    This video makes me feel MUCH more comfortable with the 90k quote I ultimately accepted, mostly because I'd worked with this company before. Slightly smaller kitchen, but a lot more electrical and plumbing involved, mostly to get from 1984 code to 2024 code. About the same amount of cabinetry, no paint, but all the drawers and rollout trays. New floors. And labor costs in SF Bay area higher than national. I was a tad worried that I was over-paying, but given the level of trust I already have with my contractor, I now know he really was upfront with me.

    Mostly white kitchens w/ some warm wood tones & some SS are certainly a classic & timeless! As in most kitchen remodels, abode owners make choices of how to spend their money. Kirk noted the broad breakdown categories for the kitchen choices made by the homeowners of the ~$80K ‘rip & replace mostly in place’ kitchen + butler’s pantry redo he is discussing (not where he is filming the video) & you can go to his site of cabinet creations to see various picture angles of that nice ‘design & build’ project w/ the highlight of the wooden features of the hood & of the kitchen island. He noted that no flooring, no appliances, & no decorative items are included in the very general pricing ranges he provided. Those homeowners spent approximately: ● $10K for countertops for not quite 100 sq ft of some level of engineered quartz countertops including all fabrication, delivery, & installation; ● $40K-$50K for ‘Shaker look’ mid-range mostly painted cabinetry (but the kitchen island white oak appears to be stained wood) w/ ‘5 piece’ door & drawer fronts, & w/ various base cabinets including a total of 6 multi-drawer bank lower cabinets (including 1 in the smaller butler’s pantry area redo) while other base cabinets have pull-outs, many 2 tier upper cabinets including lighting in the top tier height ones w/ glass doors & then lighting under the larger upper cabinets at tier 1; ● $10K for various ‘finish’ details (from pull hardware, to extractor hood, to recessed + pendant lighting, new sink, new gooseneck main kitchen sink faucet, the smaller reverse osmosis added kitchen sink faucet, drawer microwave oven, backsplash tiles, paint, & whatnot other materials & supplies for the renovation); & ● $20K for all labor which would include from ‘demo’ of previous kitchen (not sure what happened to old cabinetry) (removal of whatever was in previous kitchen/hauling away/any dumping fees, to installation of all new cabinetry & any required trade work for carpentry, electrical, plumbing, HVAC, dry wall, painting, to cleanup for the updated kitchen. ●Note:The abode owners saved money by going with more basic looking white subway tile backsplash areas since they wanted the more expensive range hood to be a focal point instead. Aspects of this kitchen redo to consider include: ●The little reverse osmosis H2O faucet next to the main kitchen faucet at the sink is a nice extra feature; ●Who doesn’t like an attractive wooden accent range hood/extractor feature? If a different range hood had been used, then going w/ a more distinctive/decorative backsplash could have been a nice option/alternative focal point;. ●People vary in their preferences about pendant lighting; Great spacing for recessed ceiling 'daylight color' LED lighting really does matter; ●Drawer banks w/ varying numbers & sizes of drawers are great⏤the more the merrier! I *think* I counted 5 total drawer banks in the kitchen (which includes 2 in the wood tone feature kitchen island + 3 along the cabinet wall perimeters + 1 in the 8.5 ft of cabinetry base cabinet run in the butler’s pantry area). ●Under cabinet lighting is sooo nice; upper tier upper cabinet lighting is both practical & attractive if you go with two tiers of upper cabinets; ●An 8’x5’ kitchen island w/ seating for 4 is ample. White oak is certainly a nice option in wood species. ●The white engineered quartz countertops look fresh & may stay that way when religiously cleaned & kept away from direct sunlight which can cause some white resins to ‘yellow’ in some brands of specific ‘named colors’ of said engineered quartz, but hopefully the homeowners were steered away from those countertop choices. Although using the same countertop material + color for the perimeter wall areas as well as the kitchen island is always an option, it’s also a possibility to use say 2 complementary colors to vary the look which is often what kitchen designers will suggest if a client wants that type of upscale look. Savvy consumers interested in engineered quartz countertops can check out the NSF International website for information about maximum temperature ratings for engineered quartz countertop slabs sourced by brand name/distributor for country of origin & specific manufacturing plant within that country⏤countertops can be quite expensive, so KNOW what it is you’re buying! NSF International keeps such information on file at info.nsf.org/Certified/food/Listings.asp?TradeName=quartz for currently available known engineered quartz slab products b/c the commercial foodservice industry needs such information to meet code via NSF/ANSI ‘standard 051’ which includes maximum temp ratings for non-porous, food safe contact surfaces for commercial kitchen countertop specifications to be installed anywhere in the USA. If a given ‘named color’ of an engineered quartz product isn’t listed there, then be sure to seek out specifically why not!

