! The local residents should be looked after and also be able to afford after living here and working all their life!!! It's absolutely disgusting!! So now all the Realtors including Eric West.. . You are all speaking out because it's your bottom dollar it's not about the local residents affording decent homes or EVEN rentals!!! Think about it!!! Government is helping so many millions of illegal immigrants all over United States BUT no help for Lahaina or all of Hawaii!! Many live in poverty!! There is NO middle class ...it's definitely disappearing!! Very very SAD with 5 children and a sad future for them to have the " American dream!" We all work so so hard for

    Climate Change is making weather events more extreme. This will impact the worlds food supply. Floods, droughts, fires, excessive heat, snow storms and low water levels in reservoirs and in ground water storage are becoming more common. We must stop adding more fossil fuels to the climate fire. Stop building and financing more coal fossil fuels power plants. Time to go all in on wind and solar energy, battery storage and electric vehicles. Fossil fuels are a bad investment for people and the planet. The cost of dealing with the impact of climate change will be greater than the cost of reducing the impact.

    Maui has figured out the perfect system to stymie all development (aside from luxury housing) while pretending to support affordable housing. They have'nt developed water delivery systems, they don't turn government-owned, entitled property over to developers to build affordable housing, and those affordable housing developers that have tried have been burned by our County, losing hundreds of thousands of dollars. If you're wondering why the housing project for West Maui fire victims went to felon Paul Cheng ($68 million) instead of an honest developer, it's because the good ones have all left the room. Including one born and raised here, that develops affordable housing on the Mainland, but not here.

    Tom, in addition to owning a home in Kai Malu, we also own an STR at Maui Kamaole. I am not in favor of converting Maui Kamaole to a condotel or any other use. As LegalTyranny stated, below, the Constitution is on our side. Let's not negotiate against ourselves. There is no compromise. We will win in court, if it ever got that far.

    Changing zoning would possibly change the taxes ….but really most of these condos effectively were built as resorts with pools, tennis courts etc etc

    @@stickbrick8219 actually these are all currently tax at the highest rate just like the hotel zone properties, so the tax ramifications would be insignificant from my understanding of the current tax law

    Greed is the reason you can’t build out of this. Affordable housing is not affordable to anyone who has to earn a living here and never has been. Workers sharing half a bedroom an even the couch and floor to be able to afford rent. Employers cutting hours and hiring more workers to circumvent benefits. I’m guessing that they would rather burn it all down rather than back off the grab. Maui has been sold to the highest payer since 1988, hard to stop the gravy train and admit it is everyone’s fault. Hawking our lands and resources around the world to enhance your bank account may be the first mistake but keeping the mask on the charade could be the last. Choose Aloha or Go Aloha people.

    Thank you Tom, great channel. My wife and I watched the entire hearing and it does look like the ban will pass as the answer seems to lie with short term solutions (STR ban) and long term solutions (speeding up permitting process, heavily taxing 2nd homes, etc.) Investments come with risks and this is going to be a case study of the risks associated with owning STR’s - nothing is guaranteed when it comes to real estate investing. STR owners that depend on STR income will have to sell and hopefully make money or break even. Smart money will need to head to the exits quickly. Times have changed and Maui is no longer a place to base income on the STR business in non-commercially zoned areas.

    Totally a political play. He knows as an x-judge this bill will be faced with several lawsuits and get tied up in courts for several years. Spending thousands of tax dollars and battling along side the locals to get their vote come next election. There must be compensation to the owners who are affected by this ruling even if it did pass. So where will the millions of $ of tax dollars come from.

    The county only thinks emotionally not logically. This county wants everyone to leave. Well it's happening. We are just like other blue states. Crime is up, tourist already don't want to come and spend their hard earned dollars. Remember when voting that they are Not representing the majority and only the minority. Tamara Paltin was in charge of our fire safety on August 8th.They need to spend their time on the things that matter like water, safety, fire prevention, infrastructure, open up more Hawaiian homeland, build affordable housing!!!!

    over here in Butte County, CA. the country is giving housing Plans and ADU Plans For Free, letting Fire Victim Pay Small downs on Permits with 2 year repayment Plan, Also have grants and money for mitigation measures to clear grasses/Bushes/ Trees and do Fire Breaks why doesn't Maui do this?

The longer I live on Maui the more I see these meetings as merely a pressure valve for constituents to voice their opinions yet, in the end, officials do what they want anyway. just like you were saying. Do you know of anyone familiar enough with Maui politics who could put together a simple list of representatives and which way they vote/lean on this topic? This way, come election time, we can all vote more intelligently.

    I agree with you we need housing but this bill will not solve the problem, the properties in question were never designed or developed as short term housing. The cost to carry will far exceed that of affordable housing price points. This will also severely impact many of the small businesses that employ 1000’s of residents resulting in lost jobs as well as a variety of other negative impacts. We need a solid plan to create appropriate workforce housing and this is not it in my opinion

    You calculated at 100% occupancy year around for your 6000 units. Other than that I think you're right.... this will be a huge mistake for Maui County to implement this STR ban.

    @@LivingInMaui C'mon- you know full well that there will be some slow months for those 6000 units where they do not have tenants. I know as I owner occupy one of these condos as a full time resident in Maui and the 2 condos on either side of me are vacation rental.

    Thanks so much for your comment Bill I appreciate your input however, I think your information is not accurate very few people own multiple properties and I know no one that owns 20 so I would love to know where your data came from so that I can explore that information and see if I’m mistaken, but I know that of all of my clients, very few of them own more than one short term rental property

    Yes I know it seems crazy, but the oceanfront homes on Keawakapu Beach just down the street are selling for $18M and $39M so to get an ocean front beach house in a great location under $8M has some trade offs...
