    Many years ago we did, however it proved to be 5% of our income but 95% of time. With the introduction of the new rental laws in Spain most agencies have walked away from the rental side of the business as the law offers protection to tenants and not landlords. The intention of the law is great, however it has inadvertently forced up the cost of rentals due to demand outstripping supply now....... the opposite of what the law intended. Renting in the Hondon area now is very difficult.

As an SEO expert, I understand your videos are not SEO properly Basically, due to not doing SEO, your video does not reach a worldwide audience, due to which the video does not get views, likes, comments, and subscribers to the channel. As an SEO expert, I suggest you SEO your videos properly then your channel will improve a lot. Why are you not solving these problems? Your channel is not progressing due to these issues.

    I could see it: living upstairs, ENTERTAINMENT downstairs. Enough space to have a home cinema, games room, fitness, and a small corner as extra accommodation for guests. Having too many bedrooms just means you won't have any privacy anyway, as your group of 'friends' would keep growing. So put the space to good use for yourself instead, that's how I feel.

    Hi Steven. Great update. One thing you did not touch on was heating water. Are you using your solar system to run the boiler or do you have a separate solar water heater?

    Hi Magnus, we are actually connected to mains gas. Our water is heated by a gas boiler that also runs the central heating system. In truth we could heat with the aircon units if needed.

    thanks steven, as a couple from scotland looking to retire to spain in the next 5 years your tmt videos have have been invaluable. this one has been particularly helpful, looking across various real estate agents you almost never see anything other than a price, never any indication of whether that is a guide price, offers over or any off the other uk terms. would you say that we should budget for 10-15% more than the displayed price, or is it generally around the advertised price? does it vary much? many thanks.

    Good morning....... There are no fixed and fast rukles regarding pricingf in Spain. I would suggest that Guide Price is the most similar to what you would expect in the UK. We know the value of the villas, what similar villas have sold for and if this one is plus or minus in comparison. Nobody prices by cost per m2 unless buying an apartment in a city as in our location no two properties are identical. Experience and knowledge are the main factor in determining the price. For many years it was a buyers market and offers were accepted but much less so now. So far this year, all but one sales have been for asking price.     good to see you're getting more videos out there. I'm subscribed to your channel but lately I hardly got any recommendations from KZread. But the last few days there have been a couple. However, they are always so short! It would really be nice if you did a walkthrough like many other channels do. The way you show us only a few seconds of a room, and don't show how the rooms are connected by walking us through, it's more or less useless (sorry!). A 10 minute videos should be manageable, no? Anyway, thanks for the effort.

    Good evening, thank you for your constructive comments. Unfortunately when we have done walk-through videos we have received comments from Client saying that they do not enjoy them as much as the standard video. It is difficult to engage all clients as everybody has differing requirements. The videos are not designed as AC all and are there to encourage potential clients to make a viewing at the property whilst still giving more information than standard photographs. The issue with longer videos is the simple time required in order to edit them. Including visiting the property speaking with the clients, taking the photos and video editing, writing the description has taken over six hours today. To produce an edit a 10 minute video would not be an efficient use of our time, as we are only a small agency. We do appreciate your time in contacting us and if applicable we will try and produce a walk-through video, however, at the moment we are producing videos for our website, KZread, Instagram and TikTok, and are spending as much time on social media as we are selling Properties. :) Regarding recommendations from KZread, you should follow our Facebook page or subscribe to our Property alerts on our websites, and then you will be informed the moments any new properties are added to our portfolio.

    Thanks for the great video. I have a question. I want to buy a house built in 1968. It has abandoned for 10 years now. The area is located inside a National Park. I was told by local ayudamineto that I will be allowed to restore the house to a living conditions, without any additions or subtractions to the house, but because it is in the National park region, I will not be able to get a Certificate of Habitation because the electricity and water has been disconnected. And to reconnect it again, I would need to provide the utility companies this same Certificate which I cannot get. (ridiculous). What if I setup an off grid Solar panel autonomous electricity in the house and a reservoir water system with a pump, to bring the home to a living standard, and ask for the engineer to inspect it to receive this certificate? If off grid electricity and water system sufficient to prove that the house is in fact habitable?

