Miami is not culturally diverse compared to other places I’ve been. Toronto, NYC, London, LA, Atlanta, and the DMV are all more diverse. Miami is about as diverse as Dallas.

The smart plan extension of Metro Rail Metro Rail not bus ,will be important for mobility and future tourism and bid for Olympics in Miami/South Florida region. Metro Rail expansion is key for Miami to be world class city. Ease flow of traffic , introduce congestion charges for cars driving in downtown Miami.

Because of the great tax benefits, you might want to consider buying a home you live in yourself as your primary home first. However if there are specific reasons that you do not want to do that, then there is no real reason why investing in Airbnb couldn’t be your first successful real estate investment.

Anybody thinking what will happen to traffic in brickell and downtown with so many new high rises densing up these areas? Plus, many of these new buildings have no restrictions on renting to all short term rentals like daily rentals, it will be total chaos in the buildings and on the streets. It looks like there are no urban development planners thinking about where these will take Miami.
Downtown is the most immune from traffic because it has by far the best and most varied public transportation options of any neighborhood. Once they figure out the piece that goes to and from the beach, it will check the last box to make it more complete.

Yes sir, it was thoughtfully renovated recently. Only the bathrooms have some aspects of the original finishes.
There are thousands of condos available in Florida no one wants them and one with any sense would buy them aren’t they going to be reassessed that’s even more money
Sounds like you haven’t been to Miami recently. This is a vibrant city that people love, and there is a lot of demand for condos and homes alike, both existing and new construction. And Florida as a whole is the state with the biggest population influx in the US….

this would be great… except only 120 units… come on man. Do you have to build this only for the ultra rich? You could do 300+ and still have luxury thats accessible
There are plenty of luxury condos with 300+ units. This more boutique high luxury condo residence like Mandarin Oriental in Brickell Key is very much in demand and supply is very very limited in Miami.
@@blackbookproperties umm… i know you guys know what buildings are coming online over the next few years. The overwhelming majority in prime lots near the water are almost this same model of hyper luxury large units. Then, if it is not this style its the polar opposite end of the spectrum where they do tiny units designed to be STR. Developers are failing the city. You’re highlighting the issue by looking at 1 metric “demand” for ultra rich and solving for that. So, don’t assume the people watching are stupid when you guys talk about how great this is for miami. It’s not. We’ll see minimal tax revenue from the 120 owners that we have to service in these developments and then we’re to be happy with the “exclusivity” that we don’t have access to. In exchange, another part of prime miami locked away from even above average performers indefinitely.
@@Khanfuzed1 I agree that it would be better if they could make more modest-sized or micro-units for primary homeowners. The challenge is that because of the financial requirements of pre-construction (40% down payment over the course of 2-ish years), the developers have to focus on the audiences that have that capability, which are the wealthy and or investors. It would be great if there could be a financial structure that would work for developers and end-users so that pre-construction would be more accessible to local end users, because then certainly developers would be more prone to come up with that product. By the way, that product does exist in the current market as well, but there are some neighborhoods where that is lacking for pre-construction at the moment. That said, the good news is that there is a LOT of existing product, including prime waterfront, that is relatively affordable and that end users can get access to with low down payments. If you or anyone you know wants a list of which buildings you can get into with low down payments (5-10%), just let us know. -Sep

When you “buy” a condo it’s never really yours.
Yes, ownership has its responsibilities and costs and yet it’s also rewarding. When you “buy” a car it’s never really yours. You have to pay the insurance company, the mechanic, tolls, lender, taxes, registration renewal, gas/electric, and yet it’s so satisfying! When you buy a condo, go down to use the grill, the pool, hot and cold plunge, see your landscaping done for you, and yet you never had to clean any of them or even call a vendor to take care of maintaining any of them, and then you leave for a month and not worry about someone breaking into your place because of in building security, it’s also so so satisfying!
This is all well and good.....but.... an actual example would be helpful. After financing costs, and revenue split, what , just approximately, can a person expect....even a range would be helpful. Even just breakeven might still make this a worthwhile proposition if one can use the property a lot. But none of this is addressed.

Yes, Miami is attracting more wealthy and high net worth individuals to Miami, and the demand for this kind of condo product is very high indeed.

Most of the locals cant afford this, most are priced out.
Whenever prices go up, there is certainly always a portion of the population that gets priced out.

Mandarin is obviously one of the best 5 star hotel chains in the world. Then add world class developers and you have actually the best product there is in condo world. To top it off, the location is ridiculously good. It is by far the best product of the past 10-20 years in all of Miami, and probably also the #1 project of the next 10-20 years. At the moment, how many units are sold?

@@Khanfuzed1 It actually starts at 4 i think. Also it starts at like 2300 square foot, thats a size of average usa home. Plus possibly best non beach location in all of the miami, and all made by top designers and actually mandarin hotels are ranked #1 when it comes to 5star hotel chains. This will be one of the most appreciating condos in miami.

It’s taking prime real estate and basically making it relatively low density for ultra rich part timers. Itd be great to see these people collaborating on a product that would actually benefit a larger group

That upcoming century bridge freeway expansion takes away prime building lots that'd be a better use of land
Yes, there is always a give and take. On the other hand, all the land underneath the freeway will be made into highly walkable parks and sidewalks. It will be much more attractive and pedestrian friendly than what exists today.
This is absolutely exquisite. Glad I found this channel. This building is absolutely spectacular and the location is perfect having shopped and eaten at the Bal Harbor shops more than a few times over the years.
