    Holy $h!t, how is that even remotely legal? I"m assuming that it did have the Electrical "Final" inspection sticker viewable on the inside of the electrical panel door? Still that's BS and definitely shouldn't be legal. Thanks for sharing as I"ve never encountered that but it'd be a deal breaker if I were the potential buyer...

    Thank U … i know nothing about roofing but recently replaced my 23 yr old roof ‘n need it inspected for shoddy workmanship ‘n other issues i’m not aware of .. roofers today are like car salesmen .. can’t trust ‘em

    i’m fm North w sturdy attics & cool basement/cellars .. 🙀appalled by rickety Florida attics .. thin trusses ‘n when i almost stepped tough ceiling below put in plywood crawl through way & lighting .. imo attics reveal important clues4 future problems ‘n appalled roofers don’t even inspect them properly 🙀

    It’s cuz they don’t want you to buy it. They would prefer you walk away from the deal so they can sell the house for more to the next guy

    This is the second video I watched of yours saying a builder is telling you, and by extension, the future homeowner what you can and cannot do during a home inspection. The people signing a document saying this ok, have lost their minds.

    Can the person buying the house not take out the six screws, put the panel down, and let you walk by it? There is no way a builder would tell me I could not open that panel if I were buying the house.

    Inspect the roof. You can go through the entire roof with a snake camera.

    Just open it they’re not going to know. I’ve been an industrial and commercial electrician for some time now. Never heard of this. I’ve done residential in my free time also…crazy

    This is outrageous. New construction and will cost the homeowner in higher insurance costs. Ridiculous. Not only do not remove labels, do not paint over them.

    I know you’re a small channel and all and you probably are very qualified I have seen videos of people going in and inspecting an attic or roof and maybe they only show the worse of the worst but I’ve seen missing trusses. I’ve seen bad lumber being used. I’ve seen a lot of stuff not up to code that will cause problems and I’ve seen stuff that will 100% and you would agree would cause a leak and it could end up being relatively catastrophic damage , because they simply inspected the roof in the attic Not everyone’s perfect not all inspectors and not all builders are perfect. Everyone misses things. As somebody who would hire an inspector, what I would expect is they do a thorough job and find problems. The builder maybe just didn’t see or overlooked that would cause problems. As a consumer, my thought is they should work together and not fight with each other. If something doesn’t look right, it’s probably not right. I’m just some random guy on the Internet what do I know

    our condos just had to have deck inspections, a new california law, passed after that viral deck collapse in malibu, where a dozen people were on a balcony that failed

    Interesting channel. I'm overly-sensitive to noise from adjacent units and am curious if inspectors can make some judgement of sound isolation -- floors, ceilings, walls -- from their inspections.

    Just stick a Honeywell HPA-300 air purifier in your bedroom. Not only will it drown out the noise, but it will keep your air nice and clean.

    LOL. Quite common here in the Midwest. Builders will often put the AC condenser right next to the back porch. It's not as big a problem as you might think, as you typically have the AC off if you're doing a backyard barbeque.

    Should always do 5/8” gyp bd 1-hour firewall to underside of roof sheathing & Entire wall face separating res/garage. Seems like you are seeing a-lot of crazy things lately. Thanks for sharing.

    The Draftsman or Architect should have stressed the need for it especially with attic hvac split system. We draw 30” in the clear between trusses/rafters with ladder framing at 24”oc top and bottom using a 30” x 30” attic access. 30” min headroom is a laugh I try to get at least 5’. Think long term maintenance replacements etc

    You know why the builder can get away with that kind of potential concealment? Because of the housing shortage. If one buyer says no, there are too many lined up behind that one buyer, and they'll very likely say yes, despite that suspicious restriction. The housing market, particularly on a corporate level, is too unregulated, and thus we have all of this caveat emptor, with potential for life-ruination, going on.

    It’s a race to the bottom in terms of quality. As long as demand outstrips supply and builders call the shots on this type of shenanigans, the buyers are going to suffer. Still the wild west it seems. Thanks for the videos! You got a new sub from a fellow inspector 🫡

    The builder most likely entices buyers to use their affiliated mortgage company 99% of the time so the loan will be made allowing this POST closing inspection requirement. An independent mortgage company however would demand an independent inspection (and appraisal) before making the loan. I'm curious if someone using their own mortgage company would be prevented from buying because of the PRE closing inspection requirement of their mortgage company? Making rules that force or steer buyers to use a specific mortgage company is illegal. This sounds like fraud or damn close.

    Come to TX. We can show you some of our rental properties. People live like animals. Disgusting. Hence why they don’t get their security deposit. I mean. We deliver a clean house and expect it the same way. You should see the ones we evict for not following the lease agreement. I just feel bad for their kids who have no choice but to live in filth. Shame on parents. I no longer eat out at restaurants because I figure all the filthy tenants are likely the ones working at restaurants 😂