    Good morning....... this is a really tricky situation as the house sounds like it was built illegally without licence. The certificate is normally given to the original builder to confirm that the property was constructed in line with all the building codes applicable at the time (which cannot be determined at your villa) and then renewed each 10 years or when you come to sell the property. Even though you may go "off-grid" with solar and deposito water it will probably not be enough to obtain the certificate. You will most likely also have to fit a new sealed unit septic tank as well (Approved models only). There are also other factors that will determine if you will receive the documents like the plot size and where you are in Spain as each autonomous region will have slightly different rules. My two thoughts are: 1. Use the services of a lawyer who specialises in rustic property and has knowledge of the town-hall you are dealing with. 2. Ask yourself: a. Why has nobody purchased this property before and b. If I do buy this property and do all the work....... how easy will it be to sell it again if you needed to? At all points you need to have your sceptical head on and personally as an agent I would not even list a property like this for sale. Be careful and remember if it is too good to be true......

    Thank you for your quick response. We're not planning to sell the house, so if we never get this certificate, would the local town give us trouble if we live in that house with autonomous utilities (Off the grid) since we bought it outright? @@StevenatHondonValleyHomes

    @@FriendFlicks These are really questions you need to be asking your lawyer. They will look at all the documents from the land registry, catastral and local town hall to ensure there are no debts, fines, infractions and demolishion orders on the property. If they tell you the property is good to buy then you need to take their word for it. Choose your lawyer carefully and have them independent of the vendor.

    This was filmed very quickly during a viewing. I had 3 minutes available to me. The weather was not good enough in order to do one of our normal videos. This is simply a temporary video and will be replaced as soon as we have enough time and blue sky to film and edit the video.

    Excellent video Steven, very interesting, we have had a similar experience, not with who you used, but we had to change from one supplier to another to made over a dozen changes to our set up, wasn’t registered, weren’t on a feed in tarrif, but is now, working well, using Victron energy 6kwh inverters (2 x 3kwh) and a 10kw lithium battery. Bills are now next to nothing at last😊

    A very useful vid. The problem when getting quotations for solar is that there are many apples and oranges. You can get several quotations wildly differing, hard to compare because the specifications are different. I know a lot about solar systems; I'm happy to help people decipher their quotations and work out which really would be best. I'm not selling anything installing, just advice if needed.

    Hi Jason, thank you for your message. In December and January you can have beautiful days of 25'c and you can have cold overcast days of 8-10'c. If I was to average I would say mid to high teens. It never gets bitter cold like northern Europe and most people feel cold because they still have shorts and T-shirts on !!!! I would say Feb-April is the winter here and March is normally the wet month.

    Hi, I guess if you use chrome you can translate it using the browser by right clicking. You can also obtain from a main post office as well. Locally, Aspe is the nearest post office that give out the stickers. You need to take all your driving documents with you though. Steven

    Not sure. We are an 8 hour drive from the border. I guess if you buy in an area with good internet you can use iptv.

    @Steven Bromley I was trying to tune the tv into uk stations while in Portugal but had no luck. It would of been possible if I had a sat finder and was able to move the dish but I might of got shouted at for that lol 😆 😅

    @@davidhenderson9197 firstly, the satellite dish would need to be pointing as a satellite that is transmitting UKTV. It could be pointing at a satellite this is transmitting TV from other European countries. I think you are better asking this question to one of the many forums dedicated to expats living in Portugal. I feel this is the best Avenue to get the answers you’re looking for.

    I'm already comparing regions to retire to in 6 years. Something that comes up frequently is that modern amenities sometimes aren't very good in inland Spain. Things like decent electrics, water mains, sewer mains (can you at least throw toilet paper in the WC?), post delivered to your doorstep... Things we don't think about because it's been a given our entire lives, but in inland Spain it's often not the case. I saw videos of houses that barely get enough electricity to run a fridge on, water mains that are cut whenever a dry period comes along, garbage not being collected weekly (or at all),... I recently 'discovered' the beautiful Hondon Valley through your wonderful videos, and it's certainly on my short list. So could you answer me, or even better, make a video about what's good (or bad) concerning modern amenities in Hondon Valley? And how you solve the bad things? Thanks. Just liked and subscribed!!!

