    If you dont want the prices of homes to go up, then tell sellers to keep their prices lower. If you dont take more then others offer, the price will stay lower.

    Grants Pass is great! I live in East Medford, born in Ashland, but I've taken so many sabbaticals in Grants Pass, and a Wild River Inn honey moon with Courtney E. Silverman(the inn sold me a freshwater pearl necklace as a gift for her,) that I've spent over a year of my life in Grants Pass living, talking, recreating, and working with locals(empty bowls project) so I can say with education that Grants Pass is the most charming Riverside town in Oregon when it comes to my personal preferences; There are many great, quaint, and magical riverside towns in Oregon. The people of Grants Pass are of a freedom-loving, Libertarian character. The town is thriving and is distinguished by a town center with a handsome number of forest parks, and trees amid the roads and development(which is an idea I advocate to oxygenate urban environments,) the heart of Grants Pass is barely in town but in the vast settled home and community sprawl that extends far out into the woods of Oregon.

    Yes anywhere in Oregon is safe and beautiful. Of course everywhere has ass holes but it's not bad here.

    GP and Medford are unique in the sense they are both 30 minutes from each other. Often times people from the Bay Area move here and find that very attractive because travel to and from work is usually an hour so to live in GP and work in Medford is no big deal to some. But they are also unique in that it’s a central hub and within a 1-3 hour drive of something special, Oregon coast, big red wood trees, crater lake, umpqua forest with the tokotee and Watson falls, OU ducks. Medford is turning more and more into California with the types of shops you would find in the Bay Area in time. Also the differences between GP and Medford is truthfully also the people. GP is more of a Small town feel that’s surrounded by small town communities of Merlin, Williams and the applegate. Medford has more of that 100k population city feel and with that less of a small town feel. Small towns tend to be more friendly and bigger cities less friendly. GP also has a lot of families and businesses that’s been here for many decades, they have roots and foundations, hence the small town feel, but not quite the small town feel you get of small Oregon coastal towns if that makes sense. Often times when I had friends from LA come visit to GP they would come back shocked that random people in the store or the cashier acknowledged them or said hello. I mean GP isn’t Georgia southern hospitality by any means but that gives you an idea of what this community is like.

    I've lived in GP my whole life, I've always loved the fact that I could just go on a drive for a few hours and either see something I've never seen before on a backroad, or just see the beautiful sights. 2 hours from California, 2 hours from the coast, 2 hours from Autzen stadium, etc. Also, subscribed. The wife and I just bought our first house almost a year ago, but next time we are in the market I will definitely suggest you guys.

    Dude same bro I'm 33 and have lived in GP since 11 for the most part. The 3 rivers so close to us makes the summers so fun if you like rafting or just river time on the illys or the Applegate but the rogue is great for rafting.

    Overall a good overview. Persons moving to Josephine County should be advised that law enforcement outside Grants Pass (the only incorporated municipality in the county) is extremely limited. The property tax rate is one of the lowest in the state (always vying with Curry County for the lowest), but the cost of that "savings" can be astronomical if you are the victim of a property crime or some types of violent crime. There is essentially zero enforcement for these crimes, and you will get zero investigation, no matter how much your loss is. I did investigations in this county for over thirty years. Be forewarned: if you live in the county, you are on your own.

    #6 the Marijuana harvest in the fall will ruin you fall drive, it's horrible. KZread homeless in Portland and Medford. Be careful they could put a tiny homeless camp in your neighborhood.

    Also the pay for jobs around here is abysmal. Don’t plan on making more than $18 an hour. Also rent costs as much as it does in Portland. A 1 bedroom apartment is gonna run ya $1200 a month in Medford, $2400 in ashland. Cost of living is not affordable here anymore and employers are not paying. Also, the homeless are a huge issue. You can’t go to parks or enjoy the greenway. It’s no different in grants pass to ashland. Folks are getting stabbed, robbed, and otherwise assaulted on the daily. Moved here 10 years ago and I would honestly rethink that move knowing what I do now. Stick to central or northern Oregon if you’re moving out this way.

    You forgot to mention Portland, Seattle , Tacoma and Salem all sent a large portion their homeless population down here during the Pandemic 2020. There is now trash covering the Streets and the main Park in Grants Pass was just closed for 3 weeks due to the amouth of Death and murders from the Fentanyl crisis that is Riddling the Nation.There is an overdose death every single day that is not being reported.

    I lived in the Rogue Valley for almost forty years. Back in the 80's Grants Pass was a wasteland with nothing to do and little to offer other than very cheap land and living expense. Today, the downtown is thriving, with plenty of shops and great restaurants including some cultural foods ( the Cuban restaurant is excellent). There's also live music most weekends, and don't miss the Saturday Farmers Markets supplied by the best farmers from the Applegate Valley. That said, Medford had gone in the opposite direction. It was starting to develop a lively downtown and night life, and then the lockdowns destroyed everything. Homelessness and tweakers are everywhere. Even the Farmers Market is suffering from these issues. There are still some good places to go, but in general I believe Grants Pass has surpassed Medford as the city of choice in the Rogue Valley and more people are realizing this and driving up home and property values, but it's still relatively affordable.

    Always loved southern Oregon when visiting family. Hoping to move there in the next few years. I do hear there is a big problem with crime and homelessness, hope it's not as bad as some videos make it out to be

    Great town. We visited in the end of April. We spent the day at a cousin's house on the northeast side. We can see the 5 above. We are trying to decide where to retire in 4 or 5 years and Grants Pass looked really good. All of southern Oregon looked good with a lot of snow at the end of April.

    This is great! No ONE has done what Tina has done over the years. Not only does she handle the helm magnificently, but with the growth to 1450+/- members she has still managed to excel in the industry.     We are moving to Grants Pass in a few weeks, the house is closing soon and we are very excited to move there. In our experiences so far, everyone there has been very nice. It feels , to us, like home. I do have to say that everyone that we have worked with that are a part of the Bifano team ,in one way or another, has been a joy to work with. Looking forward to being a part of Grants Pass!!!!!!
