Avoid moving to Wyoming period
Yes, this video is 100% accurate! A detailed description of my experience, Evanston Wyoming is by far the most affordable place I have lived. Cheap groceries as seen in the video, no state tax, and low sales tax for your non grocery merch. In addition, for renters, you can rent up to 3 story properties for under $1000 instead of +4,000. Not to mention you can save a tremendous amount of money on energy bills during the summer as A/C isn't necessary with a cool nighttime breeze of 50°off the surrounding mountains; cool nighttime air can potentially be trapped indoors in well insulated structures for ideal temperatures throughout most of the daytime. Last but not least, homeowner's insurances are actually relatively cheap in western Wyoming as significant weather events are not prevalent, maybe roof damages if left neglected during Hursh winters where snow accumulations are more rampant, those conditions maybe happen once or twice in a decade. Also, low humidity, prompting dryness, preventing mold growth indoors which means undisturbed properties can stay well preserved for many years, which is an advantage for property owners that aren't local. Anyway, there are maybe many places that seem equal, however that is just not true when taken account of an ensemble expenses. In conclusion, the contributing factors previously mentioned is just a small fraction of what makes Evanston Wyoming an affordable place to live, it has a spectacular community where you can guarantee you, the fam, as well as your personal possessions will be safe. Don't forget, if you're coming from below the winter battle zone just get use to snow accumulations that stick around for 3-7 months, varying by the year.
Quick ?. Do you have vrbo or a nice hotel in your community. My wife and I often come to Wyoming in the winter as my birthday is in December. We normally go to Jackson for the week. She is wanting to try different towns. Just doing some research to find different small towns we may visit.

Love you Carter
Hi Carter. Im a native from central/western area - LOVED Wyoming since a kid. Moved to east coast but now facing retirement, and want to move back. Not able to purchase a home. Are there rentals in Evanston? Either apartments or homes?
Yes we have a couple apartments here in town. Bear river apartments. also there is a Facebook group called Evanston Wyoming Rentals and it is a great place to also look for rentals

I think they should name Jackson Hole -- "Mini LA". Mostly rich Californians live there!!! Locals have to leave the area!! Can't afford it!!
Mini LA" now? Wow It's definitely a noticeable trend!
Worked for a gas pipeline compressor company once that had a regional office there ... when they told me summer might only last 6 weeks, I passed on a transfer.
Sorry to hear that
6 weeks is not bad, up in North Dakota in the summer we go on a picnic that day
What are the prices for rentals right now?
@@HeatherCampbell-kc7fx you can get a house for around $1200 a month. Studio apartment for around seven $800 a month.

My only time in Wyoming was a cross country trek on I-80 in the month of April and I got stuck for a day and a half from a blizzard that came sweeping down from Canada and closed the interstate
Wow, that sounds intense! April can be unpredictable out there!
1 million all day ill sell our house here in Ca.
Hi @brian3255. If you ever decide to come out, let me know if you need any recommendations.🙏
Not many contractors want to struggle to build houses in Wyoming. Logistics & weather, makes it quite difficult.
I appreciate your feedback @toddgittins5692! 💯
1 acre of land in my area avg cost is 3.2 million to 4.8 million.
Do you live in the area?
@@carterpettit1 I live in south coast OC in SoCal. We will retire there though. We love it there. Only things I’ll miss is the car scene here and surfing.

I have lived and still do, in Cheyenne Wyoming. Moved here with Mom, Dad, my Sister, a cat and two gerbils. In an old blue ford Station Wagon. Great car, but so cold on winter days. Any ways, this past winter 23-24 was pretty dry and not so cold, and not much snow. However, the Wind was the worst on record. And its still can be very windy. Mother Nature clearing her lungs. There is a old saying "If the wind would ever stop, every one in Wyoming would fall over. Its not a bad place to live, but you will have things to get used too. But I like it.
What does Wyoming wind Guage look like?
Awesome @longrider42! Thanks for sharing your thoughts.🙌💯 What’s your favorite part of living here?
@@stevemiller1517 A chain dangling from a tree branch. If its stick out straight, its a calm day. If links are snapping off the end, then its a tad windy.
@@carterpettit1 Well summer is nice, when its not raining or the wind blowing so bad. Even the Crows are walking :) If your like outdoors stuff, like hunting, fishing, camping and hiking. Wyoming is a good state. But the winters can be a tad hard. And the wind of course, there is always wind. Take care.
It would have to be almost free.
Hi @toddgittins5692. Let me know if there’s anything local that you think I should cover in future videos. 👍
Is that Nuclear Power plant they are building in Kemmerer going to be driving up the cost in a Evanston . I will be a California Refuge moving when I retire in 12 to 15 years to Idaho, Wyoming or Montana are target areas. I will not be bringing anything California with me. I'm over it here just want to live out my retirement years in peace and quiet. I'll bring good vibes and energy
Currently, we are starting to see an influx in buyers due to the plant, I’m already starting to work with employees of the plant already. It might drive up the values because of our low supply and with the new demand coming in, it could bring up housing prices.
@@carterpettit1 i better start looking at land if I am going that route. Any advise on Refuges ? Do I have to change my License plates quickly? Are the locals friendly to new owners?
Remember the vast majority of Wyoming is Desolate.
Hey @macclark4112! Do you live in the area?
Yes. Not much available. Not much being planned.
Thank you for watching 👍
This video was shot in May.