    Between all the build styles, materials, colors, options…it’s very daunting. We change our minds weekly and then estimates become “apples-to-oranges”. Picking a contractor is like pressing the “nuclear button”😅

    Love the breakdown and your attention to detail! Really gives appreciation for the detail spec. Have to admit my last kitchen had a lot of these and honestly the key cost increases were similar areas e.g. recessed doors, custom cover pieces, custom toe kicks, double height upper doors, 3 or 3+1 drawers everywhere, custom color match, etc. But it was so worth it!!!

    So what will it cost and what is a realistic price range? Husband does remodeling on the side but hasn't had to reroute the electric, plumbing, etc. from a soffit as of yet. Looking to remodel our kitchen and we know ours does duct work and probably everything else up there. Our kitchen (soffit area) covers one approx. 6 ft. section and an "L" shape section that is approx. 8 ft and 6 ft. He knows how to run electric and plumbing and has several contractor friends to ask for advice if unsure of something, so he'd like to do it all himself if possible. With all that in mind, ABOUT how much does something like that cost?

    I have a question about the scope of work. I received a hand written estimate with words like "demolition" and "installation" and "painting" without more detail. Is this legitimate? Do you have a sample of what a estimate should look like? Thank you.

    With the "high" added cost of crown molding you mentioned why did you choose to not extend it to the ceiling for the seamless look most people look for in a full height cabinet with crown?

I don't remember specifically on this project but likely the homeowner didn't want that "look" or added costs to get the crown to the ceiling didn't fit within the homeowners budget. To get crown to the ceiling additional material is required and/or larger cabinets depending on the situation. Sometimes painting the ceiling is a good idea if crown goes to the ceiling which also adds cost.

    LOL...thanks for watching. We use particle board all the time in kitchens. Really depends on how the homeowner wants to allocate their budget. Kitchen remodeling is so often a balancing act between what I really want and what I can do without.

    Just did my own kitchen. Installed everything myself. About $11 grand for the cabinets. $3 grand for the counter tops. Another $2 grand for all else, including the flooring. Ridiculous. Sadly, I still need appliances. Over $20 grand, and I did the work myself, in and a small house. Crazy

    You're right about how much costs have gone up. Prices for basic materials overall for kitchen construction are up about 30% since 2020. DIY input can potentially save output dollars. Your project sounds like a basic 'rip and replace in place' w/ DIY for demo/hauling/any dumping costs & then installation of everything new in finishes such as top layer of flooring and any backsplash (if not matching installed natural or engineered stone or porcelain, etc, countertops), sink, faucet, garbage disposal, venting hood, but no changes to any rough-in work that requires licensed tradespersons so no need for electrician, plumber, HVAC; possibly no need for remediation work so maybe no new drywall; maybe updated lighting but in same location(s)? You did quite a bit of work to save some costly contractor fees which is great. These days cabinet costs vary tremendously depending upon MANY factors. If your kitchen is smaller (neighborhood of ~100 sq ft) then spending $11K for cabinets means I'm guessing they were soft-close, self-close & already assembled and include maybe 2 total lower drawer banks (just as in the ~$30K kitchen mentioned in this video since most standard kitchen configurations have limited drawer banks). Assembling well-chosen for your needs & wants cabinetry yourself could be one additional way to save additional monetary outlay and get a more custom look.

    For base cabinets it’s really nice to have more drawer banks. In a variety of cabinet brands there are choices of 3- 10” height drawers, or a combination of sizes such as 1-5” + 1-10” + 1-15” height drawers, or else 2-15” height drawers. A kitchen can have a mix of these size drawer banks. Drawers can hold a lot of contents which are then easily accessible, especially if the drawers are the type that allow them to be safely fully pulled out (good hardware is a MUST for this) so a consumer needs to ask questions to find drawer options of that quality. Someone can also, as desired, get relatively inexpensive drawer organizers which may maximize efficient use of certain drawers as well. Good hardware will include soft close + self close features for both cabinet doors and for great drawer glides.

    Drawer bases are great but do come at a premium compared to other base cabinets. We have done kitchens where almost the whole kitchen is 3 drawer bases and it looks beautiful. Thanks for watching.

