Miami luxury at it's best !
Yess!!
Great!
Hi stefania great to see you, look so much happier then in new York fantastic
Thank you John
Miami is not the only city in southeast FL. I started in Miami area but there are more affordable places as I migrate more and more north over the last 12 years. I am ready to move even up to space coast for more affordable housing, better active lifestyle and more green space.
You are right, Miami is not the only city in South Florida. Where you decide to live depends on the lifestyle you want.
Pinecrest Beautiful Stefania
Thank you 🙌
🙌🙌
Yah you really sound like a new yorker
haha! what do you mean?
The issue with Miami in general is that most salaries do not compare to those of other big cities like NY, LA, and Chicago for example. Take that with massive inflation and its made Miami insanely expensive. A salary of 90k per year is pretty much a minimum if you plan to live alone in Miami.
unfortunately that's true. Hopefully salaries will match the cost of living in the near future
You are amazing :)
Thank you so much 😍
Impressive Video ! Hope you do one in West Palm Beach !
Thanks, I will add it to my list 🙌
@@stefaniamogollon 💯❤❤❤
no one presents miami as you do
Thank you 🙌
Stefania um video top , gosto muito do seu trabalho , saudaçoes do Brazil 😀😀
Thank you so much Antonio 😍
Thanks for the video Stefania, I really enjoyed the trip and it looks a fantastic place. In the future, I am going to either live there or in Fort Lauderdale and become financially free by serving others in the process. Hope you are having a great weekend and please keep up the great videos.
Please do! And I will be very happy to help you in the process of moving here.
Loved it, as always 🫶
Thank you 🙌
I love your energy. Great job.
Thank you so much
Nice tour of the grove! Well done!
Glad you enjoyed it
Clearly the cameraman is obsessed with her. He had the camera focused on her instead of showing was she’s presenting 🙄
Thank you for the feedback, I will keep this in mind for future videos
@@stefaniamogollonPersonally I think it’s shot well. The realtor sells the property, the property does not sell itself. I think she has a great personality and she does well in front of a camera - why not showcase that?
The biggest scare about Miami is hurricanes, floods, home owner's insurance, floods insurance..... The best part about Miami is, No State Tax, its people...Latino people are so Nice and simpatic...look at Stefania's Smile 😁😊😊
Thank you
Camera man needs to zoom out. She’s hot but we want to see the house too lol
Thank you for the feedback
I love your videos. Amazing property
Thank you! And this property is really amazing 😍

Gorgeous Property- gorgeous Presenter 👍
Thank you so much
Beautiful property wonderful tour 😊❤
What do you like most about this property? 😍
Hands down my favorite real estate channel on KZread after this. This is EXACTLY how a tour video should look. I’m really hoping future videos look like this! Maybe a bit longer would be great too, but otherwise, I’m genuinely blown away by this channel. Wow!
Thank you so much, I really appreciate it 🙌
Still my favourite tour video on KZread honestly.
Ha Ha. 😂😂 So affordable ❤❤.
t's true, this property is luxurious and comes with a high price tag, but there are always other options available at prices that better fit the budget.
awesome property and nice tour. Liitle bit out of my reach, though
It's a luxurious property in a highly sought-after area, which is why the price is high. However, in Miami, there are different types of properties, and their prices can be adjusted to fit your budget. Feel free to contact me whenever you'd like, and I will be happy to help you
Excelente Video La Elegancia en todo su Esplendor 🎉
Muchas gracias Alexander 🙌
Pros: no state income taxes, warm temperatures all year round, enough population to either easily blend in and be anonymous or stand out, your choice. Beaches and food are just okay, really. Most food is imported from far away, and real estate development has been whittling away agricultural land, it will soon be like Broward County. Miami usually avoids hurricane land fall, so I don't see that as a particular problem. BUT property insurance rates are determined by Statewide risks and coastal locations. So any time a hurricane makes landfall anywhere in the State, it affects insurance rates also in Miami. Yes, car insurance is also expensive due to high population density and 'different' drivers. Humidity does not bother me; I much prefer warm humidity to cold humidity which is the worst. I am bilingual English-Spanish, so that's not a problem. As an aside, I wish schools would teach Latin American Spanish instead of Spain Spanish as a practical matter; this insistence on Spain Spanish is a turnoff for many students. Outside of the Brickell skyline, Miami, like most US cities, ranges from butt-ugly to nothing special at best. Cons: Miami has become extremely expensive, now on par with New York and San Francisco by some measures; however, Miami's typical residential unit is still newer and bigger compared to older cities in the US and Europe. Traffic is bad if you have to travel by car during rush hour. But Miami still has a lot of empty space if one knows how to choose spots and times. Unfortunately most people have no choice. Luckily I bought in Miami shortly after the 2008 mortgage crisis debacle. I wouldn't buy in now. If I were to leave Miami, it would be because of high property insurance rates, and I would go somewhere inland in central Florida where the insurance knock-on effect of hurricanes hitting any developed coastal area is less. In addition, buy prices for condos and single family homes inland (e.g. Orlando area) are lower; so, overall in central Florida lower buy prices and lower ongoing maintenance expenses But most people love the beach and the sea breezes. We still have no State income taxes and warm temperatures year round. Anything less is a deal-breaker. Love Miami, love Florida!
Thanks for the summary, I'm glad you liked the video.
Hey Stefania, I sent you a message on instagram regarding moving to Miami! When you get a chance I’d love to hear back from you!
Oh thank you. What’s your IG handle?
You're too funny
Hahaha why? What made you laugh?😂
I own an auto transport company Bigfella Auto Express. Do you currently work with any transportation companies for your clients? Would love to network.
That is amazing, let's connect
I live in queens, but i am becoming a real estate investor soon. Let me guess. You probably stayed in Astoria or L.I.C?😊
You nailed it! 😅
@@stefaniamogollonja ja😂. I love those areas, pero the transit infrastructure needs to increase. The 7/ N and E trains are being stretched to the max
I said the same thing. I love LIC especially Hunter’s Point but it is pricey.
@@locks4 I used to have to walk from Gantry to the E. 😅
@@strawberriesncandii thats good exercise😂
Dallas is getting expensive but Miami got better jobs specially if you rideshare food delivery and hospitality and tourism
Correct!
Awesome!!
Thanks!
Thanks Stefania for this update. Really interesting to hear your analysis from France. It sounds good for me even it is a bit too early, I keep an eye on single family market for next year. 👍👍
Thank you so much for your support. Please send me a Whatsaap so can I can send you more info on the specific neighborhood you are looking at +1 305 600 9602
What about the housing bubble bursting and the collapse in home pricing? Any comment?
THANK YOU!!!!!!
Love this video. Wish you much success
Thank you! You too!
Miami too expensive Fake instagram life
It's true, the cost of living in Miami is high, but we have jobs that pay quite well.