Most property owners in Wyoming, get ZERO services. That's why the taxes are low. Numbers don't lie, only the people telling them.

I looked into buying a lot to build a home in Evanston. The realtor told me they struggle to get a contractor to come to Evanston to build homes.
Hi Nathan! It's interesting that contractors don't want to build homes in Evanston. It could be due to market conditions, regulations, labor shortages, competition, or even accessibility issues. Try reaching out to local contractors, ask about specific challenges, explore incentives, or check with other realtors who might have different experiences or contacts that could help you find a willing contractor.
@@carterpettit1 I was told it is because no money to be made in Evanston. To few homes need to be built. A contractor time is better spent in SL City Utah. More money 💰 to be made in Utah
The real question is, why would go there in 1st place?
Hey @toddgittins5692! Evanston might offer unique opportunities for those willing to explore them.
If you're a retiree with enough money, you can live just about anywhere. If you're not retired, I can't see much reason moving to Wyoming in general.
Hey @alabamaal225! For retirees, the appeal might be the scenic beauty and tranquility. For others, it might be harder to find reasons to move there unless they have specific ties or opportunities.
New homes prices and the fact there was only one builder to choose from was a real deal breaker for us.
Hey @barano9729, I get where you're coming from. When you're looking for a new home, having options from different builders is key. It's important to check out all the possibilities out there to find the perfect home that fits your budget and lifestyle. If you're up for it, I can help you out and keep you in the loop on any new builders or listings popping up in the area.
Home builders in Wyoming are like Unicorns. Try and build one in these conditions and you'll know why.

Carter you need to double check your information on the BLM. The land use rules are changing with the new RMP's this includes the Right of Ways. This just happened in January 2024 and a new one is taking place right now. Also, National Forest is up next to have use changes. You need to look into it. (I live in Evanston. I'm from Green River.)
Hi @user-he1lt8ex8t! I appreciate your feedback and will improve on my future videos. Thanks!
@@carterpettit1 Enjoyed your videos but just wanted to make you aware of all the land use things going on in southwestern Wyoming and throughout Wyoming. Scott Heiner has been trying to help educate us and to hold back some of these restrictions but it's a big fight. I recommend you visit with him. He is very open to talking about so many things and a really nice man. He is a current member of the Wyoming State Legislature and very involved. I understand the fellow who commented below. Many of us in Wyoming have seen what has happened in Utah and Idaho to not only their city but to their small towns because of the people from other areas moving in and changing our home towns and home states and not always in a good way. So we cringe at the abundance of folks from those areas coming and not liking what they find here and changing it.
Breath of fresh air. those other "move to WY" videos are just real estate brochures
Hi @wayhip! It sounds like you’re thinking of relocating to the area?
@@carterpettit1 no I lived there and laugh at the ads filmed in summer on a perfectly calm day. Also when I was in HS in GR we would host events and you'd see school buses parked at the super market b/c they had no market in their home towns and so the kids' parents gave them a shopping list and a blank check to bring groceries back home.

We lived on Shady Lane and it was nothing to have a moose walk by and go stroll in the park across the street. We loved it there but work was sparse.
Awesome @MaryShmee! Thanks for sharing your experience. What else are your favorite things to do in the city?
45 guns per 1000 people, yall are slippin. Theres 955 out of 1000 people are unarmed? They should make laws against this carelesness and get it closer to 955 armed out of 1000. Slippin

Hey Carter, just want to let you know I have been enjoying your series on Evanston. Lots of good reasons to move there for me as a retiree. I'm originally from Utah but moved down here in Texas many years ago, but I'm getting ready in the next couple of years to make the move out of here. It is just too stifling hot and I miss the Uinta mountains and trout fishing. Have driven through Evanston tons of times and have always that it looked like a nice town to live it. Thanks for sharing so many great and maybe a few not so great things about the area. I'd love to know more about the local flora and fauna in the area. Thanks for all the videos on your great town !

Everyone who likes Wyoming, doesn't live here. Huuum.
Is there any diversity there ?
Hey @gregorystinette8271, Evanston has mostly been a predominantly White community, but it’s been experiencing some demographic changes over the years, like many other places.
Is there any diversity there ?
Yes there is some here. Diversity is relative form where you are coming from. thank you for watching the videos :)
@carterpettit1 / thanks for responding, but I'm looking for NO diversity. Shalom
What’a the farmers market, and local ranchers scene like
the Farmers market is in the summers on Thursdays, in the downtown area. It is a place where local growers and vendors come to sell products. As far as local ranchers, we have 3-4 big ranchers who raise cow and sheep in the area. As well as a bunch of smaller cow operations.
Thank you. We source 90+% of our food from the farmers market and local ranchers.
