    The DEALS are in NORTH Myrtle, in Mobile Home communities like Foxfire, where you CAN buy a home the same size or bigger than the condos that are now flooding the market because of jacked up HOA dues, for LESS than $125K! There should not be ONE such listing on Zillow for longer than 2 weeks! Filter Zillow to North Myrtle under $150,000, and if you find a home that's already been renovated, SNAP IT UP! Trust me it will be the best decision you ever make! Forget condos! Mobile homes are THE WAY TO GO!

    My soon to be wife and I talking about places we want to move to when I retire in December and Conway is one of the places. Being 20 minutes from the beach isn't a big deal to me, I lived in Titusville Florida for several years and it's 20 minutes from Cocoa Beach so the time doesn't bother me and the traffic isn't a big deal either because I GUARANTEE there's more Tourist in Cocoa Beach then there are Myrtle Beach..... We both love the "small town" feel of a place like Conway, we currently live in Central Missouri in a town of 12,000 people so Conway is twice that size we have travel to big box stores already, our travel now is an hour though so that will get cut down also.

    There’s TONS of units for sale at Myrtle Beach Resort. Ours has been on the market for over 6 months. 2b/2ba unit, building is oceanfront, roughly $160k. Many units are available. Not sure what you’re on here other than insurance/hoa, which is insane yes

    Hey Jeremy love your videos brotha. You’re a natural. I’m not sure if you’re aware of this another reason not to move is because the schools here academically are horrible. They’ve even worse if you have a child with a disability. Also, There are few resources for people in the community. NJ is a bad example on taxes since They are ridiculous but SC also taxes you yearly on your car and you have to pay taxes on clothing. The government gets their money one way or another. Keep up the great videos. I thoroughly enjoy them. Thank you.

    You kidding me? I sold up in the NYC suburbs, found a home for less than a buck twenty five (yes, meaning LESS than $125,000) which is the same size as a condo but a free standing home with NO HOA'S!! My ANNUAL taxes (attention NY/NJ/CT) are LESS than $1,000 a year! So forget negative stereotypes for mobile homes, since in North Myrtle you see MERCEDES, LEXUS, BMW and Harleys in the driveways, so as the southerners would say "this ain't trailer trash!" Move to NORTH MYRTLE, check ZIllow, and if you find a house for less than $125K and you only need a bedroom or two, you should SNAP IT UP! Best move you'll ever make!

    We started coming to MB 30 plus years ago and decided to move here...BUT we knew to NEVER move into MB but in the outskirts. We live in Conway...pay 675.00 a year property tax on our house. Add that...tax on the RV, the car and truck we pay under 2000 a year total tax. In NY we were paying over 8000 and got nothing for it. MB has too many tourists and is crammed with housing more like living on Long Island NY.

    Jeremy, can you do a video on employment opportunities in the horry county area? What the best paying jobs are, or degrees to get. Also jobs that dont require a college degree. I know there are not a lot of manufacturing jobs. Thanks

    This is the biggest problem with the Myrtle Beach area. Unless you are in the medical field expect to take a big pay cut. Even engineers make a lot less there. Yes the cost of living is less than say NY where I’m from but to take a 50k plus cut in pay is not worth it. The area is beautiful, the houses are awesome and like J said everything is so convenient, maybe 10-20 mins from everything……even the airport. Again it comes down to jobs, so unless you work remote and can take your salary with you, it may not be worth it on the long run.

    I just came back from there and everything Jeremy said is 100% correct. I would move there tomorrow if I knew the job market would grow for young professionals. I have two daughters going to college, neither are in the medical/ teaching field and I worry about their jobs and salary. Up here in the Northeast, I have three nieces between the ages of 26-28 and they are all making over 100k up here already. Yes the cost of living is cheaper but if the salaries are much more less then the cost of living being less then how much am I really saving . Yes the weather was awesome, the beaches were nice and the area itself is so convenient. My biggest worry is for young adults trying to g to find high paying jobs in that area. All I can say is get a “New York” salary first and if you work remote then move.

    @devious8247 my wife is a teacher and I am an electrician with HVAC. I think we would be alright. I currently work in a chemical factory in SE Ohio and we do well financially. But if we move down there I will have to get a contractors license.

    The best place to live in the MB area, IMO is Foxfire in North Myrtle - a INTRACOASTAL community of manufactured homes BEAUTIFULLY KEPT WITH LUXURY CARS IN THE DRIVEWAYS (HINT: NOT a "trailer park"), where if you keep your eye out, you can actually BUY OUTRIGHT a beautiful home with high end finishes for LESS than $125K (you read that right) with property taxes UNDER $1,000 per year. Now THAT is called living SMART when it comes to HOME OWNERSHIP!! THIS is where the BOOMERS should be FLOCKING TO and there shouldn't be one "For Sale" sign up for long!!!

