Stunningly beautiful, but Grace Cathedral's bells toll every hour on the hour. I can't imagine the bedroom being right across the street and trying to get some sleep.
What floor is it on and is there an elevator?

This is a very spacious one bedroom! So beautiful and I love that it has so many original architectural features.

I’ll have to look back at the video to check to see if I didn’t mention the price; normally I do that at the end of the video. However, it’s in the title and thumbnail if you’re interested: $5,995,000

SF was great but now the homelessness and crime waves are getting worse, plus great stores are closing down gradually ☹
@TiberiusEmpire - thanks for your comment! You’re right, San Francisco - like most cities - has definitely been impacted by increased homelessness and crime in the last few years. However, I can honestly say that it has improved significantly in the last year. There are isolated areas that are still a problem, of course, but I have noticed improvements including new stores (like the new IKEA) opening. Let’s hope it continues to get better!❤️🩹
I want an equivalent pied-a-terre in Paris that will remind me of San Francisco!! I want a view of Notre Dame or Sacre Coeur that will remind me of either the old or new St. Mary's Cathedrals! ;-) Really a nice space but a little tight in some of the rooms. How do they move a new fridge or piano into the 5th floor?
@mylesgarcia4625 - thanks for your comment and what a great perspective! You’re right, this space isn’t huge. The hallways and stairwell are quite wide, however, so you could most likely get a refrigerator up there. A piano is a different story though…

I live in NYC. This apartment resembles many pre-war NYC apartments. It is rare to find architecture and original cabinetry. If this is a co-op/condo, what restrictions/limitations are there? During the tour, I was renovating in my head. In NY, everything must be co-op/condo board approved to make sure you are not changing the structure of the building.
Hi @jkhegarty857 - thanks for your comment. You’re right, this is a condo. Similar to in NY, any modifications to the structure must be approved by the HOA. Every HOA is different, with some more amenable to changes than others. This unit is a good example of this; it may be hard to tell from the video, but it appeared that the bathroom had another door that led to the hallway, which was at some point sealed off. There’s another unit in this building that remodeled the large hallway closet into a half bath as well.
@tonyknott17 Hi Tony!! 👋 Thank you very much for your updates and info. In regards to the bathroom with a hallway entrance & not the bedroom, that was EXACTLY the reno I was visualizing. Also, the kitchen layout is a little small. I was visualizing that little nook/pantry by extending it into more of the kitchen layout. But then again, there goes that unique "original" cabinetry that offers so much charm. Just dreaming. I, live in a prewar co-op. Reno'd my kitchen & BR. Broke my heart to tear away the original charm, but the rooms are updated & offer a fresh look. All the best!! 😊
For the amount of commission that you are probably going to get for this property, it would be worth your while to learn how to shoot these videos without giving the viewer nausea from the shaky camera. Or better, yet, shell out a few bucks for a professional videographer.

A bit pricey considering that you have to share the unit. I would rather have my privacy. The crime and homelessness in the City deters a lot of perspective buyers. Parking is another issue that needs to be considered.

@Mleencihols - no parking in the unit, but it does have a parking space in a lot about 1/2 block away
The backyard is not that big! I can’t believe what people pay in CA. for such small spaces. It’s crazy! And then 400$ more for HOA!
@cathywhite169 - thanks for commenting. You’re right, the backyard is not that big. In fact, there are very few properties in San Francisco with large yards. It’s just the way the city was built out over a hundred years ago. $400 HOA is pretty typical in San Francisco.

It is on the small side, but definitely not a studio.

If the room doesn't have a closet it cannot be considered a bedroom.
Hi @ron4501 - thanks for the comment. Actually, that’s a myth. Technically, for a room to be considered a bedroom, it must have an area of at least 100 square feet, have a window or door leading outside, and at least 50% of the room have a ceiling height of more than 7 feet.

@@tonyknott17 i always dreamt of moving to San Francisco but i have roots on the East Coast so i most likely will never move there. I think videos related to neighborhoods and what each neighborhood offers will help your clients see why buying this property in this neighborhood will be a great find. I enjoyed seeing videos of property including new construction. As someone who visited San Francisco once i was always curious about different neighborhoods. I think having an extra video linked to a property video which highlights just the neighborhoods and its offering will make potential buyers get excited about buying a property based on its location. Hope this helps!

@Veej77 - thanks for your comment and you’re absolutely right. Having an outdoor space in the City is such a benefit. Especially if it’s in a neighborhood where there’s not a park within a short walk.
Little is fine!! Vancouver is also getting insane for home prices - huge understatement!! To get into this fabulous area would be worth the cost!!

Are wood burning fireplaces allowed in San Francisco?
Hi @boopers1962 - thanks for your question. Yes, wood burning fireplaces are allowed. The only time it is illegal to burn wood in an indoor fireplace (or outdoors, such as an outdoor fire pit or bonfire) is on any day the Air District puts out a "Spare the Air" alert. This typically happens when there is high particulate matter in the air. Hope that's helpful!

$1.4 million...unbelievable. When I lived in S.F. in the 80s, you could rent that $800 a month, probably buy it for $150k.

Lovely apartment; the modern ones lose esthetics, but O, all that storage! The dooms seem really large. This place is priced just about the same as our itty bitty sgl fam house in San Diego County.
Hi @jeannerogers7085, thanks for your comment! I agree many modern buildings don't have the same charm as the older ones, but the tradeoff is they often don't have as many issues beneath the surface. This condo was special; it was a top-floor unit, so it had skylights in addition to the large windows, so was really sunny and bright. Plus, lots of storage space, as you mentioned. What part of San Diego do you live in?
Love this apartment. Go past it all the time on the bus. The only thing I would change is the bathroom. That tile is hideous. The shallow cupboard in the kitchen probably once held a pull-down ironing board. I still have one in my apartment. Too bad there's no elevator, which is probably why the price isn't higher. By the way, the water is more than "a few blocks away" but it's a quick trip by bus or cable car.
@kirahastings9900 - thanks for commenting! Many people came to see this unit when it was on the market, because they always admired the building’s exterior. I agree about the cupboard and yes, the tile seems out of place for this aesthetic.

Nice unit. Is that parking included in the cost of the unit? That spot is worth 100k by itself. And it is an excellent location.
@ChrisGrande - thanks for your comment. Yes, parking included, and your exactly right about the value of parking there. Extremely well-priced unit on Russian Hill. 1/2 block from Polk St. I sold this to a client of mine - we close next week. Multiple offer situation.

@@tonyknott17i live here in Stockton not to far from San Francisco my 1 bedrooms apartment is only 1100 a month that includes free water and trash its much cheaper to live here in Stockton than to live in that filthy disgusting city called San Francisco full of drug addicted and homeless people

I've lived here for 10 years and I love it. I'm pretty sure Cole Valley is named for Richard Beverly Cole, a member of the Board of Supervisors and the Outside Lands Committee.

@abstracts_ Thanks for your comment/question. Like any urban city, San Francisco has parts which you would probably want to avoid. Primarily this would be the Tenderloin and parts of SOMA. The violent crime rate is violent crime rate is lower in San Francisco than other cities like New Orleans, New York City, Las Vegas, and Los Angeles.
Beautiful condo. Across from gorgeous Grace Cathedral too. Nob Hill is 💜💙💚.

I would combine the den and closet and make a wonderful office.
