    Thank you for your compliment. Yes, I think about it daily. We have low supply because of high rates. Sellers don’t want to sell or can’t. While there are still a good amount of serious buyers that can afford it, because it is Seattle. So yes, it’s holding on just fine:)

    Just here to say I'm happily paying rent, not painfully 😂 My rent is $3500 and a similar house would be more than double. Renting is not always painful.

    I appreciate your opinion. The last time I rented a thing was 8 years ago. The last time I did, I rented a room in Seattle for $500; today, my clients ( some) rent rooms in their townhomes in Seattle for $1,500/month. That's crazy to me. Your rent payment will go up; I guarantee you that. My mortgage payment is locked for 30 years, and my mortgage is actually $3,900/month for a house in Bellevue. In this comparison, I'll skip the point of building equity altogether. The house I live in had appreciated too. But buying ain't for everyone:)

    Your equity would be stuck in this house so not sure how you would be able to buy a bigger house unless realtors make way more than I thought, especially now 😅 Always fun seeing how a realtor views the world 😀

    @@grantmcbride2238 I can’t speak for all realtors, but personally me, I make a lot of money😁 But also, equity doesn’t have to be stuck in a property, if there is enough of equity, I could either refinance or pull a HELOC to get the equity out of the house and I’ll pay $0 taxes on that money and will have Real Estate buy more Real Estate. And even if that doesn’t happen due to rates or any other market complications, I’ll find a way to move up, and still have you paying off my mortgage for me 😉 Owning real estate makes sense, especially in our area. But as I said, it ain’t for everyone!

    As Seattle passes more & more property tax hikes, wastes the money on programs that haven’t worked in 10+ yrs, continues to support a Seattle city council out of touch with working ppl, increasing crime, no response from the dwindling police force, I look forward to seeing an exodus from the Seattle RE market. Seattle is following Portland’s trajectory as Danny Westneat wrote in today’s Sunday Times. The house I sold last year is estimated at LESS this year. Glad I got OUT. I believe WA state (or Seattle)registered a net LOSS in population last year.

    You aren't wrong, and probably right. I completely agree with you on all the points. However, the housing shortage is so big that even IF we had a net loss in the population ( I haven't heard of that), we still won't satisfy the demand we have. Also, whoever sold last year- won a lottery!

    Sure, thing. However, the fed fund rate follows inflation, no? The higher the inflation, the higher the fund rate, and the higher the interest rates?

    How do you see this as sustainable? When wages don’t increase in line with this how do you see home prices continue to rise like this?

    Erika, I'm not an expert on wages, and neither am I an economist. I am sharing only the things I see on the ground by doing business daily and being in real estate daily. And what I see- we don't and won't have enough housing supply in our cities to satisfy a growing demand; that's a fact. There are many different complex reasons why supply is short ( I talk about these things in different videos if you have been following the channel for a while). And the demand we have, they got the funds. I can't tell you where; they have it. In the listing I recently sold ( 3 million purchase price), the buyer had put down 2 million cash, took a loan on a million dollars, and I see it in different proportions all over the place. One day it all will correct itself, but I would focus on things you can control. Your own wages, and if you can buy real estate, I would.

    I believe this is a temporary blip, an anomaly. Prices will crash. Housing is unaffordable and out of reach for too many, rising interest rates only puts housing even further out of reach for people. It will crash, it will happen fast and it will happen hard. It's just a matter of time. King/Snohomish was one of the last markets to get hit during the 2008 crash but once it got there, it crashed hard, and it crashed fast.

    I agree that many can't afford it, but you forget how many can. There is a lot of money around here, and very few homes for sale; pretty simple.

    @@IgorPechkovskyi Not everyone makes a 6 figure income in this area, except for a few industries and unless it's a pretty high 6 figure income, those individuals still can't afford to buy housing in the area. That's a problem that only another crash can correct.

    4:55 - actually, it is exactly the opposite of the truth. When bonds sell off, the interest rate on these bonds goes down. For example, the interest rate on Treasuries went up this year, because economies all over the world sell Treasuries to protect/support their own currencies.

    That's exactly what I said in a video. When stocks are going good, money leaves the bond market and interest rates decrease, and the other way around. Stocks went to a toilet this year, so the money went for the guaranteed return of treasuries to beat inflation, and that increased the mortgage interest rates. So what did I say that is the opposite of the truth?

    Our economy is the opposite that you have stated which is typical of real estate agents. Now is the worst time to buy an asset as this. It’s going to be bad and transparency as to our situation is needed

    Sure Jim, whatever you say. How do you know we are not at the bottom yet? Do you have a crystal ball? What makes you say it is the worst of times? Have you bought stocks when they crashed in March 2020? Did you time it perfectly and act? You don't have to respond.     @@IgorPechkovskyi Ive been through multiple market ups/downs since 1985. After a few, you learn what to look for. At some point this will turn around but not until we have complete capitulation follow by a flat sideways mover & yrs later we could see a sellers market. Many are expecting a "V" or "U" shape recovery which many wish for wont happen this time for many global financial reasons which doesn't make me happy in stating this as it will hurt many that didn't plan for this situation. I am praying for all of us. take care

    I bought a home 2 years ago in northwest historic Everett walking distance to the marina. 98201. I don’t see the crash so many KZreadrs are claiming. What I do see at least in the nice neighborhoods is that there are no houses for sale and when there is one for sale it reflects the information you gave. I recently sold a property in Mukilteo an I had to look through the multiple cash offers to decide who I would sell to. Great video by the way

    I complete agree with you, my friend, and thank you for your comment. Yesterday I went pending on my new construction listing in E Bellevue, 2.9 million cash. It is below what we listed it at, but still, there is plenty of money out there. This Monday, I just came back from Touring with my client two homes, one in Kenmore, and another one in Bothell, there are multiple offers on both. They are awesome homes too, and just like I said, great homes- sell.

    Whoever paid $2.9m for that house in Bellevue lost their marbles. The nicest house on the ugliest street. Not even a nice part of Bellevue.

    @@grantmcbride2238 You made me smile:) There are ten new homes have been built on three of these streets within the last year. This neighborhood is changing FAST. It is a chance for a buyer to get into the hood before it is transformed, at the beginning stages. If you want to buy a brand new home in the community that already went through the stage of transformation ( let's say Clyde Hill), you will have to pay another 1.5 million for that property today).
