    I'm genuinely curious what a realtor does besides telling you which neighborhoods are good (which is usually self evident), unlocking front doors, and guiding a buyer through the purchasing process. My realtor was useless when it came to urban planning, zoning, stakeholders, topography, site drainage, SWOT analysis, and construction techniques (especially the sheathing and the floor system).

    ​@@Rew123 hey thanks for asking! Alot of what you mentioned would fall under the expertise of a home inspector or contractor. Though an experienced agent will have enough knowledge to at least point out pros and cons or potential issues. But a Realtor is not a home builder or a land developer. There are a lot of things a good Realtor does. I can't give a comprehensive list, but to name a few on the Buyer's Agent side (which your question seemed geared toward): A good Realtor is an advisor and a consultant. They will be the non-emotional voice for you throughout the process. For example, I conduct a detailed strategy meeting with my buyers to really talk them through what's important to them. Often spouses or family members have different priorities from one another and I will help them work through compromising on their wants. Many times their wants in a house don't align with their life goals or financial goals and I help them make a decision that better aligns with those goals. Pointing out good neighborhoods might seem intuitive, but in a market like the Chicago suburbs, we have people relocating from all over and they have no idea what the various neighborhoods or suburbs are like. When touring, there's a million little things to point out that the average homebuyer does not see when touring a house. Keep in mind most people tour 10-20 houses every 7-10 years and we're touring hundreds per year, so our eye is looking for different things. When it comes to navigating the offer and negotiation process, that's one of the biggest pieces. If someone hasn't bought a house in 10 years they've never operated in a seller's market like we're in today. They need advice on how to write offers that win, but that don't expose them to all sorts of risk. They need to know what's normal in the negotiating process and what's not. They, again, need a non-emotional voice to help them make s good decision when a seller does something that pisses them off. Then, how do we handle negotiating inspection items: what's a big deal and what's not? How do we get things addressed when we have little leverage in a transaction? What happens if the appraisal comes in low? What happens if the other side asks for extensions? All these sort of walking you through the process in a calming way so that a very high-stress and high-stakes transaction becomes much less stressful. Then all the logistical coordination, which is secondary, but important to making the process smooth. Many of my buyers are young professionals and executives who don't have time to worry about scheduling showing tours in a way that keeps on time and accommodates their schedule. They don't want to worry about finding inspectors and an attorney and scheduling all that. They want my team to take care of all of that for them. Additionally a great Realtor should be leveraging their experience and relationships to make sure their clients have access to other professionals (lenders, attorneys, inspectors, etc) that have been vetted by that agent over years and are proven to be excellent at their job and reliable, and (because of that relationship with the Realtor) accountable in a way that a random other professional wouldn't be. I could go on, but a GOOD Buyer's Agent provides tremendous value to buyers. A bad agent, on the other hand, is pretty much just a door opener.

    My favorite is Sunshine State Tropical IPA, but also love Suspended in a Sunbeam Pils. The Pilsner tastes just like alcoholic beer in my opinion. Both have won awards.

    Unfortunately the older homes are not being renovated decently. The newer homes are way too overpriced. Really sad state of the real estate market in Naperville. Even lower interest rates will NOT help this situation. If prices come down - that WILL help!!! If not room for sellers or builders. Salaries are not increasing - so high home prices and lower interest rates (5-6%) really does not help!!!! It is not a sellers market any more and that is the truth and they have to accept it and move on - if not it will happen tomorrow for sure!!!!

    I hear ya, it's tough for buyers at the moment. Unfortunately it still is very much a sellers market. Less supply than demand is the definition of a seller's market and we still have far, far less supply than demand. Don't see prices coming down at all in the next several years. There's good renovations and bad renovations out there. Is that what you've been looking for? A renovated older home?

    That’s the story Zillow and realtors talk becoz they want more money. Greed is ok but too much greed is not. Ok let’s come to supply and demand. There used to be demand during COViD because people believed they cannot live in apartments neck to neck. But covid is gone! People don’t care where they live now - what matters to them is price point. Why would an average buyer whose salary doesn’t increase every quarter pay such high prices!!! Where is the data showing that buyers are seeking high priced homes? Can Zillow or any realtor prove it!!! Demand has gone - sellers killed themselves - it’s time for correction!

