Key is cashflow. I'm sceptical of the tenant quality for inner city properties. Invoicing R9k and collecting the actual rental are two different things. Rather focus on areas with good quality tenants and put in the right amount of equity at inception. If you don't know what you are doing inner city properties are money pits.
I see this is a year old already, funny enough i have never heard anyone speaking this good about Spruitsig Park, am an agent in the city. The agency i work for recently got a management contract for Spruitsig Park so yea we are the managing agents and we have few Properties in the market, going from R250 000

In 2019 i was scammed by a guy from eastrand i was doing it the agreement said you will get your ROI yearly when my year arrived i went to the office they have moved out without notice i lost all my money.

Surely it cannot be legal to convert these apartments into 6 bedroom units? Town planning was done with 3 bedroom and x amount of occupants in mind, not 6 bedrooms and 12+ people per unit. No wonder infrastructure is not coping! Thats how buildings burn down and collapse!
PTA CBD is an absolute headache for any type of investment, from drug lords, hijackings, tenants squatting etc etc. I would not advise anyone to invest here, unless you want to be a slum lord dealing with headaches, sure you can make money if you know how to deal non-legally with nefarious tenants then sure, you can make some money, but if you are a normal person I'd rather get an apartment/townhouse at double the price with no headache.

I love how the even the old architectural design buildings in Pretoria are still intact and kept clean unlike in Hillbrow which has a lot of dilapitated buildings.
