  Very easy to get rid of tbh. Sprinkle diotamatious earth all all through the house wait 24 hours vacuum it up repeat 2 to 3 times a week for at least 3 weeks

  Ok fleas bed bugs etc the answer is steam a very old answer and non toxic basically you boil the buggers and it gets in all the cracks! Should of hired a steam machine.

  nice to see parents taking their kids along to work like this. it helps the kids learn about real world business stuff. they pickup stuff pretty quick. all the parents have to do is talk to the kids and explain things in a way that the kid can understand. by the time your son is in high school, he'll have a good understanding of real estate and flipping homes.

  Thank you! You can get most things done with a good CRM like Podio, but I still use Excel and Sheets from time to time.

  Bathroom wall tile looks like they are in good condition. Would it save some money to have the tile painted? Keep a window in that bathroom....maybe the window should be smaller and position higher on the wall. (Just enough to give light ) just a thought. Keep the videos coming!

  I never paint tile. Everytime I've ever done it it has peeled. My mentors always upgrade the old so i follow the lessons of people a lot wealthier than me.

I have learned that in the real estate community, your current situation is why alot of investors choose "wholesaling." I don't know personally which one is the best "in general" because I am new but since i'm new, it is best for me as a beginner. Have you thought about AirBnB Arbitrage?

  Airbnb yes. Arbitrage no. I know people that make it work, but I just prefer ownership. Wholesaling is a solid way to start though.
