    I'm Irish and live up the road in Nuevo Vallarta. Its not loud, roads are decent and the water is just fine to drink from the tap. You get what you pay for.

    Garbage! Certain "nice" colonias like Fluvial or the Marina seem to escape this. We have pick-ups daily from central spots on every street and times to put out your bags. Still, tucked away on back streets we have mounds that are ripped open and sit / accumulate for weeks. Tossing things on the street seems acceptable and most of us sweep daily so it is an acceptable practice. I have had many tell me this is a Vallarta issue and rarely seen elsewhere.

    Hi Bob. Thanks for your great comment. I didn't mention garbage because it's not a major issue in most neighborhoods. I have been to many different places in Mexico and have seen some with really bad garbage situations. Puerto Vallarta is not by any means a dirty city but some areas do have more garbage on the streets than others. i didn't think it was a bad enough issue to keep people from living here so I didn't mention it in the video.owever it is a consideration and thanks for bringing the issue up.

    Hi there, There are plenty of jobs available here. However by American standards the hourly minimum wage here is very very low. Something like $2 an hour. Most American living in Puerto Vallarta and need to work generally work for American companies and are working remotely and earning American wages. Working in real estate is also and option here that can pay well but it is commission only and unless you are qualified to do real estate sales it could take up to a year maybe longer before you may get your first sale and get a client base..So not really a country to move to to work.

    I guess this guy wants to have a mirror image of his beloved United States I would recommend to avoid all the hustle with Mexico and go back to the comfy live that he is used to but if he lives in Mexico besides all this litany about problems in Mexico I'm still living there

    @@manuelg5660 Manuel. Thanks for your comment. However, with all due respect, you totally lost the plot on this video. Couple of things you should know….Im actually Irish although I did live in the US for many years. I can’t figure out where in my video that “this guy” (I assume that’s me) ever complained about any of the things mentioned in the video. “This guy” distinctly said that these things might bother some people but not most. I’m included in the “not most” category as I totally love living in Mexico and prefer it to the US all day long. In fact, the video is primarily addressed to those that might have an issue with some of the things I talked about and just like you, I hope these kinds of people don’t ever come to live in beautiful Puerto Vallarta or anywhere in this awesome country.     Lol you FUNNY i live in BIG cities in the US. And its the same problems down there and the US have you ever live in Atlanta area?? Our any other city its the same shit. Delivers well in the US they have a window off 2 hours and guess what you sometimes WON’T wet what you order on TIME. And trust me i did that Job for 20 years yes in the US. I RATHER live in Puerto Vallarta, for a Retired person ITS IMPOSSIBLE TO LIVE IN THE UNITED STATES And wait when Trump gets to office again tons gringos will be in Mexico and other countries. I don’t call those 6 problems truly 😃

    Thanks for your comments. I do agree that it's not any better in the U.S. right now and that these "problems" are not major. I wanted to point them out, as some people would indeed be put off moving here because of them. I did mention in the video and these issues are not a problem for most people. They need to be pointed out though. I hope you do move here to Puerto Vallarta. You won't regret it. Cheers

    Number 1 should be health insurance for seniors. Heart cancer etc. No one ever talks about the costs of long term medical insurance in Mexico.

    @@skaus1793 Thanks for your comment and observations . I do appreciate it. I agree with you that calling it a second bedroom may be pushing it but it could actually be used as one but would need an armoire or some kind of wardrobe in there to make that feasible. As regards the other items you mentioned, believe it or not, an oven and a dishwasher in condos and homes here in Mexico is more the exception than the rule. I believe it might have something to do with water consumption and electricity usage for dishwashers being expensive and considered a luxury. A lot of Americans and Canadians as well as Mexicans find it more economical in having a maid. Ovens are just not used much in Mexico as people here prefer to grill or fry over baking. Many folks use air fryers and toaster ovens here than actual ovens. Hope this gives you some insight into some of the cultural differences in these areas. Cheers and keep watching. Thank you.

    Wow, I guess you don’t like to complain 😅 haha 🤣 yep that’s the Mexican culture! Love it or leave it! Yeah, a lot of those things also happen in Hawaii where I live people don’t complain. They just adjust to the culture. Why are you complaining so much? get real and get it together. If you don’t like how Mexicans do things then don’t live in Mexico. Don’t need anything from you. If they had the mañana mentality, it’s on them. Why are you criticizing so much?

    Hola Stan, I write this with all the respect in the world because I realize this is your work, but I am not surprised of this condo's price due to how SMALL it is! I realize these developers are squeezing as much as they can from their square footage, but this is just ridiculous. Especially if you were to take the amount of money they are asking for this tiny place and built a home with it. They are building condo's in PV as small as they now build them in Thailand to milk as much expat money as possible, and as a Mexican-American it saddens me to see this. I guess when all you see are small condos you start thinking this is normal, but it's not. People need living space and privacy inside. Especially in a hot climate when going out is uncomfortable. But at least in Thailand the beach condo rents are low, unlike PV. It's pretty sad I will have to rent a beach condo in Thailand instead of my own country because the prices are made to milk wealthy expats. Love your vids, Stan. Buena suerte!

    Thanks so much for your kind comments. This condo is actually 1400 square feet which is not really that small. Fortunately the real estate market here has leveled off compared to the past three years of rising prices post covid. It has become a much more normal market and developers are not as cocky as they have been. They are much more willing now to give discounts on their already discounted price list. I’ve proven that with some of my clients just recently. They are becoming much more humble. Most of the condos I’ve been showing are all at least this size and are more the rule than the exception. The condos are only worth what people are willing to pay for them but I do see your point. Hopefully prices will come down even more in the next year but business is good and people are buying.     Hi. Thanks for your comment. When it comes to foreigners living here in Mexico, I think the ones who are not willing to embrace the wonderful Mexican culture should stay in their own country. On the other hand those foreigners who come to Mexico and immerse themselves in the culture and lifestyle should be welcomed and are welcomed by most Mexican people.

    Yes absolutely use your GPS or phone map app . It’s a pretty straightforward drive from Puerto Vallarta. When I hit the dirt road the hotel was well signposted as was the road to Tehuamixtle from the Hotel Mayto. It’s a great day or weekend trip.

    What are closing cost fees to buy and sell the share?

    Hi. Thanks for your question. In Mexico the buyer pays the closing costs when purchasing. In this case it is 5% of the purchase price. You do not pay closing costs when you sell the property but you may be liable for capital gains tax. Capital gains is only paid on the equity built up in the property and those closing costs you paid at purchase can be a write off against your capital gains. Hope that all makes sense. This deeded partial ownership is a great way to get into a Puerto Vallarta property very inexpensively.