    When do you think the inventory will improve? Honestly we don’t feel encouraged to buy. I rather stay in rental than pay high prices for no improved features either in the old or new homes!!!

    It's a great question. The only long term solution for the inventory shortage is much more new construction. In the short term, if we continue to see rates drop as they have over the last 2 months, we may see more inventory as more homeowners are more willing to sell. Renting makes sense in some situations but it's not a solution to high prices. Prices will continue to rise, experts predict continued price increases for the next 5 years. My advice is to buy what you can afford now and move up or make improvements later. Waiting will only result in higher prices later and missing out on building equity in the meantime.     Inventory will improve when rates come down to the 5s. That will be close enough to entice the “lock in” owners from pre-2021 to relinquish those 2-4% rates they are holding onto.

    When I look at ZILLOW home listings, the homes are all overpriced by $100K; confirmation of this is looking back at the ZILLOW price history, where the price in 2020 is right on with my calculations what the home should be priced at. Interest rates are not the diving factor; the excessive price of the home is the driving factor

    Hey Ray thanks for watching. Curious what you're basing your calculations on. Historical data shows that home values in Naperville are up 41% since this same time in 2020. With the average home currently selling at 99.8% of Original List Price, the numbers would prove that most homes are priced right on the money at current market value. The single largest factor keeping values high is an extreme lack of inventory, in fact, an all time low.

    I base the price of a house on what it actually costs to build that structure, NOT on comps to what other persons paid for a similar house. I use basic building prices>> Basic construction $100/sqft Some upgrades $125/sqft Executive upgrades $150/sqft Will be generous and add $40-60K for the lot plus lot improvements..and that is all the property is worth. An alternative is to look at what the homeowners insurance sys the building is worth..the insurance companies will not pay more than what it costs to rebuild that structure. Also look at what a bank will lend on the house..they will not lend more than the value. Few years ago, my friend tried to buy a home in naperville; the owners insisted on $450K My friend offered $385, the owners scoffed; two years later, house had not sold; owners came down to $415K, my friend agreed; at closing, the bank said they would not mortgage at more than $385, because that is all the house was worth; my friend was not going to put-up the additional $30K, and was ready to walk away from the table, when the owner conceded that to make the deal go through, he would accept the bank evaluation of $385. And so it goes.. Blackrock has used the same evaluation method since they started buying homes.. they present the house to local contractors, ask for a bid on how much it costs to build that house, then Blackrock adds $1 to make their bid on the house,. VERY COMMONSENSE. We need to stop using our shelters like baseball trading cards and selling them for highest bid ..this is what has put us into the current unaffordable housing bubble..we need to base the cost of housing on some tangible basis, NOT the whims of the market.

    @@rbtheballer the fiduciary responsibilities of a buyer's agent are to act at all times in the best interest of the buyer. This starts with listening to the buyer's goals and making sure to help align their decision-making with these goals, especially when they get distracted or become emotional. This means finding out and disclosing everything possible to find out about a property, listing agent, and seller to help inform the buyer's decision. It means equipping them with the tools learned by experience to help them gain an advantage while negotiating or when competing in multiple offers scenarios. It means helping them understand the risks involved in any decision they're making. It means having hard conversations with them when they're talking about making decisions against their own best interest. Ultimately it means carrying out their wishes even if the agent disagrees with their approach. It means keeping all their information confidential, especially in situations when information about them could be used against them in a negotiation.

    I’ve been training BJJ for about eight years and have visited academies all around the world. I’m truly impressed by the clarity and details of Professor Bruce’s instruction. He is clearly legit and absolutely top notch. If I lived in Chicago and were looking for an academy, I’d definitely check out Professor Bruce’s academy based on this video. I love how he explains the principles, incorporates both the sport and self defense aspects of BJJ, and demonstrates everything within a sequence to help the student understand the concepts. And he seems like a legitimately nice person who loves teaching. I hope that he and his academy see much success. I’ll certainly be seeking out his academy the next time I’m visiting in Chicago.
