Pre-construction prices are calculated by square meter and based on the quality of materials and finishes used to build the property. High quality long tenured developers consistently go the extra mile and deliver a quality product. It's always a delight to tour these projects and help new owners with the move to Mexico.

    Hi Paul, I enjoyed your video and I agree with you that those who have the money to buy know when to buy and can buy at anytime. The challenge I am having and I think many others like myself are dealing with the exchange rate as it has dropped to $16.83 pesos to $1 USD which makes it a lot more difficult now. In addition, here in the USA we are dealing with a stagnant real estate market due to low inventory and high interest rates. Then factor in the foreclosures that are now increasing which all this affects those of us who would love to buy right now. Lastly, when you throw in the fact PV is basically a cash market, that makes it even harder to look at buying in PV right now as money is tight for middle class earners like myself. I agree that PV is not going to have a crash but I can certainly see prices being adjusted and my prediction for 2024 is your going to see PV have a slow market the rest of the year. In closing, prices are not sustainable right now and if you were living in the USA right now, you would have a better understanding of how things really are here. Appreciate the video, wish you continued success with your realty business.

    Thanks Paul. I could see this coming, thanks to your newsletter and the MLS statistics you include that have been showing the number of sales (i.e., demand) decreasing, and the number of listings (i.e., supply) increasing, year over year, which inevitably will result in prices coming down over time and leading more to a buyers market. The large price increases of the last couple years was clearly not sustainable over a long term, so a 'correction' down (much like the stock market does) seemed likely. But it did change fast!

    Hi Paul, be carful with "grupo del rey" a developer from Guadalajara that sold to us in "Sunset Tower" in colonia 5 de Mayo about almost 2 years ago and they are not done with the complation of the building, elevator still not working among another issues like mayor leaks and cheap material, etc. They convinced the owners to take possession of their units with lies and break promises. I believe the developer is now developing another building in Bucerias, so just FYI with this company and also with Coldwell since the sales person who was in charge to sell this project is as unprofessional as the developer.

    Many pre constructions in PV are halted since April 2023. Buyers that gave deposits or paid the units in full have no idea when or if their condos will ever be built. Pre construction is equivalent to gambling.