    Hi....... I am not sure which areas you are looking at but not really an issue here. Of course every once in a while the water can go off or electric for maintenance etc, but no ongoing issues. We have 1000mbps wifi internet, drinking or farm water depending on how close to the village or water supplies you are. Urban villas all have drains and rustic will have septic tanks. There are no issues with loo paper here..... I think it is Greece that has this problem. Electrics...... most villas have 5.75kw supply, however increasing numbers (ourselves included) are installing solar system to take advantage of the sunshine. With post..... we have a postbox for letters and all parcels come to the door. We have Amazon prime deliveries 7 days a week and they normally come 24/48hrs maximum after ordering on Prime....... I think that answers most of your points but you are welcome to drop me a line if you have any more questions: [email protected]

I guess you will need planning permission to install them, but I guess the chance of that being refused is very small? Also, can 3-fase electricity be connected in the houses (would be better for charging an EV) and are there EV charging stations in the neighborhood? Thanks.

Many people have electric cars now and home chargers are easily available and charging stations are popping up all over the place..... we will be getting one in the village any day now.

    Hi Steve thanks for putting this up we are retiring from Ireland in October and I have looked at properties in most of the areas we have a budget of 300k our only concern is the weather in these areas and judging by some of the forums you get a similar winter ,snow ,frost etc. But in ireland we get it for 9 months of the year.we love the rural aspect of tge hondon valley as we live in a similar aspect in a famous area called the Hill of Tara, worth a google / visit. Perhaps we are wrong and you could advise Regards William and Arlaine

    Hi William and Arlaine, I have lived in the Hondón Valley since 2006 and we have had proper snow once and the whole of Spain had it. Please do not think you will need skis or snow boots to live here. I would estimate we are a couple of degrees cooler than the coast, but if it is 40° on the coast and 38 here, I think it makes little difference or in the winter. If it is on the coldest day, 10° on the coast and 8° here, again little difference. Normally you feel the cold because you’re wearing shorts and a T-shirt in February.

    @@StevenatHondonValleyHomes I'm struggling to decide where to live. Last year I lived in Alcossebre. Loved it and had an Aux position at the elementary school. I can't decide between a piso in Valencia, or a country home with animals and a little farming. Maybe a rescue horse, some dogs, and fruit trees/vegetable garden.

    Hi Ken...... Its sold already and we could have sold it many times over. Two clients bidding for it. The location is perfect, 5 minutes from the village, 30 minutes from the airport and coast, 15 minutes to the big cities, 1000mbps internet, multi-lingual medical, village full of shops,bars and restaurants. perhaps you should come and have a look and see for yourself.

    Hi Steven. Will you at all be doing the follow up on the solar episode? Can you give us the specs like total panel wattage..are you running did you run AC off it last summer? Did your issues get resolved with the installer?

    Hi Magnus..... We will be planning to do an update but not scheduled to episode 150. The issues are still not 100% resolved however today we have had a very friendly and knowledgable engineer from the company here for 4 hours and all is much better, however still a few gremlins but nothing serious and we have even in the winter been enjoying much smaller bills than we would have expected. Our system is 16x440w panels, 6kw inverter and 15kw of batteries with a cut off box (all Huawai). It is called a hybrid system as it is still connected to the mains but allows us to run independently unless we need more power than the panels or batteries can supply.

Wow..7kw of panels... can't imagine even with the pool system running, AC on, washing machine on, and couple of cakes in the oven you coming close to the panel output potential .. even on a semi-cloudy day ... on a sunny day you are only 2-3 hrs fully charging your batteries ..... unless.. you are running an EV car off it also 🧐. Why 7kw? Can you run you the house winter heating also off the batteries?

    Hi…… there are several things to consider. You need to purchase the equipment required (computers, sensors etc.) as well as have them fitted and you also have to take into account if you have a small pump house that it’s may not be possible to fit, in which case you may need to have a new pump house built which would bump up the cost considerably. A client was quoted 1500€ some years ago however if you need to build a new building it will be 3 times the price.