    @@cabinetcreations It's true that in MANY pre-assembled cabinetry lines drawer banks/drawer base cabinets are priced at a premium, but in modular ready-to-assemble (RTA) type cabinetry using drawer banks/drawer base cabinets may wind up costing LESS as compared to adding pull-out internal drawer inserts behind cabinet doors. Cabinet doors typically cost more than the equivalent in multiple drawer fronts in modular cabinetry lines. There are additional savings by not having outer cabinet door soft-close self closing hardware (in modular drawer banks/drawer base cabinets each drawer will have soft-close self closing hardware). We priced various options out in 2023 and it was less expensive to go with modular RTA type drawer banks/drawer base cabinets than other base cabinets and they not only look great but are HIGHLY FUNCTIONAL as they hold so much that is easily accessible! If a homeowner doesn't have any DIY skills/basic tools & supplies, they can have someone who does do the assembly work which is really not complicated if one has ever used tools around the house otherwise.

    It’s a cute kitchen & I’ll bet the homeowner is glad to have it renovated with a more modern look to it. Did the homeowner arrange for an extractor/'hood' of some sort over the gas range to vent out of the house AFTER the photos for this video were taken? I ask because I don’t think I saw any extractor. Since you pointed out that the homeowner arranged for the flooring to be done after the rest of the kitchen reno was completed by your firm, I thought that maybe the homeowner was just waiting to add an extractor/‘hood’ as well. You noted your firm has homeowners be responsible for separately providing appliances (which is typical in your industry except for entire new house builds in developments where all new construction is controlled by a builder). I’m just curious since it’s a good idea to be using an extractor/‘hood’ for venting the kitchen out through either the roof or possibly a side of the house, especially with a gas range.

    ​@@MrKlawUK I live in the US & I enlarged the picture on a 27" monitor & I truly don't see evidence of the metal that would be involved for an extractor (I've had venting inside a cabinet so I'm familiar w/ how much of it typically is evident if placed in an upper cabinet which has to vent out of the ceiling through to the roof or else to an outside wall). Gas stoves require at least a 600 CFM extractor in the US.

    Relatives of mine did an actual full remodel rather than a simpler renovation (remodel involved all new kitchen layout/configuration w/ new locations for the mechanicals and all new cabinetry so lots of behind-the-scenes new rough-in work involving various trades) ⏤a much bigger project than this video describes or than the ~40K video in this series; from day 1 of demo until new kitchen was operational was 7 weeks. Project was in the Northeast.

    Cabinet's are expensive I'm gathering. Must be a little less painful if they don't go all the way to the ceiling I'm thinking. The pullouts are a nice item and the counter top didn't seem unreasonable.

    This was the most informative video! Your speaking style is very down to earth. Most people forget to achieve such a beautiful kitchen, there are numerous hours of work behind the scenes and everyone needs to be paid for their expertise and knowledge.     Our next kitchen has an OTR microwave, which i want to replace with an actual hood. i figured it would vent out into the garage, but your comment about having to fix the siding has me wondering if we'll have to do that, too. Yikes 😞

    Hi Tamara. We inquired about venting a hood in the garage and we were told it would not pass inspection in that particular city. Probably for good reason. I would definitely suggest doing some research. Thanks for watching.

Thinking about the venting in that kitchen, i remembered that it does vent straight up, so i guess it wouldn't go into the garage, after all 😀 Can you tell me why the siding got messed up in this reno? i really want to put in a hood, but i don't want to have to replace siding.     I have the same situation as you with wanting to replace the microwave with a hood. I don’t know what my local codes require, but I would not want to vent into the garage, I feel venting outside, even at the higher cost, is far better. If you vent into the garage, you will sending humid air out there, and possibly greasy air. I would not want to park my car anywhere near that!

    You're telling us floating shelves are more expensive than cabinets? Most designers you see on KZread are saying floating shelves are a cost savings measure. What gives?

    Hi Phil, Great question. Floating shelves from a cabinet manufacturer are often more expensive per lineal foot than a cabinet that would provide a comparable amount of lineal feet of storage. The floating shelves we provide/install are from the cabinet manufacturer which means they are painted to match the color and sheen. They also have a very robust mounting bracket and very well constructed. I would assume most deisngers on KZread are talking about floating shelves from a box store. The floating shelves from a box store are generally substantially cheaper than a floating shelf from a cabinet manufacturer. Obviously the floating shelves from a box store are not color matched and are generally going to be a lower quality. We generally don't get involved with any floating shelves except from our manufacturer. Thanks for the question. Hope this provides some insight. Kirk
