Hello! I'm Eileen Guilbeault, your go-to Realtor in Las Vegas. Growing up here since 1980, I've witnessed our city's incredible transformation into a world-renowned destination, something we locals once thought impossible, especially when it came to professional sports.

Yet, here we stand, in a city vibrant with culture and sports alike. I've been blessed to find my partner in life here and together, we've raised five wonderful children, embracing the community spirit of Vegas. Known as the quintessential granola mom, I was all about the homemade lifestyle, from homeschooling to ensuring our kids experienced the great outdoors, sports, and arts-showing them the richness of Vegas beyond the glitz of the Strip.

For the last 14 years, it's been my joy to guide other families in discovering the joys and opportunities of living in this extraordinary city.

    STEM schools are absolutely one I’m unfamiliar with. My experience with my 5 kids is in the magnet, home school, public and charter schools throughout the valley. What is the best STEM school in your opinion?

    @@TheRealLasVegas Skye Fitness only has one pool. There is a community within Skye Canyon that has its own pool but you have to be a resident of that individual community to use it.

    We've lived here for the same amount of time. I moved here as a kid in 1980. I had a few hard years but eventually found my community, which made all the difference. What would make you change your mind about Vegas?

    The temperature can vary by five degrees or more depending on which part of the valley you're in. Higher elevations such as Summerlin and Mountain's Edge are cooler in the summer than the Strip. And Lake Las Vegas can be hotter. Add these communities to your climate app and you can watch it in real time.

    Question, I'm thinking of retiring next summer and considering buying property in the Vegas area. I travel to Vegas about 6 times a year and really enjoy the fall weather, all the cycling and entertainment available. I discovered Jewel homes through one of your videos. Do you know if they offer smaller builds- 2000-2500 sq. foot himes? Any info is appreciated.

    The outdoor lifestyle that Las Vegas offers is second to none. If getting outdoors is how you like to live, you can't go wrong with living in Las Vegas. Peter Lik is one of my favorite photographers! I was so excited when I heard he was the designer behind Jewel Homes. At the moment, though, they aren't building in your preferred size.     Some areas are age-qualified, meaning there aren't kids. However, even in those communities, visitors who are not over 55 are allowed for up to X number of days per year.

    Just placed a huge order for Fathers Day 6-16-24. I guess I am a virgin Verrazano customer. My very first order. After watching these two in the interview we went all out 4 18" pizzas and a bucket of wings. We have a large family and dad, that's me, wanted some good pizza and wings for Fathers Day. So looking forward to some good times today!

    @@TheRealLasVegas We had a meat lovers, sausage and jalapeno, pepperoni and sausage and a cheese pizza with hot buffalo wings. Everything was very good. Seems kind of strange but I really gravitated towards the cheese pizza. I figure if a place can make a good cheese pizza they should know what they are doing. Also the ranch that came with the wings was very good. We will be back for sure. Thanks for the video.

    I moved from California at Irvine to summerlin ten years ago, and I love every day. housing is low priced, roads are smooth and not crowded, The best entertainment in the world is 14 miles away> it is as safe as orange County, and as is as pretty. I bought the house for cash, have no debts, and have a view of the whole valley, at a price one third of my old house,,,

    All this talk about Summerlin West and its new shopping center. Fine enough but will it be the same old same old, Smith's, Albertson's, Von's, or something? A Dotty's, Starbucks, a nail place, a Dollar Store, a little insurance sales office? Yet another tavern and fast food joint? Downtown Summerlin is handy but living less than ten minutes away, it is rare that I go. Trader Joe's is about it. The two department stores are small format and have limited lines. Apple is nice but they are online and deliver. The rest of the stores cater mostly to the Summerlin housewife which is great but that's not me. Summerlin lots tend to be small with houses very close together. That could be a plus or minus. For many is the lower price ranges, you can get the same house for less on a larger lot near Summerlin. Personally, I like it, don't care one thing about Red Rock Canyon, too crowded, too much traffic and forget the reservations. Hard PASS. They need to do something about the sightseeing helicopters on the weekends.

    @@TheRealLasVegas Less of the same old same old stuff. Unfortunately, the RE investors who build these shopping centers lack the imagination, the forethought on how it "works". Better quality stores for a better quality neighborhood. In the whole of Summerlin there really isn't any what I would consider "high" end retail. Downtown Summerlin is nice but far from great. In Summerlin West, I expect the same mix of shops. Really, who buy food at Smith's, Albertson's, Von's etc? How about a better "local" specialty supermarket? How about a specialty local coffee shop? Not going to happen. Am thrilled however that Whole Foods is moving from the decrepit shopping center on Charleston @ Ft. Apache next year. Guess what, a Starbucks is going into a space in the small shopping center. WOO HOO! Liquid Candy posing as coffee.

    Love centennial hills! I love that it was quiet and we could take our dog on walks around the area with plenty of trails. There was a lack of restaurants but that’s expected in an area that’s still growing. As a side note, centennial hills in my opinion has the best chipotle in all of Las Vegas.

    I cannot join you on the Chipotle bandwagon, but my kids happen to agree with you. If you get a chance, try Amano on Ann & Tenaya. The rosemary lemonade will not disappoint.

    Centennial Hills has major issues with creeping crime rates. The area north of the beltway east of the 95 (soon to be designated !-11 up to Kyle Canyon Road) has a LOT of transient renters. As well all know, the Great Recession that many of the homes up there, especially the smaller starter homes were purchased in mass by large corporations that turned around and rented them out. Now, a fair number of these renters are transient military personnel that generally make for good renters. Unfortunately, a lot of these companies will rent to just about anyone who can get a number of people into a house to make the rent payments. Trouble abounds. Not to mention the growing number of apartment complexes going in. NOT a good area. From 2005 -2015, I lived in the Lone Mountain rural preservation area before I got fed up with the area and moved to Summerlin. Shopping is lacking up there unless you like Walmart or Home Depot, the retail up there caters to the lower middle class at best. Not a good area regardless what a real estate agent will tell you.

    @@TheRealLasVegas I live in Red Rock Country club, west gate. A major step up from the Lone Mountain/Centennial Hills area 2005 - 2016. I've found it odd in my nearly 20 years here that many simply move every few years. It's a pain to move and for most, they lose equity with each move. I'm always a cash buyer but we realize that most can't do that. Next move will probably be out of Las Vegas.

    @@TheRealLasVegas Like I did back in 2015/16, purchased a house, gutted it down to the studs, and literally new everything, plumbing, wiring, HVAC, windows and doors, conditioned attic. Place looks pretty much the same on the exterior but the inside resembles nothing of before. Now, a lot more people are doing the same thing by getting rid of the "Cheesecake Factory" 1990's finishes that are rather dated.

    The lifestyle is what draws people. While the summer weather might have people traveling to more temperate climates, our winters draw those who would otherwise be stuck in the snow. This is especially important for people wanting a year round outdoor lifestyle. What would you do with over 300 days of sunshine?

    I hated living in Vegas. Lasted four months and ran back to Los Angeles in 2007. I found Vegas depressing. I finally left Los Angeles, too.

    Dont forget the HOA cost. All newer communities have them. (My old community has 2 HOAs.)