    Not in Myrtle. Why would anyone buy a home in a higher price range with the Mortgage rate so high? Look in a community like Foxfire in North Myrtle Beach, where people drive around in Mercedes and Lexus, since they paid $125,000 or less for their home, put in high end finishes and are LIVING LARGE while downsizing!! THAT'S how you BUY a home in the Myrtle Beach area! Forget mortgages! Pay CASH and start living the life!

    Look to buy in North Myrtle, where you can actually get a really nice stand alone home the same size as a condo, for LESS than $125,000 (seriously!) in a waterfront, Intracoastal community (same waterfront as the pricey condos next door, but NO BOARDS OR HOA'S!). Ask your Realtor about Foxfire Retreat, and live smart and frugally!

    People can sell their house up North, find a sweet place in North Myrtle Intracoastal neighborhoods, buy it outright for under $125,000 (yes, you read that right), put the rest of you money in the bank, get a golf cart and live the life! Taxes UNDER $1,000 PER YEAR? Yep. I know, since that's exactly what I did. Foxfire in North Myrtle is the area's best kept secret, and Realtors IN THE KNOW should be encouraging this laid back beach life, for retired couples, singles or a couple looking to provide for an adult child. You can't touch a waterfront community home in Florida for under $125K, that's for sure!!!

    I moved down here from Michigan in 2019. We paid about $2000 per year for homeowners insurance at that time for the house we bought for $390k. It's now $4000 per year. Please tell me where I can get homeowners insurance for $1600-$2000 today.

    Retired realtor here; Homeowner insurance is high because the cost to rebuild has gone up. In California my homeowner insurance was $2,400 and it’s the same here in Pawleys Island. Size of both homes are the same.

    @5150Bud - Agreed. Jeremy said that insurance can be purchased for $1600-$2000 per year. I'd seriously like to know which insurance companies are offering those kind of rates. What is the home price range he's talking about for those prices?

    It's an old Fisher Price camera from when I was a child. It was the first camera I ever owned. My parents bought it for me when I was like 4-5 years old.

    Anything near the intersection of International and Hwy 90 is Definitely the best and most affordable place to live. It may seem like it’s out in the middle of nowhere, but it’s really not. It has easy access to get wherever you want to go. Carolina Forest, especially near the 501, is a traffic nightmare! If you pick Carolina Forest make sure it’s on the side closest to International.

    I have lived here since 1986 and it is nothing like it was then, the big change started in1989 when HUGO hit us right in the down town area which cause a lot of the mom and pop motels to sell to bigger chains and that was all it took slowly but steadily big money came in and took over...........the stories i could tell about myrtle are many..... Brookgreen gardens is still worth the money it cost to get in........let me know what ya want to hear about and i'll see what i can do for ya

    What is the flooding like in Carolina Forest and Little River area like in the last 10 years? Flooding near Intercoastal areas? Looking at these areas as well as Calasbash NC and flooding concerns me.

    Nobody is addressing the real issues- such as drugs, gangs, crime rate, prostitution, homelessness, Karen situation of the Myrtle beach area. We all know about the attractions, we all know about beaches.

    He is a Debbie Downer. We are from New Mexico, and it all sounds wonderful. Beach towns are mostly like this. I’m sorry, but this man, if people listen to him, is killing some business for the local economy. Jeez, this was a depressing video.

    I lived in MB for 14 years. I am a Respiratory Therapist and it was the lowest-paying job I ever had my experience, the lowest in the country. My condo on the ocean in 2013 cost me $60,000 on a golf course. It was wonderful. The jobs pay little and housing can be low because the entire area is 70% retirement. Old retired people don't want to pay too much for things. Oh.....and nothing ever changes down there so time flies because there is no or little seasonal change to define a year.

    The best kept secret in the North Myrtle area, is the amazing waterfront communities of high end mobile homes. When you drive around my neighborhood, called Foxfire, and see Lexus, Mercedes and BMW in the driveways, it makes total sense how you can have a car like this and a really nice home. For LESS than $125K (yes, you read that right people from NJ and NY like me) you can own a home with the same space as a condo, take a golf cart to the beach and pay LESS than $1,000 in taxes! People don't think about this HUGE benefit with leased land! People have the same beautiful, landscaped yards, but not the taxes that go with it! Forget condo boards and HOA fees as much as a mortgage payment! Find a home with the renovations already done (there are some with no work needed), buy it outright, and live the salt life! I am SO glad I didn't buy a condo after I sold my big house! Put the money in the bank and LIVE, LIVE, LIVE! Check Zillow or Realtor - You just may find the perfect North Myrtle Beach home like I did!! I haven't been bit by one mosquito yet, no termites, and proper pest control keeps the Palmetto bugs (aka "roaches") at bay!

    Ossining NY house overlooks the Hudson….$16K. Plus heating fuel cost at $4.70/gal. 330 gallon tank gets filled up Jan.Feb, April, Oct and Dec.

    I'm visiting my son in MB over July 4th. You're right about the humidity. Still, it's a great place to live. He lives in The Parks (Fort Hill Way). We own property around 74th and Ocean Blvd. Hope to move here soon. Thank you, Jeremy, for all you do!
